    It's not "rate of return", it's cap rate. Huge difference. Also, your total rental income of $148,000 is not "net income". it's gross income. You are also not accounting for other expenses such as insurance, property tax, vacancies, and maintenance. I feel sorry for anyone who has to take advice from you.

      Thanks for watching. The net income factors in the property tax and insurance. That’s why it’s net income. And rate of return is another word for cap rate. I specifically used rate of return for people who don’t know what a cap rate is. My clients who have taken advice from me have made millions. That’s why I’ve been in the business since 2012.

      ​@@justinmartineznyc So the $13,000 rental income per month is after all your expenses are paid, not just property tax and insurance? Why would you not mention that? Rate of return is absolutely not the same as cap rate. It's two different formulas. RoR can only be realized once a property is sold. Cap = NOI/Property value. RoR = (final value - initial value) / initial value.

      Property taxes are $355 per month. Insurance is $300 approximately. The tenants are responsible for their utilities. Instead of trolling me learn how to do math. @@LlamasAreBest

    $6,000/month for the last unit? wtf. This sounds like a good deal if you can find a renter to stay there 24/7 and if the tenants are good so you won't have to pay for maintenance. If your place is unoccupied, you got to pay that mortgage all by yourself.

      70% of New Yorkers rent . And if tenants don't take care of the apt you can withhold the security to repair damages

      Yes. The monthly payment includes monthly property taxes and the NOI (net operating income) includes it as well.
