Another helpful tips (no offense)
• always check the Market value first
• location & surrounding lifestyle is also important
• reason why they are selling the house (money or ??)
• point out all the outdated/damages etc.
And check the distance between shopping and entertainment centers
You've got something good going. You're someone I can listen to. I'm also in the same line of business, but pretty much a one man show. Also, knocked about by the lockdown in my 1st year starting out.
It is great to hear from someone local and who looks passionate about what he's doing.

Shame that they have the feeling they have to leave. It’s not as if they have enough doctors.

Hey Steve, super informative! Would the same rules apply for a property under R1mil? ie Can we negotiate with the same window? (Obviously in proportion to your scenario)
You did not tell us about your game plan in selling the house for 3.3 million rands. And as to why you thought it would sell for that much. That should have been included on your negotiation technique

Had a seller resind an accepted OTP but didn't have the will power to take them to court
I always find houses for sale from distressed home owners but I lack the funds especially buying , example of house in Wilro Park I wanted to flip I offered the owners R1 180mln to sell for R1.9mln renovation and buying cost were gona be R300K... current one I want to flip is worth R2.2mIn , I want to offer seller R1.3mln - R1.6mln depedant on inspection......I need a partner with financial resources I will be foot soldier on the ground .. I am also willing to put financial skin into a deal. Its NOT A SCAM..... partner can bring own conveyancer
