Wallich Residence is Singapore's tallest residential development, standing at 290 metres tall. Built by GuocoLand in 2018, it is a luxurious development with just 181 units. With even the "lowest" unit starting at 180 metres, you can be guaranteed sweeping views over the Singapore city centre.
Wallich Residence might also be more famously known for the previous occupier of its 21,108 square feet super penthouse. Unless you've been living under a rock all this time, that person was British billionaire James Dyson, who bought it for a record penthouse purchase price of $73.8 million (it has been since resold for $62 million). Other than it's record price, it is the largest non-landed residence and obviously at the highest living point in Singapore as well.
The facilities are pretty lush too. The actual entrance on the first floor is quite nondescript, but once you step inside, you can feel that it is an upmarket property. It feels like you are at a 5-star hotel, with comfortable seating areas and drink service. There are lots of entertainment areas too, a big gym for 181 units, and a stunning infinity pool. Of course as with any city centre development, it is super convenient but suffers from overcrowded-ness once you step out on the ground floor.

Wallich Residence is known primarily for the Super Penthouse that was bought by James Dyson for $72M back in 2019 - a record for a penthouse sold! I taught 2 students who stayed in Wallich Residences before (coincidentally on the same 41st floor!) and I was blown away by the sheer size of the unit and the stunning view! I taught the kids mostly at the dining table area, which is near their balcony. I definitely recall seeing Vivocity from where I taught them. Yes, my ears felt the pressure from going up in the lift so it is that high.
The bedrooms (except master bedroom) are small but everything else made up for it i.e the toilet opens up to a storage area, the views, the fittings, etc. Everything exudes luxury and class. I miss teaching those kids and looking at the landscape while at it too lolz 😂

I feel that as high-end as Wallich Residences is.. UHNWI still seem to flock to Orchard Road properties, like the most recent Park Nova, despite the higher PSFs and overall quantum. Other examples include The Marq on Paterson Hill, Boulevard 88, as well as others along Grange Road and Cairnhill in general. Care for your opinions on this??
Thanks for sharing your thoughts! If we look at the data, from 2010 about 12% of purchases in district 02 come from foreigners (non-PRs/citizens) on average, whereas it's 17% for district 09, so it is true to some extent!

IMO, kinda prefer the fittings of the 3 bedder unit compared to the larger penthouse unit. (Especially the master bedroom with corner windows) Not like I can afford it anyway but, keep up the great work! :)

Nice presentation and video. I have a small feedback, can you slow down when panning the views and avoid shifting between 2 cameras too quickly if possible. For example, it is good to get more captures of the living room and kitchen using 1 camera and pan them over to different views before shifting to another camera. Just to share my thoughts, and great video :)

I'd been a HDB or residential landed houses ....I am so amazed with this kind of designs...it realky makes my day to see all these things...been to HARD ROCK HOTEL, MARINA BAY SANDS 44TH FLOOR, and also diff.hotels in the Philippines.....yhey are all awesome....but for me the best will be an HDB flat with 3 rooms and you are only 4 tenants in one floor he he he he ...this Wallich Residences is only for the rich and foreigners who could afford the price😀😁😂.....anyway I love the presentation🤩😘😍....very clear and not boring....thank you for the vid😎😍😘🤩🙄

The apartment is a good space. But the lobby and all the common spaces have all the charm of a New York City midtown office building. Very cold and sterile 😵💫

I saw an 8500 sq ft 3 level penthouse, all top of the line appliances and bathrooms, full security and within a 15 to 25 minute drive to the most amazing ocean in the Caribbean and within 10 minutes of an amazing country club ( one of the most beautiful I've seen) with golf, tennis, gym, restaurants, and many other things like pilates, yoga, etc which you can join for 8K and pay $160 a month.....for 500 K ....and by the way, the property taxes are around $200 a year......don't ask me where, I'm keeping it a secret.

You know why the penthouse still can't find a buyer? The view is not fantastic and I don't know why the aircon ledge is blocking the view from the bedroom. The balconies are all facing the wrong direction and one can only see office buildings! Stupid design and it's still looking crammed with that price! In fact, the ones at Marina Bay Residences and South Beach Residences really deserve their price tags with their stunning views and high ceilings!

Freehold is typically only available in less accessible locations though e.g. W Coast, Upp Changi Rd N
