Formed by 99 islands, Langkawi has always been the main destination for almost every Malaysian. It's so popular that it was the first location where the travel bubble was implemented right after the lockdown.
After the visit, I've learnt so much about the strict land ownership and administration process in Langkawi. Also, the amount of freehold commercial land is just extremely rare to come by. As a result, developers will naturally maximize the value by building high rise buildings.
Tropicana Cenang is located at Cenang, which is the main area for commercial and nightlife activity in the entire island. It's also very convenient because it's sandwiched between the airport and main city called Kuah. But besides these area, the rest of the island seems undeveloped.
As this product is leveraging a lot on the tourism industry, short term stays will be the main income and it's very promising. But lockdowns has demonstrated the risk of such investment profile. Plus you'll either engage a third party to manage the property for you, for a fee definitely or you'll need to constantly fly to Langkawi.
I have always been intrigued by this property whenever im in langkawi… ultimately high risk and high return… but i wish the window is larger to showcase the seaview

Thanks for this exciting travelogue, boss. Great cinematic drone shots. Correct, non-malays can buy malay reserve land property in Kedah. I "terbeli" one such property in Changlun, Kedah. The thing is this: if i were to sell my property to a non-Malay, the new owner can still sell it to a non-Malay. But if I were to sell it to a Malay, the Malay owner cannot sell it to a non-Malay anymore.

@@flyingfox3766 I was also taken by surprise. The lawyer explained to me when i was there to take my house title. The house is only RM155K, so can sell easily.

@@iherng Boss, time for you to drop by Kedah area. Sungai Petani has a few big projects by Paramount, OSK, OIB and Aman Setia. Some notable projects like Riverfront, Bukit Banyan, Yarra Park , Aman Parc. Companies such as Paramount and OSK companies have massive land banks in Sungai Petani. One of the most interesting thing here is that big players do offer promotions like " buy house get car for free" in sungai petani. Just a few weeks back, I saw with my own eyes a big billboard by Paramount offering this "beli rumah dapat Proton X50" promotion for their Bukit Banyan project.

I think overall the project is fine. But I don’t get it why the developer so kedekut to provide a balcony?? Doesn’t matter if it’s small but a balcony really makes a huge difference.

excited to see you going to my kampung! Agree that the island itself is pretty run down, even pantai cenang area. Not much night life and nothing close to what Thais have on their islands, which are not that far away. Tourists here are majority low-spending budget travellers, or high end high spending tourist staying at 5 and 6 stars hotel. It would be interesting to see what segment of tourist this project will atttract.
for the property, i think that the ultimate value is the seaview. developer could have made a nice wide balcony with aircond unit on the wall. Probably rental could be more handsome :) it's tourist, they probably would care more about the seaview than the having the exposed aircond outdoor unit at the balcony.
Agreed. Went to their show unit before. The show unit is their smallest unit which doesnt have any balcony. The remaining types of layout does come with wide balcony

as mentioned by some comments, short term, say up to 10 years ok. After that many problems arise. Owners need to spend money to refurbish units to 5/4 star standard... but not all owners willing. if operator decided to throw in towel, big problem...owners need to find new operator...good luck in convincing 800 owners. value will deteriorate very fast once no income come in...banks will start lelong at cheap cheap rates. Pls go in with your eyes wide open with this type of investment.
just booked, and i agree high risk high returns. just that the price per sqft is really high. so need to dig out some moolah

Langkawi should go for low density high quality development instead of high density development. It is not the place for high rise developments.
Awesome content once again, Sean! In the middle of the episode, you mentioned about smart locks for ease of managing the unit. Did I miss out on the elaboration or will it be covered in another episode?
Yea. I shared before on other episodes. Generally it's easier for owners to provide access to tenants, cleaners, basically anyone who's working on the house via an app or QR code instead of keys.
Hi Sean, is it normal to use only developer lawyer or best to get my own lawyer? This is my first property investment in Malaysiaso not sauté whether this is a common and accepted practice?

Hi Bill, yes it's normal to use developer's lawyer. And no worries because residential Sales & Purchase Agreement are governed heavily by the government, so it's standardized across the whole Malaysia. Plus the cost is usually covered by developer as part of the sales package.
Do the low rise units have balconies?
I think it is going to sell well. There are only two 5 star hotels along these beaches and NONE premium residences here . And i doubt there will be any more premium development along these beaches . My recommendation is to buy.
Good for short term (10 years) but difficult to exit
hard to hold more than 6years.....remember that Climate has changed!! Tsunami might be happening

Well minimal land in the island are being developed, or allowed to be developed anyway. So I think it's gonna be fine based on the rural surroundings.

Does the unit come with parking?
The parking will be under the management and paid per use. That makes more sense as this will be used for short term stay most of the time.
