    This video was extremely helpful. Having moved several times and living in many different houses around this area I have learned that structure is super important. Investing in the structure itself and windows and insulation and doors, etc. I’ve never built myself, but definitely know now what I would and would NOT put my money toward. Thank you for pointing out the things to consider.

    Thank you for the insightful video. This helped us really prioritize our upgrades. Can you give any insight to what to look out for regarding site cost? We are seeing anything from $40-$80k in difference.

      For lot premiums, it will vary a lot depending on lot size, whether it's a walk-out, and if it backs to trees, common ground, or ponds, etc. Bigger lots, walk-out lots, and private lots tend to be more desirable and have a higher premium. Larger lots (e.g 3+ acres) tend to be sold separately from the cost of building the home which is really important to keep in mind since they can sometimes cost upwards of $100K. Also lots on a cul-de-sac tend to be pricier because they are usually bigger since they get wider in the back. Does that help?

    Im looking into selling my house and doing a transfer of equity to a new construction home. I was wondering do you think Ill still get a good amount of equity if sell my house around August 2023? I dont want to sell to early bc im compensating my 3 year old daughters daycare expense in order to pay towards a big house and be in a better public school district (possible St. Charles area). What are your thoughts about my (Following description) timeline: Dec. 2022 new construction contract/building process starting, Sell my current house in or around July. 2022, Move in the new house around October 2023.

    Are there any large builders in St. Louis that you would stay away from?

      I won't tarnish anyone's name, but the one builder we've repeatedly had issues with is the one that advertises that themselves as the largest homebuilder in Missouri. Lack of communication. They've forgotten about windows & doors that were supposed to be included. 4-month delays from the original closing date they told us. Those are some examples.

      I can say a coworker just purchased a home from Missouri's largest home builder and there were significant delays and communication issues. Had to really force the issue before things happened.
