After their success of Cantara and Maya Ara, the team is now back with their last piece of residential project Triara Residences. This project clearly has families clearly indicated as their target audience within their design approach. My favourite would be the flexibility elements integrated within the floor plan, which allows certain level of customization for each family. Some allows bigger open space within the unit, some allows the 3rd bedroom to be integrated with the principal bedroom, and some even allow combination between 2 different units. Simply perfect with the ever changing family dynamics.
Also, this address of Ara Damansara is heavily carried by this group and it has been picking up a lot for the past few years after the completion of the LRT stations. The group also brought in their other components such as automotive, office complexes for their other business units, medical centers and etc to this address. But from the site, it's perfectly walkable to the Oasis corporate park and Lotus's hypermarket. Then within car reach, the address is matured with all amenities required.
Some concerns would be on the adjacent affordable housings and empty lots. The designer has taken them into consideration, thus having an elevated carpark of a height above their roof lines. Then the empty lands surrounding the site belongs to the same group, so it's only gonna mean future improvement. To my surprise, they were very careful with the pricing as well compared to their earlier launch. Well only they have such capabilities to do it:)
Hey Sean! What’s your opinion on the recently-announced redevelopment of Subang Airport, and how it will affect this property in the future? I’m thinking the plan to increase air traffic and re-allow commercial jet planes in Subang might lead to potential noise problems? Since the runway is very very nearby.
Somethings about the projects remind me of the Kaia Heights, surprised to find out it's not from the same developer. Anyway, love the modernity and accessibility, I'd put a sliding door for the foyer storage space.

Aside from the nearby traffic congestion, this is actually pretty nice. Really love these kind of own stay eccentric properties.

Ara Damansara is definitely walkable, but as Sean said, entirely up to your comfort level. I've walked from around the Cantara area to as far as Citta Mall / Lotus. +/- 30mins one way, Tropicana Avenue (45mins). There's a decent amount of those Beam E-scooters scattered everywhere to make it much more convenient to move around.
I am staying nearby, ara Damansara is nice, just the trafik terrible. Imagine from oasis to citta Mall can up to 30mins and Kelana jaya up to 1hour.

I think the biggest concern/issue will be all the roadside parking around the site due to PPR and condo residents. That will create road congestion with narrower road access.
By the way, the 3 pathway is actually pretty congested during peak hours too. Tropicana will start congestion at the golf course side to 1 Utama. LDP will be jam right out for the tunnel from Kelana Jaya to the LRT with no other alternative route (unless you curi2 then you can cut thru to Kelana Puteri -> Paradigm). Federal no need say already.....

May I suggest to contact the team directly on the available units as they are going fast leh... *because I'm actually considering too haha. Anyway their contact is within the description of the video yea;)
I went viewing last week, smallest unit is 1216 sqft = RM840K, 1 month + maintenance around RM4K, left limited highest floor unit only on the new tower. previous tower all unit sold out. new tower I noticed 80% of them are bumi-reserved lots, developer will only release them for non-bumi sale 2 years later.
