This house is somewhat average by SA standards. The reason why SA houses seem cheaper is because frankly (1) our construction methods (2) our design methodologies (everything is where it is for a purpose) (3) High tax base which allows construction of amenities, landscape. (4) SA manufacturing industries are big lowering unit cost. As a Developer i will tell you this, have seen gorgeous sites across the continent however there is just lack of proper planning and organisation. Have tried to build in other African countries, the challenges are huge. In my view, SA is beautiful but there alot more beautiful sites across the continent that ppl take for granted.

This is what makes South Africa's real estate so amazing,the houses are always cost effective when it comes to design. Not the overly designed houses we tend to see in some African countries. The houses in S.A are generally simple designs that are cost effective yet sophisticated.

Until the Lagos state government and other states in Nigeria pass it into law, real estate development will be expensive but not worthy. If I become governor or president. The first thing I will pass into law is 'NO OPEN GUTTER DRAINAGE'. There are about FIVE advantages to NO OPEN GUTTER DRAINAGE; 1) You cannot throw dirt in a closed gutter. 2) The community will have more space for road network 3) You will be able to plant a TREE and decorate the road. 4). People can avoid falling into an OPEN GUTTER DRAINAGE to avoid injuries cos my father once fell inside the gutter in Lagos during flood 5). There won't be a place for a criminal to hide if there is no OPEN GUTTER DRAINAGE. Somethings in life are about common sense, not how much your balance account is. The government only needs to work in the interest of the people. Imagine fruit sellers preserving mangoes in an OPEN GUTTER DRAINAGE; that's disgusting right.

Houses built in the 80's and 90's is way different from what I am seeing now,every house then always have trees and wonderful landscaping but now I only see houses that are naked.

Sorry most of you comparing Lagos property with this or elsewhere don't really know much about Lagos or Abuja when it comes to real estate, first South Africa seats on 1.22 million km2 Area with 57milion people while Nigeria is on 923,768 km² Area with over 200million people, so larger percentage of Land in South Africa are empty and unused, and if this house in South Africa were to be in Lagos or Abuja, (remember Lagos is the smallest state in Nigeria and Abuja is small but twice bigger than Lagos and Abuja is not even a state), the land alone is worth more than $1million and two or three houses could have been sited on that land to cover the cost of the land, in property buying you buy the Land and the location and if your eyes are only on the structure you might make a terribe investment decision, in Nigeria property don't depreciate but goes higher every year, the property you bought $20k this year by next year you are getting almost double of your money, Nigeria real estate industry is one of the most lucrative in Africa, most of young rich Nigeria guys you see are all into real estate, investing into valuable property is another means of letting your money work for you while you are sleeping and don't forget that property tax in Nigeria is 0.4% for a residential property while in South Africa is 10% for a property that is above 3million rand
You make sense though but it not an excuse most areas in Lagos are not well utilised, that is why you see ghetto everywhere, ikorodu would have been a very good model for a greener Lagos been that it outskirts and has lots of land mass but lack of proper planning and poor infrastructure as devalued the area. Gauteng is the smallest province in SA, land is very expensive here compared to my province Mpumalanga. So I guess the larger the economy of the province the more expensive the land is.

I think most commentors are focusing on how well done the house is built and all the finishing touches built with good solid doors, window frames and all a house needs all intact.
Most people are complaining about property prices in Nigeria, remember there is still vast landscape in South Africa compared to Nigeria. So if Nigeria sell space at the same prices as South Africa there will be shortage of Land for future sales. Big houses you see in Nigeria today will one day cater for current and future generations since people will not be able to purchase land and property in the very near future.

This definitely makes sense. 2500sqft property on a Cul de Sac. Spacious but not left with redundant spaces (unlike Nigerian properties) and a very nice lawn that is perfect for young kids to play. The finishing is also quality. Nigerian builders need to learn from this.
Makes you wonder about the value we get for what we pay here in Lagos! Design is much better (inside and out), much more space outside, lots more glass making it bright and airy, more open internally, better finishes. Our designs are always too similar. There was a time when having these Roman pillars in front of your house was the in thing, now every body has gone to this rectangular contemporary style. But the exterior and interior all look kinda the same. Our architects have to do a bit better with use of space. But having said that though, this is probably a problem with Lagos. If you spent N80mln in Abeokuta, Ibadan, Enugu or any other much less expensive city and got a good architect and builder, you could get equivalent.

Some 200,000 Dollar homes in Kenya have very bad finishing but this is beautiful. The neighbourhood is clean and green. For such a house in Nairobi it would be in a high end area where a house would cost over 400,000 dollars.

what ive noticed is mansion in Nigeria are huge and by huge I mean ridiculously huge even the roofs are gigantic which contributes to prices being high...but it doesn't serve its purpose, a family of 3 living in a 8 bed room house. Paying for dead space.

Douglasdale is part of Randburg municipality my brother yea it's near fourways and bryanston and surely thus not a mansion ...Go to places like Parkhurst, Foresttown, Foresthill, Saxonwold, Steyn City, Waterfall, etc to see real mansion. But nice well rounded presentation my brother.
There is alot that contributes to this from pollution, to global position and inclination (closest to Antarctica). SA has the MOST unpredictable weather patterns in the world. That places a major part. Within one country, up in the sky u can have summer and winter all at once.
South Africa is nice but Nigeria feels like a happier more wholesome place to live. As far as property goes, I think that if Nigerian property developers incorporated more greenery, Nigeria properties would be difficult to better. I like that Nigeria somehow manages to indigenise modernity unlike South Africa that is like Europe in Africa. Making modernity African makes Nigeria seem a richer, happier, more interesting place.

But I can appreciate the reasoning behind the price, but in Nigeria we're not there yet besides don't forget what I mentioned about basic amenities. You are 100% Correct. That is why many of us that are Nigerian American are relocating to other African Countries to retire. Rubbish properties are overpriced in Nigeria. One of my brother and his wife just build 5 bedrooms,6 baths , 2 levels, 2 livingrooms by the Water view community and they have only spent $100,000 to build, they are just painting to finish it this year 2020. I am even planning to follow them in December 2020 to see how I can buy my own land in Gambia to start building for my own retirement.

That house is not considered mansion in any Country including Nigeria and USA. I am a Nigerian American living in USA. Our house here in the STATES is this size,5 bedrooms and 5 bathrooms and 2 livigrooms, 1 office room, 3 levels and it is not considered MANSION. We paid $200,000 for the house with no swimming pool.

Soweto, Cosmo city, vosloorus also have decent nice houses. Considering they are locations, they have beautiful houses.

Houses built in the 80's and 90's is way different from what I am seeing now,every house then always have trees and wonderful landscaping but now I only see houses that are naked.

Sorry most of you comparing Lagos property with this or elsewhere don't really know much about Lagos or Abuja when it comes to real estate, first South Africa seats on 1.22 million km2 Area with 57milion people while Nigeria is on 923,768 km² Area with over 200million people, so larger percentage of Land in South Africa are empty and unused, and if this house in South Africa were to be in Lagos or Abuja, (remember Lagos is the smallest state in Nigeria and Abuja is small but twice bigger than Lagos and Abuja is not even a state), the land alone is worth more than $1million and two or three houses could have been sited on that land to cover the cost of the land, in property buying you buy the Land and the location and if your eyes are only on the structure you might make a terribe investment decision, in Nigeria property don't depreciate but goes higher every year, the property you bought $20k this year by next year you are getting almost double of your money, Nigeria real estate industry is one of the most lucrative in Africa, most of young rich Nigeria guys you see are all into real estate, investing into valuable property is another means of letting your money work for you while you are sleeping and don't forget that property tax in Nigeria is 0.4% for a residential property while in South Africa is 10% for a property that is above 3million rand
You make sense though but it not an excuse most areas in Lagos are not well utilised, that is why you see ghetto everywhere, ikorodu would have been a very good model for a greener Lagos been that it outskirts and has lots of land mass but lack of proper planning and poor infrastructure as devalued the area. This definitely makes sense. 2500sqft property on a Cul de Sac. Spacious but not left with redundant spaces (unlike Nigerian properties) and a very nice lawn that is perfect for young kids to play. The finishing is also quality. Nigerian builders need to learn from this.

People shoud be aware that this is standard can be customized according to client needs and you can change the fittings to suit your taste
Makes you wonder about the value we get for what we pay here in Lagos! Design is much better (inside and out), much more space outside, lots more glass making it bright and airy, more open internally, better finishes. Our designs are always too similar. There was a time when having these Roman pillars in front of your house was the in thing, now every body has gone to this rectangular contemporary style. But the exterior and interior all look kinda the same. Our architects have to do a bit better with use of space. But having said that though, this is probably a problem with Lagos. If you spent N80mln in Abeokuta, Ibadan, Enugu or any other much less expensive city and got
a good architect and builder, you could get equivalent.

As someone who loves an efficient kitchen, I just wish they had a separate kitchen pantry.
Some 200,000 Dollar homes in Kenya have very bad finishing but this is beautiful. The neighbourhood is clean and green. For such a house in Nairobi it would be in a high end area where a house would cost over 400,000 dollars.

There is alot that contributes to this from pollution, to global position and inclination (closest to Antarctica). SA has the MOST unpredictable weather patterns in the world. That places a major part. Within one country, up in the sky u can have summer and winter all at once.
Lack of pollution, remember that sa is nearly universally electrified, so no need for fumes etc

As far as property goes, I think that if Nigerian property developers incorporated more greenery, Nigeria properties would be difficult to better. I like that Nigeria somehow manages to indigenise modernity unlike South Africa that is like Europe in Africa. Making modernity African makes Nigeria seem a richer, happier, more interesting place.

Or generator with lifetime fuel (which btw pollutes the air)?
This house comes with solar panels on the roof, running water from the grid, in a quiet residential area and is affordable. That's how you grow an economy.
Not overpricing goods in the world's acclaimed poverty capital, high unemployment, no good roads, no grid for gas; water; electricity or provision for emergency services, no basic healthcare system and a sick and illiterate president.

@@normantshokotshela5290 I highly doubt it 70 percent of Nigeria is undeveloped, especially in the Middle belt and the North we have states nearly twice the size of Dubai which have population in the double thousands, villages in the south with vast lands empty, when you travel between states you can travel for 30 minutes with vast grasslands on either side of the road or in the north vast dryland.
But I can appreciate the reasoning behind the price, but in Nigeria we're not there yet besides don't forget what I mentioned about basic amenities.
Education is also undermined given the level of illiteracy especially in the north, this contributes to uncontrolled exponential population growth notwithstanding the inaccuracy of census data and no well managed database to register her citizens.
Until we stop grossly overpaying the top civil servants in the senate and a host of ex-presidents, ex-senators/ministers/governors/local government chairmen who have left office our budget would always be 70% mismanaged and borrowed with declining oil prices and other major export market not getting enough investment due to the shortage of cash from the aforementioned wage settlement.

You are 100% Correct. That is why many of us that are Nigerian American are relocating to other African Countries to retire. Rubbish properties are overpriced in Nigeria. One of my brother and his wife just build 5 bedrooms,6 baths , 2 levels, 2 livingrooms by the Water view community and they have only spent $100,000 to build, they are just painting to finish it this year 2020.
