you need to get the documents checked with lawyer otherwise there is a high chance of getting scammed, and sometimes even after getting clearance from the lawyer also doesn't guarantee that the land is litigation free
Nice information.. At least 85 % of reputation vunna companies are still doing the same process. I have seen some villas near gandimaisamma . Hmda approved gated community has been replaced by adding additional villas by extending the villa numbers. Joke is that the modified document is added into Rera . Rera has uploaded this document. Another scenario in the same place which is nearby .The project by a reputed company who is trending in the news recently has done a gated community villa which is not approved by HMDA. But having a rera number for this. So before buying any purchase of plot or flat .Basic things need to be checked by the buyer only. You should educate them to learn this i hope so. At least when the customer is aware this nonsense will be stopped .

Even some banks are favourable to builder. They are giving loan without 💯 verification. In 2014, i also took loan from tata capital by paying total amount to builder as ADF(getting 2 lakhs lesser than actual price), the builder not completed construction. After waiting 5 years, myself completed construction by spending additional 20 lakhs.
