When looking for a place to live Feeling safe in the neighborhood and the house layout are the top things for me. Next would be distance to grocery stores, gas stations, restaurants, other retail stores, etc.

Before leaving Seattle can you make a video about the Edgewater hotel in down town? It's fairly unique in that it's built on a pier with water facing rooms that guests could and were encouraged to catch fish from when it originally opened and it's also where many touring musicians like the Beatles and the notorious Led Zeppelin would stay back in the 60s and 70s.
Love that hotel! So cool to see all of the massive cruise ships docking and leaving.
I saw that Palm Springs is going to get catastrophic flooding and high winds from the hurricane. Hope everything will be ok with your house and family.

Seeing what craziness is happening in Palm Springs today, if you could give us a quick update, even a Short that all the Churches and the Racquet Club are ok - that'd be great, because by now when most of us see Palm Springs you are the first person we think of!
The palm springs area is a death trap. Picture when that earthquake hits everyone will be stuck in a disaster. The area has no flood control channel. With climate change this will happen again. It's suppose to be a bad winter

Don’t confine yourself to looking in LA. Try the Long Beach Orange County area. You might find better value in the exurbs. Growing up, I lived in the east Long Beach neighbourhood and my alma mater, CSULB, was a few blocks down from where I lived, so I never had to stay in the student dorms there.
I’m curious about y’all having to stay in the hotel while Monica’s buyers stayed at the townhouse 😅 it is very much giving “only happens to Monica” vibes. Idk why lol

I liked this vlog a lot Shelby and so good seeing you back in LA! I agree that LA has so much to do and, coming from a girl who is from OC, there's so many pros to living in this city. There's always a new neighborhood/restaurant to check out, a fun summer event (often free!), and overall pretty good weather so can't complain living here! I definitely don't take it for granted and don't let the prices right now get you down, it seems like there are some solid options out here for homes
You always seem to have an extra pep in your step in LA or Palm Springs, maybe it's the weather or you just feel at home there. I think you're right about investing in property, flipping anything isn't going to see a huge return over the next few years. Longer term yes. Depends what your aims are.

Hi Shelby. I used to play college tennis and thought if there was a tennis pro near you, you could do a tennis workout which is like a gym class but also involves hitting a lot of balls/ doing a lot of drills. Don't know what they charge but you get the instruction plus the workout and after getting your breath back it is a fun way to exercise.

My favorite houses are 2 stories and less than 20 years old 3,500 to 4,000 square feet 4 bedroom 3 bath 2 car garage maybe 3 car garage and a big white kitchen I'm into white in the kitchen, enpugh room to add a pool and jacuzzi if their is no pool or Jacuzzi in back yard and tall trees for privacy I do not need no mansion 😅

You know I love my coffee but I started taking Lions Maine when I fell like I need another cup of coffee. In about 2 hours I feel absolutely AMAZING and sleep like a baby!!!!! I hope this helps because I am a whole new woman and super grateful. I buy the 365 brand and just twist the capsules open and just drink it like that instead of just popping them.

One thing I have noticed since you have mostly been in Seattle and Palm Spring this last year.. is that when you're in L.A.(especially central L.A.) that you definately don't feel as relaxed and safe. I can tell by the way that you are walking(while filming) that you're definately "on alert" in case someone tries to do something. Life is too short to have yo be that way. 🙄💕

I loved LA when I lived there. I think the thing I noticed was that you need money to really enjoy LA. If you're just scraping by (or worse), it can be pretty brutal. The housing/rental market is rough and if your budget is low, you have to live in areas that aren't really convenient to the fun stuff. Most of the things I like doing there (e.g. the great restaurants and bars) are expensive. Etc. I think as long as you have enough money, it's a great place, and I definitely miss it, but I also understand why it's less pleasant for a lot of people.
I live in west LA. The weather makes up for 10 bad things.
West LA such as Culver City, Westwood, Century City, and Brentwood are good areas.

Hey Shelby! Have you tried Hydration/Electrolyte packs in the morning? I have been doing it for a few weeks now and it truly helps eliminate the afternoon crashes. The science behind it is the sodium and other electrolytes help really hydrate your body for the day and its always good to get 16-20 ounces of water in right in the morning. LMNT or Redmond's Re-Lyte are some great brands to look into - hope it helps!

Housing hunting is so much fun? Right? I looked at so many houses. I bought in 2021 and there were bidding wars. It took 14 offers before I got a house. Buyers were paying over $100k over listing price back then. I think the bidding wars are over now.

Shelby. What model solar panels are those? We have a home in PS, put solar on a few years ago. But we want add more. I like the mono black color and the size of your panels are huge.
That first home that had been done up looked okay, but IMO the big error was trying to sell it empty and not dressed and no real landscaping. A second permitted bathroom could potentially be added

Hahaha I like it too and I live here. Either you like it or don't. I think people feel like some people who like it move because they're rationalized into focusing on negatives, but I've been here like 15 years and it works for me. Hell I was just in Hawaii and they don't get it at all but maybe because they expect everyone wants to live in Hawaii and LA is terrible, but not me islands are like small towns I can't do small towns.
I would take about 6 friends into the coffee shop and start dancing like you are at a rave. 😉

Why the valley? I live in Hermosa Beach and honestly you would do better finding a place closer to LAX with all the travel you do. Maybe not right in Hermosa or Manhattan but Redondo and Torrance have some great places.
true & the weather is worse in the valley... like 10 degrees hotter than just over the hill in Hollywood. summers are miserable in the valley

So I agree with you about the housing market. I also stopped looking as an investor. Instead, I've turned to buying land here in California. Bought my first one 2 months ago at a good price ( $160k for 5-ish acres). I'm in the process of putting 1 manufactured home and one destination trailer on the property and rent them out (maybe even selling 1 as a family is interested in that right now). I kid you not when I say both homes are really nice.
The destination trailer cost me $89k (not including having them tow it to my location) and it's 42 ft long. It's a 2022 model so the price was cut significantly but man, I had no idea how nice they really are.
The new manufacturered home cost right at $300k and it's 1800 Sq ft. Again, really nice.
The land needed to be site prepped for the 2 homes because it was raw land. Got a site survey which tests the soil, maps your property line, easement, etc. All turned out good to build on.
Took bids on getting the site prepped for the 2 homes (leveling out the terrain for the homes, gravel driveway, etc. That costs $36k.
Power was at the main street off the property so thank God I didn't have to do a long power run. The city quoted me $11k to run that power line. Blood suckers I tell ya 😂
All in all it has been really fun, albeit a learning process with a couple costly mistakes on my part.
No HOA, low property tax, all for under $600k (so far, fingers crossed). Gonna add landscaping which will be around $100k (it won't be so I budgeted $150 for it just in case. Well, not just in case. I've sourced out too many landscaping jobs in my lifetime to know that shit always comes out higher than I planned.😂
I may airbnb them out because they have awesome lake and mountain views but we'll see what I decide on that one. The demand isn't quite there for it in my opinion but we'll see.
All that to say, you may want to look into buying land instead of homes and put a few units on that land if the numbers look right. It may be a good substitute until the housing market cools down.
Anywho, thought I would give my 2 cent thoughts with the hope of providing options. ✌️

i’m super surprised that you work in coffee shops a lot and you don’t have like a AirPod maxes or something I actually edit video a lot and whenever I’m like in airports or coffee shops of I’m always wearing those things because otherwise, it would be hard to concentrate concentrate. too much going on but anyways and also I have to tell you I am super impressed how well you edit videos on that on a laptop it’s funny I have a Apple Studio Display and I clamshell my laptop. I have a MacBook Pro and I’ll run into the Apple Studio Display me I’m super impressed that laptop because I really need that real estate but I actually use an iPad as a second screen. It helps quite a bit but anyways he continued success in great work.

After 25 years you end up with $3,546,745 and you've invested $1,400,000; in 25 years that probably does not buy you anything special.
In the mean time she still needs somewhere to live which also costs money. I'd say a mortgage is a better way, investing is something of the really long-term. That said, a video on this subject would be very interesting indeed 👍
