I am not sure what state you are in but with the rising cost of housing here in NC, I think what you are doing will be the next wave of smart living sort of like the van life movement for people who want a more economic living option but want to stay stationary.
I am a single gal and have been living in a trailer for the last 17 years, 12' X 55' from 1977. I am in Illinois too, so you need to prepare that thing for the Winter. Your furnace is a Coleman which is the common one for trailers. The door looks clean and there will be a manufacturing date on it with the model #. Mine is 20 years old and still works fine. Your windows look very thin, and the heat will go right out of them and your furnace will come on every 2 minutes. You will need a really good space heater that you can keep by you to stay warm so that the furnace does not keep coming on. The problem is your fuse box. Very old and will need to be updated, I had to do that 5 years ago when my breaker box just shut off all power when it blew a breaker. Cost me $1,000 to get a new box. You do not need a full-sized stove in the kitchen for just yourself. My kitchen is a 12' X 10', so getting rid of my stove gave me more room. I have a toaster oven and a countertop oven that work for me. For cooking, I use a single burner cooktop, that I can tuck away when I am finished. You will love having your own place that you can fix up exactly as you want that you could not do while renting.
I bought a rat infested, water damaged 600sq ft home when I was 19. Worked hard, learned a lot. Four rehabs and 30 years later I do not regret by first home, it was a great experience. You can do it!!!
While its exciting to want to start fixing up the inside, start with your roof and windows, getting them sealed up/repaired. Lots of videos to watch and mobile home parts supply warehouses to find cheaper doors, windows, sinks, electrical supplies, etc...Looking forward to see what you do with it.

Congratulations I just brought a double wide home with 5 rural acres for 60K cash from my great uncle im almost finished renovating im a 28yr old black man its been a journey working on my home but god pushed me through! & I should be finished before the end of the month i been renovating for 6 months on a serious budget I wish I would’ve started a channel showing the home and its condition before and after 🤦🏽♂️😂 but ayy congrats to you keep grinding n giving updates I will support your channel 100 percent 💪🏾
I highly recommend a full renovation. New wiring, plumbing, floors right down to the frame, new insulation, sheetrock, lighting, appliances, new insulated windows, new metal roof. You'll spend between $25k to $40k but it will be worth it. You could possibly have it paid off in a very short time and then be monthly debt free. I did the exact same thing you're about to do and believe me it is 100% worth it. I am now debt free. Only thing I have to worry about now is insurance & property taxes.

The sink is in excellent condition.....you could replace the plumbing part of it....the metal drain in the sink. The sink itself please keep it! It's super cool.
@@kioflife, mix a capful of 3% peroxide with a cup of Grease Lightning. Leave on for a few minutes and it should be good! Gets welding fingerprints off a white fridge, so whatever is on there shouldn't be a problem.
Cute! The kitchen sink might be fine, needs to be cleaned obviously. I think you will need to replace the drain (and the plumbing), which is what looked scary and gross. Love the built in dresser & desk/vanity! Those are the details that will keep that vintage look, even if you renovate the walls and flooring. I can't wait to come back later and see what you are doing with it.
I had an older MH back in the 80s, when I was married to my first husband. Both of my kids were babies, a year and a day apart. Two cribs fit back to back. The dresser was built in and I loved that! My dad wallpapered the paneling with cute paper and it turned out adorable. I’m divorced, and living in a new one now, which needs work, like the kitchen subfloor needs replaced. I’d love to be able to figure out how to do it myself! Be sure you add some kind of mesh wire around the bottom, otherwise squirrels or other critters could mess up any insulation underneath. I have white brick around mine, but mesh wire behind it, and 2 access doors made with wood and mesh. Can’t wait to see your progress!
@@kioflife it really was! The kitchen cabinets had a line routed around the front, like a border, so I got a little copper color metallic paint, and painted it. It looked so good! Enjoy the renovation!
I ❤ this home!!! My first home was a 10x 50 trailer!!! I loved it!! It was a two bedroom. One in the front and the 2nd bedroom was in the back. Living room and kitchen then bathroom. As with yours the dressers were built in in each bedroom. My favorite!!! The bedrooms were so small only a full size bed fit, barely!!! The back bedroom held a crib. Not much room. I was a single mom and I paid $160 a month for it. It was made so solid!!! Plus it was very well insulated and so warm in the winter!! Michigan girl here!! We lived in that place for a year and a half. I wish I could find one again like it!!! Once again I love your home and can’t wait to see what you do next to it!!!
I live in rented in the UK and prices are sky rocketing! We dont tend to have RV or Mobile home sites like you do in the US, but I wish we did! I would love to do what youre doing, and good for you! Could you see if you could open up a mobile home park in the UK? Some mobile home sites are really nice. We lived in one that had a clubhouse, swimming pool, and tennis court. Went back to see it last month, and it is even better looking now. It was kept up really well!

It’s fabulous ! I hope you keep it all original. Decorate it in period furniture, and curtains and everything. You have a project on your hands. Don’t give up on it because it can be daunting. They make retro Formica for your countertops, and vct tile is probably the closest thing you can get to original flooring. It comes in all colors and is indestructible. Plus you can wax it to a mirror like finish. These vintage trailers are very sought after. You really got something cool !

I love my mobile home. !!!! If you don't like painting, peel and stick paper looks awesome. If you get tired of it, peel it off. Nice electric fireplace for heat and coziness. You will have a beautiful little home. It's yours and you can do whatever you want with it.

The kitchen sink can be reglazed, and done in a color other than white. The thing you thought was some kind of a circuit breaker, is a fuse box. It will need to be upgraded to a circuit breaker when the home gets rewired. I would suggest you have your home professionally insulated with spray foam, and then drywalled. I don’t know if radiant floor heating can be installed in a mobile home, but it definitely makes a regular house cozy in the wintertime. A half mini-split a/c - heater unit is another option. That way, you can get rid of that tall air intake situation, and use the space it occupies, for storage. I agree the gas stove should go. Now that I have two air fryers, I rarely use my oven. Unless you absolutely have to have a tub, I would suggest installing a shower stall, and give the bathroom a spa-like feel. The possibilities for styling your new home, are endless.
She’s in amazing shape for her age. In high school we lived in a trailer identical to this and the front 2 bedroom were built in bunks with a jack and Jill bathroom. I would totally live in this. 🧡🧡

My parents had a similar one in northern Michigan. Can you believe we had 4 kids that slept in the living room floor. We ended that place for about 40 yrs. Congratulations it's beautiful!! It will be.
Your own home, and what a gem she is! The exterior color is perfect. And what a sensible, comfortable layout it is. Do you have a location/space you will move it to live in? Those big windows make it light inside but, unfortunately, will make it almost impossible to stay warm in the winter and summer heat will be uncomfortable. You might be able to find someone who rehabs old rv/mobile homes with those windows for advice? You'll figure it out. Insulation, under, over and in outside walls will help but windows either drain or reduce energy usage. I would keep everything that isn't damaged. Remove everything carefully... not like the smash and crash house flippers do. Reuse, repurpose to save money and keep the original vibe. All the cabinets and hardware need cleaning but look to be in good shape. You should be able to find a new mirror to replace the side that is broken. Those light fixtures are so pretty. You could get the toilet clean and just buy a new seat but it would save you money in the long term to buy one that uses less water. Like others suggested ... start with the boring but necessary parts, roof, windows and any outside damage where weather or the new inside work could get runined. Enjoy the process of creating your very own home!
I grew up in a mobile home with lots of windows, which made it great in summer because there was lots of cross ventilation. In the winter, we had snap on glass panels that we attached to all the windows from the inside of the mobile home. They came with the home. They created a nice air barrier between the panel and the louvered windows. We never had any problems staying warm in those cold Missouri winters. And that trailer was built in 1963 not much later than yours. So maybe you could find some glass panels to attach on the inside of the windows like we had. Just a thought. Girl. that is a true vintage mobile home. You can repair anything in it and it will last 100 years or more. The wood can be replaced. Do not let them discourage you. It is beautiful. Congratulations my love. I'm gutting out a 1958 camper. If you will have snow load on roof, I recommend putting in extra bracing in roof. I noticed on my old camper that the electrical connections were not encased in an electrical box and the bare wiring was up against insulation. Will definitely be redoing that.

Once you get her fixed you will be in love for life. I had an 18 foot by 8 wide built in the 1940's and loved her dearly. She became the victim of a hurricane. I live in Florida. Name suggestion - Serenity. Mine was named Clyde. Update that box, they are the old fuses way before breakers. I love the original built ins, they normally don't survive. I totally get you with the swoops and oops, they have no style. I was born one year after she was built.

Could you see if you could open up a mobile home park in the UK? Some mobile home sites are really nice. We lived in one that had a clubhouse, swimming pool, and tennis court. Went back to see it last month, and it is even better looking now. It was kept up really well!

It’s fabulous ! I hope you keep it all original. Decorate it in period furniture, and curtains and everything. You have a project on your hands. Don’t give up on it because it can be daunting. They make retro Formica for your countertops, and vct tile is probably the closest thing you can get to original flooring. It comes in all colors and is indestructible. Plus you can wax it to a mirror like finish. These vintage trailers are very sought after. You really got something cool !

Glad to hear you're 'packing' ... My grandmother once lived in a trailer like this. After she moved, my dad took the trailer and used it as a base and added his house to it ... the old trailer is now the kitchen, bathroom, and cedar closet of the new home ... I am so happy for what you're doing.

I love my mobile home. !!!! If you don't like painting, peel and stick paper looks awesome. If you get tired of it, peel it off. Nice electric fireplace for heat and coziness. You will have a beautiful little home. It's yours and you can do whatever you want with it.

I can’t wait to see what you do with it! A friend of mine bought a 1970s mobile home and remodeled it and it looks amazing!!!! And she owns it outright. She took her time and redid the electrical, plumbing, walls and floors. Pretty much gutted it lol but so worth it!

The kitchen sink can be reglazed, and done in a color other than white. The thing you thought was some kind of a circuit breaker, is a fuse box. It will need to be upgraded to a circuit breaker when the home gets rewired. I would suggest you have your home professionally insulated with spray foam, and then drywalled. I don’t know if radiant floor heating can be installed in a mobile home, but it definitely makes a regular house cozy in the wintertime. A half mini-split a/c - heater unit is another option. That way, you can get rid of that tall air intake situation, and use the space it occupies, for storage. I agree the gas stove should go. Now that I have two air fryers, I rarely use my oven. Unless you absolutely have to have a tub, I would suggest installing a shower stall, and give the bathroom a spa-like feel. The possibilities for styling your new home, are endless.
She’s in amazing shape for her age. In high school we lived in a trailer identical to this and the front 2 bedroom were built in bunks with a jack and Jill bathroom. I would totally live in this. 🧡🧡

My parents had a similar one in northern Michigan. Can you believe we had 4 kids that slept in the living room floor. We ended that place for about 40 yrs. Congratulations it's beautiful!! It will be.

Your own home, and what a gem she is! The exterior color is perfect. And what a sensible, comfortable layout it is. Do you have a location/space you will move it to live in?
Those big windows make it light inside but, unfortunately, will make it almost impossible to stay warm in the winter and summer heat will be uncomfortable. You might be able to find someone who rehabs old rv/mobile homes with those windows for advice? You'll figure it out. Insulation, under, over and in outside walls will help but windows either drain or reduce energy usage.
I would keep everything that isn't damaged. Remove everything carefully... not like the smash and crash house flippers do. Reuse, repurpose to save money and keep the original vibe. All the cabinets and hardware need cleaning but look to be in good shape. You should be able to find a new mirror to replace the side that is broken. Those light fixtures are so pretty. You could get the toilet clean and just buy a new seat but it would save you money in the long term to buy one that uses less water.
Like others suggested ... start with the boring but necessary parts, roof, windows and any outside damage where weather or the new inside work could get runined.

I grew up in a mobile home with lots of windows, which made it great in summer because there was lots of cross ventilation. In the winter, we had snap on glass panels that we attached to all the windows from the inside of the mobile home. They came with the home. They created a nice air barrier between the panel and the louvered windows. We never had any problems staying warm in those cold Missouri winters. And that trailer was built in 1963 not much later than yours. So maybe you could find some glass panels to attach on the inside of the windows like we had. Just a thought. Congratulations my love. I'm gutting out a 1958 camper. If you will have snow load on roof, I recommend putting in extra bracing in roof. I noticed on my old camper that the electrical connections were not encased in an electrical box and the bare wiring was up against insulation. Will definitely be redoing that.

I love vintage too and have lived in a vintage mobile home for 6 years. I had vinyl plank flooring installed after the old carpet was removed. Love it and it looks like wood plank flooring. 😊

Once you get her fixed you will be in love for life. I had an 18 foot by 8 wide built in the 1940's and loved her dearly. She became the victim of a hurricane. I live in Florida. Name suggestion - Serenity. Mine was named Clyde. Update that box, they are the old fuses way before breakers. I love the original built ins, they normally don't survive. I totally get you with the swoops and oops, they have no style. I was born one year after she was built.

We purchased a 1964 15' camper several years ago, she is so sweet. Original teal refrigerator, stove and heater. Even when not camping, I will sit inside her and enjoy reading or have a drink.
Take your time and don't let negative talk get you down. You can do this! There are so many people who have experience in all fields to assist answering your questions. And RUclips has some great information from many qualified craftsmen. It's a journey.
