- 10 Cheap and Nice towns in The United States.
Are you looking to move to a small town? These days more and more people are opting for a small town vs. a city. Small towns across the United States have become very appealing to remote workers, retirees, and just people looking to leave the city life.
Today's list goes from Mississippi to Idaho to Missouri and all the way up to Wisconsin.
This list is about places we found that are good places to live and still affordable.
These towns have a low cost of living, a low crime rate, and affordable housing.
I hope you enjoy the list.

No matter what state you look at, there are nice small towns to live in. I’ve lived in major metropolitan cities and in rural areas and I prefer small towns as a great alternative for families. The only negative is that your kids will want to move out as soon as they can. Wait a minute, that’s another positive! Small towns for the win!
Bs
Depends. I'm from a small town and left. Been living in the city for almost 6 years now and I really want to go back to a small town. Just not the small town I'm from. People just aren't very open-minded there.

Here's a top ten for ya; top ten handicap friendly cities. Access to parks, buildings, sports medicine, therapists etc.
Underrated comment
As someone who is a paraplegic I'd love to a list for people with disabilities.
That would be so nice, esp after rude NM.....
I really agree!!!
Hell no, I'm sick of handicapped shlt
i have no plans on moving any time soon i just like seeing places ive never heard of before. thanks for the content man.
Great way to end a sunday!
... and start a Saturday :)
Yes I am looking. Thanks so much for posting this. I grew up near Perry Oklahoma close to Wakita Oklahoma. Two years ago I stopped in Perry for gas. The attendant used a 70 year old brass cash register. He not only knew where Wakita was, he also talked about Renfro and Jet, which aren't there anymore. Don't drive through Oklahoma with out of state tags if you can help it. Off of the Interstate you'll be a cop magnet.
The Oklahoma State trooper ticketed my car out of 5 traveling at 8 mph over the limit on an interstate highway! I was the only out of state license plate and I was the center car in a group of 5. I have never spent a cent in Oklahoma ever since and have made the coast to coast trip every year (except Covid 2020) since 1995.
My daughter and son-in-law got pulled over in Oklahoma for ‘speeding’ on the interstate back in 2015. My daughter was driving. They were in a rental and were driving back to Los Angeles from here in Massachusetts while on their honeymoon.
Brodhead is also home to the Sugar River Raceway, where they have hosted go-kart racing since 1960. I have a lot of fond memories from there.
Green Bay, Wisconsin here :)
@@leanneadams2549 I grew up in Rockford IL but live in West Virginia now.
Monroe, Wisconsin here.
It's way too cold to live in WI imo. Tennessee looks desirable.

I live in oklahoma. Perry is a nice family town.
Can confirm 👍
I'm sorry..
An hour to Tulsa, an hour to OKC. Good town, wonderful people
That comment to that kid is a keeper! Will use with or without your permission nor knowledge. Good one!

Oh my gosh! I can't believe Stuart, VA finally made it to somebody's nice place to live list. I love it here! Thanks!
Perry is about 60 miles north of Oklahoma City on the edge of IH35. Summers in Oklahoma are HOT and the winters can be very cold. I like your channel.
Another very interesting vid from Briggs. Thank you Sir.
Thank you so much for doing these! After reviewing Denver City, because you mentioned the good schools I found that the houses near them are part of a certified senior 55+ retirement area, the affordable ones at least. Thanks again for the hard work and effort!
Thanks for the recommendations! Finding affordable and charming towns is a win-win. It's helpful for those seeking budget-friendly living options. Great insights!
Nice Sunday surprise.
Thanks for the visit
After having lived overseas for over 30 years, I'm considering moving back to the States. These kind of vids help me a great deal.
I hope you’ve factored the cost of healthcare into this decision. It’s gotten completely ridiculous, especially as you get older. If you live somewhere with universal healthcare, you’re more than likely better off staying there. I just got a bill for an hour at the ER with my daughter and it was 2 grand WITH what’s considered to be good health insurance where I live. Just......no. It’s completely demoralizing, considering that I pay about $400/month for said health insurance already. Do yourself a favor and look up how much healthcare/insurance will cost you if you move back here. Honestly, most of my pay goes towards insurance companies of some sort. Health, home, car, etc.
I wouldn’t
Good to see my quiet, little town in Northern Wisconsin evaded the list. Cheers!
I love these kinds of videos Briggs! You always put out awesome content! I have been to Burlington IA, on several occasions. I agree with you.
The Kingston, Tennessee story was amazing! I'm going to use that one
I’m so happy I found your channel. Great content and great sense of humour. ❤️
Thanks Briggs, a sweet vid with good info, and hope for folks tired of city life and its problems.
I was born at Ft. Ord, CA, and did not know the history behind the name !!!! Thanks, Briggs another great video!
You could probably make infinite videos with this premiss. I've been living in Tupelo MS for almost 3 years. The stats here are great. Life is good and plenty to do. Cost of living is low.
As always a great review
Thank you for posting
You're welcome. Thank for watching.
I love all your list Briggs. I'm not sure how'd you go about figuring it out, but how about a top 10 of cities that love live music and dancing.
Biggs my friend, If I may suggest, mentioning Apartment prices and availability. When doing these fine/useful videos.
Just a thought.
"Homes at 200 to 260 thousand" anywhere in the US is a steal. Call or email a realtor in whichever qualifying city or state.
I'd like to see more info on town squares, or downtown areas, festivals, community events, etc. In other words, are these towns known for their fairs, festivities, flea markets, town square? Anything specific?
@@jillorlove3637 you forgot to mention, law enforcement. How large are they in these towns.
Look it up on google.

I owned a house for ten years. One day I realized I was not a Home owner type. I hated doing all the things you need to do to keep up a house. Example: 6 years ago the roof needed to be replaced. Not my problem, it Kiran's (the landlord) problem. Stove goes out? Call the landlord.
Soda springs is where to open a soft drink plant!!🤣 Oregon Trail oasis too👍🎉🤣
Good call!
Thanks for sharing Bro
Nicely presented, thank you
Hi Briggs... Happy Easter😃🌿🌳🍀
Thank you Briggs! Can you do a video on best place for live, jobs, schools, low crime and community all in one place?
Excellent video Mr.Briggs!, hope you’re doing well Mr.Briggs! Happy Easter !
Great job
Nailed it. Before meth small towns were the best places to be.
It was done on purpose
Now that the population is addicted to cheap fentanyl and the gangs have moved in and destroyed what's left.

Thank you for these
I'm watching because it was posted a day ago, It Is moving time for a lot Of Us Americans 😁
Please include the availability & range of prices for rentals...Thank you for the informative video.
SODA SPRINGS has my vote from this group. I need mountains & forests relatively nearby. I passed through it a couple times & I appreciate the information provided here. Since driving through I was always curious about it. Although Joseph, Oregon is even higher on my wish list.
Briggs, love to hear your best stats for nice living with least crime.
Loved this one! Good to see places that are town size that are a good option. Being retired I don't have to worry about a job. As another person mentioned being older medical stuff is important along with things like cost, crime, etc. While I don't have to deal with kids going to school, I like to hear when places have a good educational system, as I feel good education lends to a better place to live. When you showed the map with Wisconsin in red I thought you were going to say Hayward.
Great job crushing the kid who gave you the finger. He will grow up to be the one person to cause a spike in their crime rate.
Yes give us more videos with best small towns, please 🙂
you are awesome Briggs
Love your channel. This is a great video. I need green as well
If you forget everything in this video; the story about the kids and the dog will make it immortalized in your memory.
I suspect the true ending to the story is that after Briggs sped away, the three kids looked at each other, laughed, and walked in the opposite direction back home. 😆
Kid story!loved it.
You ARE HILARIOUS! LOVE THE KID'S STORY!

Hey I grew up in Denver City! Awesome to see it make this list! It's a great little town
Denver City is in the Panhandle....reminds me of that great scene in the movie Bernie, where the guy is describing the different regions of Texas and says "I left out the Panhandle, because, well, most people do...." LOL
Great stories man
This is great information. I wonder if you could highlight where the cities are, not just the state. Some states are huge, and I would really like to see where the town you are talking about is a little more closely (without having to have google maps up while watching it.) Thanks for your research and great videos.
I really enjoyed this video!
I'm so glad!
Another 30 minutes well spent. Cause Briggs videos are re-run worthy
I teally thought, my tiny city would eatn a spot! I guess being stuck in central illinois puts us out. Haha great content!!!
Dog threat earned my thumbs up. That was silly.
Watching from Perry, Ok
I agree with you about trees and greenery , in city/town you live in Briggs , dry weather is bad in Johannesburg South Africa , and the rain is quite hectic on and off in summer . . .
Good stuff Briggs😀👍🏼
I was wondering if Iowa was going to make this list, shout out to my home state!
I remember having the best catfish I've ever had was in Burlington.
That last town was so cute and clean!
Check out union city ohio or Indiana we,'re on the board
Very nice. Glad to add 10 towns to my Don't Live Here list
also, how about a list of the 10 best places for hiking in the US. as so many LOVE to hike and be out in nature, thought might be a cool list to do and see!
Sometimes, I wonder if these cities contact Briggs and pay to be recommended. I mean, who can reasonably recommend that someone move to Mississippi?
I kid, great video, Briggs.
Perhaps in the future, you can add average 1 bed & 2 bed apartment rentals. Not everyone retiring can afford a home.
If you haven’t saved for a home by the time your 65 there’s a problem

I loved this video you should definitely do more of these😁
Yes, Love to see focus here or somewhere on 2 BR, 1.5 or 2 bath places around 1100 sq, ft. for retiree singles or couples. That's where the action is and will be.
I live in Clover, SC just outside Charlotte. It isn't bad here and the population is still under 10,000 but they are building houses like crazy. There are a lot of tax breaks in SC for retirees.
Lot of breaks in the roads too.
Chillicothe, Illinois And Cleveland, Tennessee, And Washington, Illinois.

Yeah one up again for Missouri another good list!
Happy Easter 🐣
Lmbao. The "dog" jab just made my entire day 🤣
Speaking of Idaho, the surrounding cities from the one mentioned in this video are also extremely cheap. Pocatello, Idaho Falls, Rexburg, Sugar City..all very affordable. I've lived in Rexburg for a few years now and my rent is $300/month total, that includes utilities and everything. This part of Idaho is very LDS (Mormon), Rexburg is 99.99% LDS so you'd have to get used to that. Lots of food and entertainment options since there's a handful of universities in these cities. Very safe communities as well. The only downside is that I've seen it drop to -20 before around Christmas time lol
Yep. I was stuck down there for three years as a military recruiter and it was all Mormons. I’ll take a hard pass.
Broad Head, Wisconsin sounds like a wonderful place, but as a Michigander and older Man, I am tired of the cold, Winters, so if or when I am able to move, I would rather go South and a few of the small towns you mentioned here are just as good, I'd say. Thank you, Briggs!
Always enjoy your videos. I was thinking about asking to include an example of 'median house', 'nice house', 'decent house'... in your videos - yup, exactly like that last one for $145k. Would give us a much better idea what you are talking about. Seems a lot of focus is on retirement in videos like this but always sounds like you are looking at 3bd/2ba family houses. I would prefer 2 or 3 bedroom, 2 bath on a half acre or better over the current 'family subdivision layout' where you can here more of your neighbors than you want to. Hoping those requirements will lower the price also.
Buahahaha😂 The dog story, Briggs, omg, I choked on the water I was drinking, and I literally laughed so hard I was crying! Omg, my Dad would have loved that one, too! (He andI were the jokesters in the family)
Hey, does my butt look fat when I laugh at an inappropriate gag joke? Yeah? Well... who cares! Lol!
several of these towns have a common thread- tornado prone areas
all these towns have had at least one tornado within 20 miles of them and 3 took a direct hit.
Make a bunker house
Just get a home with a basement. Make it have a safe room. 💁🏻♀️
Thanks interesting. Good to no where is safe if you wanna move to a nice place one day
I agree with You should do apartment prices etc..
How about a list of small towns with VA medical centers/clinics and good hospitals for military retirees. Just a thought.
Second that
I have asked that a few times, no reply yet. Also asked if he could rank VA hospitals, and if he could do VA hospital Specialties (like Tampa for head injuries ect)
@Christopher Williams He might not get tons of his regular viewers, obviously we would watch and I am certain we aren't the only ones. The big kick is, if he did a good job (which he is likely to do), we would share it out to the Veteran community - which has the potential of sending it Viral.
I understand if he doesn't want to though, his channel, his choice, no problem. A reply would have bee nice though since mine was around the 5th comment on whatever video it was. But again, no problem, I am still subbed and watching his videos for the full duration.
Good Idea. Side note. I might mention Key Largo Florida. Its not as expensive as you think. Key Largo has some cheapest gas prices in Florida. Also everyone knows each other. As far as housing prices, yes it can be expensive, but I rented a nice place with cable, internet, electricity, and fully furnished for 800 a month. THere are also communities for 55 and plus thats very affordable. If your 100 percent VA disabled you easily able to live in key largo. Also if Next to Everglades National Park. Also the VA Clinic is nice. Clinic, everyone who works there knows everyone. They will call you to remind you of appointments. And if you have 10am appointment, appointment pretty much happens at 10am. Key Largo has population of around 10,000
@@LifeMyWay007 LA Jolla has the best VA hospital than Vista ca
Over $200k for houses in the middle of nowhere? Why?
Take broadhead Wi. 2000 sq. ft house built in the last 20 years. Full basement. 2 car garage on an acre of land.

How about a video like this for both North and South Carolina?
Noooooo. Way too many people moving here already. Spread the word: nobody wants to move to the Carolinas
"Not If I Get There 1st." LOL!!!

Very good, as usual!
Better: many of us retiree-aged folks have medical issues (some serious, some not so much), so nearby decent medical facilities would be a big plus! And we may be looking to rent, maybe a house/townhouse, or maybe an apartment. So availability of rental units could be a significant plus!
Some stuff to consider.
Thnx!
Thank you
Very strongly agreed!!! Thanks, Eric Awalt.
Some of these towns look like perfect place to move to if you are ever clinically diagnosed with a year left to live.....because that year will fell like a f--ng eternity!
If I have 6 months to a year to live, I'm headed to either New Orleans or Reno.
