    Great video with lots of good advice. My wife and I are doing a lot of research into building vs. buying an existing home and this was very helpful. I realized that we're not quite ready to take that step after watching this.

    We use excel that is also shared Like google sheets. Ill figure it out later, great advice to avoid this! Budget on the low side, crazy talk. For a young dude, you are very sensible, well spoken. Pay somebody to do it, if you are not ready to do it yourself. 20% overage sounds like a reasonable amount. Wow, dream to foster or adopt a bunch of kids, didnt see that coming. Don’t spend your money until you are ready. Fortunately, i have a buddy who is doing a private finance mortgage for me. I downloaded the spreadsheet, but would love to see one with the actual numbers. Larrry

      Hey Larry - it was a few years back and we came in under budget and was great! But then it burnt down and we had to rebuild it for almost double the cost…..

    Cool! Teach them (the people building) how to budget. So few know how. My hubby knows accounting inside and out and makes our buildings.We budget it! He gets prices from all we need and gets it when we have the money! We have 2 small buildings going up this spring.

    What your talking about makes sense. I know just to gut a bathroom was a pain. It’s done and I’m loving it. One other thing I would add is find a trustworthy contractor, painter ect. There are so many dishonest people out there. They take your money and never finish the job.

    Budget is SOOO important! Make sure you get all your questions answered before you start building.

    Always be careful taking the lowest bid as well, I am a project manager for a large civil construction company and I have seen it in residential construction as well. Sometimes companies don’t understand how to bid work and bud something low. Then they get the job and get halfway through it and realize they will lose money. The next thing you know they either don’t want to finish or give you a lower quality. I lived this nightmare when I hired a contractor to side my house. I was too busy to do it and I picked the lowest company and spent 40-50 hours fixing their mistakes.

      Oh we lived it with our painters unfortunately! Live and learn - cheapest bid is not always the best bid!!!

    You gave a lot of really great information that I think anyone can use for wanting to do a barndo build! Where or how did you guys find the floor plan you wanted? Did you use your own designer or did your builders have a plan you picked?

    I love this video. I've fallen in love with Barndominiums. I'm on on disability, and and wanted to know if there is a help from the government to provide services to people like me. I don't want a massive barn, just a regular size barn to build out. And live in. I would love to speak with you in a more detailed conversation.

    Great information on building. I’m retired now and wish I would have known what I do now back 50 years ago. Another option is build 1/2 the size and pay cash. In 5 years you could have enough to pay cash for double the size of home....... Looks like your doing great, what ever way you go!

    I have spoken briefly with the kind folks at New Century bank about plans to buy land and build a house. They had indicated that they had no problem with owners acting as General Contractors but do not do "DIY" builds. This was a preliminary discussion so i did not press the issue. In your experience, is New Century open to the idea of allowing DIY on certain aspects (for me, this would be electrical, HVAC, Plumbing, cabinetry and other finishing, so long as the major and time consuming aspects such as building erection, drywall, concrete work etc. are completed by a contractor?

      In my experience I have found that going as the general contractor allows you a lot of freedom’s. It also depends on code in your area if you are required to use license contractors or not. In our area we do not have any code restrictions that would harm us from doing any of the work ourselves. Most banks including new century are easily able to work around a lot of these aspects. Most of the time banks are not super concerned with who is doing the work but just that the work is being done.

      @@hearlyfilms Indeed, we are also in a relaxed code (actually no code) area. Thanks for the input, that is basically how i was reading between the lines. He only commented they do not typically lend for a person actively completing every aspect. I expect so long as reasonable progress is being made, there will be few questions.

    Yeah, I was thinking of this but the land cost is some what insane for what u get plus.... u will have to drill for the wells and power on most of them. Kinda sucks

    This video is great. So do you have to come up with that very detailed budget spread sheet before you even get a construction loan or something? Working on getting into this project and just trying to get the steps figured out. Also I’m planning on doing a 40x60 barndo with a 40x25 2 story living space, so a decent bit less than yours. You’re at 300k, so would it be okay to assume about 200k is closer to what I’d be spending?

      Yes you have to prove all your expected expenses or the bank won’t even take you seriously. Prices vary so much by area and lumber prices are 20-30% higher today than they were when I bought supplies. It’s just crazyz

    Hey brother. Just ran across your videos yesterday and I showed my wife. For the last month we have been been on the same track that you guys are on. I was just going to keep watching your videos but then you said that you guys are looking to adopt or foster... I said out loud, “you got to be kidding me!” Lol. We are followers of a Jesus, and feel called to do the same. Our life has been one of living from place to place but never in our own home. We have a chance to get land from family, and have begun the process of wanting to build out in the country. We also want to be our own contractors and are looking to do some work ourselves. This might be weird, but I was wondering if we might be able to have a conversation about a couple things.

    Hey, just found your video as we finished our phase 1 garage apartment so we can build our phase 2 forever barn dominium. We are north of OKC and have found the pandemic has increased some of the construction costs. Do you think it’s still worth it to build a steel structure with metal siding? The guy who welded our beams said that the production of supplies has really changed this year.

      So we were in the process of building a barndo then switched to traditional build because of the increase in cost of materials. Secondarily, it just didn’t make sense for us to do the barndo anymore because we were actually using the entire space for living instead of some shop/some house. For our build the framing budget doubled... yes... doubled. So needless to say it has been more expensive than we thought... but I switched my shop building to a post frame because the steel went up so much. We used Gober Post Frame out of Seminole and they were great to work with and the cheapest I found.

I hadn’t seen your video where it changed to traditional build, but saw progress on cabinets, etc. Yep - we got our two story garage done just as the pandemic started, so we didn’t have any effect there, but this phase 2 house situation is going to be tricky. We want the open concept, vaulted ceilings, so maybe just do the steel frame perimeter and traditional exterior.... huge hugs to y’all & we may contact the Seminole company and see if they want to come out this far. We are 1.5 hours from Shawnee, now. Used to live in Choctaw.

(I love google sheets) obviously it can be void of your homie hookup people but if you shared some of your research stuff that would be awesome as well.     Nice video but I have a question: On your spreadsheet it says a few times 'Scheduled DOL'. What does 'DOL' stand for?

    I’d be really interested and it could be very very helpful for us. We are wanting to do a 40X60 1.5 story home with 4 bedrooms in Nebraska. I’ve done a lot of research but it could definitely help to see what all you need to present to the bank and other things I may have forgotten on my own list. If you are not willing to release that information that’s okay thank you in advance!

    were your plans always to go stick build, or did you consider a metal building as well? If so, what were the deciding factors for you?

      Yes the plan at first was to build a Barndo - however pricing of materials and practicality and pricing and cost and money... those factors are what led us to make a different choice. The pandemic altered a lot of our plans during the build.

      @@hearlyfilms I have priced both as well and agree, not much difference for me between stick, steel and pole barn final cost. Will probably go stick build to make financing with any bank easier, but have been in touch with new century.

    Woukd u be willing to share your spreadsheet to us ? You can take out any info you want or leave it it doesn’t matter
    I think your either in Tx or Ok and we are moving to east Tx so maybe some of those contractors might work for us if you would recommend them. Your spread sheet would be VERY helpful just to see all the diff things that need a budget as I’m new at this
