I bet you don’t see many of those furnaces in your area. The secondary has a known defect that caused a settlement program called the Carrier/Bryant Trade-in Allowance. You can find the literature online that explains the program.

Absolute right call Curtis because there was a fire and do to the lack of proper mainranamce with filters the gas furnace must be replaced period. If they refuse to do it the property manager is only making the risk of another fire to that unit. And Curtis of they give you the replacement all the ductwork and gas pipe work must be checked and deemed safe by you.

Good call. Not all rental complexes are like this, but these situations are usually found in rental complexes. Also, when they find someone willing to do shady work, they will keep calling you for new work. That can be enticing to the new guys, just starting out, that are desperate for customers. Don't allow yourself to get caught up in it.
Yes on meter. You have to go find the cluster. It will have all them in one spot. 20 apartments 20 meters. That's when they had to check the meter, most have the radio meters now so they cut jobs and don't need meter readers. On a few technicians.
That thing was old enough it probably had its heat exchanger replaced, but it's probably already shot. Anyone that ever comes across these carrier Bryant's, don't waste your time on anything, pull the blower and check that secondary, any rust on it, it's done. Save yourselves the time, don't fix a compromised furnace.

I was having problems like this in a condo I was renting, where the maintenance crew was doing everything themselves also. The problem I was having was the AC never cooled the condo. It would never cool below 90 degrees when it was 95 outside. After having the maintenance crew come out for a 3rd time, I had to call out a HVAC company myself to have it fixed. I figured, enough is enough. I told the condo company they could kiss "my" a** ,after it was fixed. They, at first, wouldn't reimburse me for the work that had been done. So, I told them, " fine, I'll just put my rent in an escrow account until you reimburse me". They then changed their minds rather quickly. It's just a shame that you have to do this in order to get something repaired these days.
How odd was it that the filter was on the dead side of the cabinet . It’s quite likely the heat exchanger is cracked as well, these units had an issue with heat exchangers. Thanks for sharing Curtis you were smart to pass on this one.👍🇨🇦
Those units are covered by a class action lawsuit due to secondary heat exchanger failure. Pull the blower and if there's corrosion on the secondary heat exchanger it's shot
When I first started in this field and got my feet under me as a service technician primarily I learned really quick to stick to your guns. I wouldn’t have fixed this. Too much liability and future headaches.
Never glue the intake air pipe to air inlet box , that’s held in place with a sheet metal screw. That air box needs to be able to come off so you can access the HSI without breaking it.
Just a general question, what do you do when you come across an R22 system that is still in good shape but needs a charge adjustment or minor leak repaired. I don’t see R22 on your truck.

There is no way I would have worked on that, everything was filthy like it had not been serviced in years. by the time it was repaired the way I’d would feel it was safe to operate cost would have exceeded replacement. Can you imagine what would have come out of the ducts if you got the blower working? I don’t blame you a bit.
Rudd and Rheem energize the reversing valve in heat instead of cool like every other unit *that I know of* so it needs to be on B and there’s probably a setting within the thermostat for that. That or a switch on the back.

At that age, with an uncertain gas connection, obvious existing problems, that did look like a bigger headache than it was worth, not to mention a potential liability. You'd never know if it were truly fixed. I'm not going to second-guess your call on this one for a moment.
In my area, an individual gas feed to an apartment with a central meter must include a device that shows the flow of gas. This device must be within view of whoever is turning on the gas. That gas was, more than likely turned off by the fire department and should only be turned on in the presence of inspectors with equipment that detects gas inside the building.

I had a 1987 Bryant 90+% replaced in 2017. Still ran good but it was primarily a/c air and also supplemental heat to a steam system. Good unit.

Leave the intake PVC unglued. Makes it easier to get to flame sensor or ignitor

You could also be having a defrost problem but that’s a good place to start.

R-22 is very expensive there are a few refrigerants to replace r22 with..like ak. R-438A
