    I like your videos how you superimpose the map of where you are with the live filming. Looks like a great lot at a reasonable price. It gets very hot in that area in the summer, however.

      Thank you! Yes, it does get very hot in the summer here. A higher elevation property would be a little cooler temp wise. This one is still in the valley but that gives it a nice rolling topography vs being mountainous or steep. 👣

    great content you put out, love it. if i may offer a small suggestion to help viewers like myself orient position as you and squatch roam the lands. its bearings for north south east west, more often when doing 360 and verbally indicating. if there is a function on the map app, like an arrow indicating the direction u are facing would help. i can only figure out bearings when u move and noticing same movement on map, only then can i orientate direction. if u are stationary, its difficult to get bearings. not critical, but helpful. stay safe out there. thanks for the dreams and wishes you are sharing and providing.

    Where are the “stellar” views of Mt. Shasta and Lassen you mentioned?? Very important to an interested party.

      They are very hard to see without snow and during hot smoky weather. I thought I put in one of the pictures in the video. Sorry if I missed it. My website does have the photos of Mt. Shasta with the snow on it.

    So I'm confused. The creek is dry? Is there water there otherwise, a well?

      The seasonal creek is dry unless it is winter basically. There are homes/ranches in the area, so people must be getting water out of their wells.

    Ballpark only please, how much for well, (typically how deep?), pump, and septic system? And how much to run electricity to one of the building sites? What do you mean by “light” ccr’s?

      I believe it is around $50 a foot give or take to drill a well. I don't know how deep for water in the valley here but up higher in elevation I have seen 250 to 350 feet on average. You should ask a well driller on the average prices for pumps as they vary quite a bit especially a solar pump vs a non solar one. I also don't know how much a septic would be as there are so many variables. House size, tank size, leach line lengths and number of them. Conventional vs non conventional.
      If I was into the development, I could give you a rough estimate but I'm not on the construction side of things.
      The CCRS are not super heavy on the restriction side of things like in a gated community where they have a guard and you can't even wash your car outside or change your own oil.

    The neighbor at 2:40 is clogging the driveway. Is this HOA? Who owns the road? Looks like it could be a problem in the future...

      That is the main road and his property goes on both sides of it. He has a ranch and his animals are all fenced in so he parks his stuff outside the fence by the road.
      The road is private and there is a yearly road maint fee. $150 a year. I have been going out here for years and never had a problem.

    Can I live off grid here? I have a compost toilet and solar. Already living off grid on a sailboat but thinking it would be nice to have a garden.

      Yes, but off grid just means no power from a utility, not do whatever you feel like.
      You would need a conventional septic system and a well I would speculate.

    Love cottonwood. If this wasn’t an HOA with CCRs it would be a good buy. Never EVER buy in hoa’s

      Depends on the HOA type. Some are super restrictive and gated, others just want the road maintenance money as there main focus.

      They can be very restrictive is the main downside on what you can do and that is why most people hate on it period. But they are not all the same.

    John, when the property is fragmented by a road or more, such as this one, how does that work? Could you turn it into separate lots?

      No, the road is just an easement running through the property. It does not make it so you can split it in half there because an easement or road runs through the property unfortunately. That would be great if it was that easy to have the lot split.

      Cottonwood is along I-5 Interstate, between Sacramento and closer to Redding. For climate......think Almonds and Olives more than apples and pears. If that helps. HOT dry summers.

      I'm not on the construction/development side of things, so I do not know what PGE charges to run power onto the property. I don't know the cost of a transformer either which you may need. The Tehema County Building Department has the building codes. Yes, the roads to get to the property are not going anywhere, they are your access to the property.

    Do cc&r’s prohibit building hydraulic ram pump at the bed of seasonal stream? It is a good inducement that owners is willing to finance. However, could you recommend financial institutions that lend on that type of land.

      Yes, Banner Bank in Redding, CA is a lender that says they lend on Land.
      It will cost you a ton more than owner financing ever will though.
      I doubt the CCRS mention that but CA Water Resources may need to be contacted about that.

      I don't even know the prices for permits. I don't do development or construction.
      I stick with the features of the land and what it offers or doesn't.
      May years ago, a well permit was around $200 if memory serves correct. I bet its not too much higher today.

    Looks like a nice lot but HOA & CC&R’s are a big red flag. Probably no well water and since the power is 200+ yards PG&E will charge you as much as 200k to bring it over. PG&E is one of the most expensive utilities in the country. Solar is definitely the more affordable option but the restrictions for a large ground array might make me look at another state or area without Association or others gracing permission for what you do.

      Just keep in mind that not all HOA's or CCRS are the same especially in very Northern CA compared to LA or the like. They are all different and the main thing here are that they want the road dues.

      I am licensed in CA but to drive for hours for one property just doesn't make sense financially or time wise. Especially if I go out there twice to list it for sale and many times showing it to a potential buyer. I would love to it if it would work out though.

      According to the property deed, the owner owns them unless they don't pay their taxes.

      The right bank should. Try a Banner Bank. They do off grid, large acreage, etc. Up to 40 acres I'm told by them.

    It's a beautiful area but overall living there and neighbors are pretty hardscrabble. It's a kind of last resort living situation. Insurance? Forget about it.

      I think it's a pretty cool area. Neighbor down the road waved and most people seem to have acreage with some horses or other animals. The roads are nicely maintained and it seems people in the area have a sense of humor based on the sign I showed in the video. LOL

      Not all HOA's are similar. It really depends on the area and how the rules were drafted up. I'm sure in Southern CA it can be pretty restrictive and expensive.

    Bad location, steep, not flat, get eaten by a mountain lion for 20% down. Do you specialize in dirt cheap remote locations? It would be nice to see properties in Marin and Sonoma counties.

      Nothing wrong with the location. It isn't steep, it's mostly rolling. This is a great area for a ranch with animals. All flat will be more in the city areas or very close to I-5. The chances of even seeing a mountain lion are so slim that you have a greater chance of a heart attack than getting attacked by a mountain lion if they are even in this close. This is not a remote property by any means.

    Why would anyone want to live in California 😅 I would suggest everyone do your research on taxes, laws and property rights because they are outside the normal
    California isn't a good place to live I've met 100's of people say they are in debt in property taxes and the extreme cost of living

      Everywhere is prone to some kind of natural disaster. A well and septic area needed. If it had a well, it would cost a lot more.

      LOL no price gouging. Ask the county what the assessed value is and what it sold for previously. 2024 assessment = $43,860.

    Feels like your right there. Can you put 30 trailers on this property? for a Church or Park? Cost to put in Utilities ? Government costs plus contractor's: Elec, H2O, Sewer/...? Thank you.

      You would definitely need to talk to the Tehama County Building Department about that one. I don't think the zoning would fit well with a park or a trailer park area.
      You need a well and septic. The well is probably around $50 a foot. I'm not sure on the septic as it depends on the size of the tank, amount of leach field, conventional vs non conventional etc.

      All properties in the country have no water until you drill a well. Without an HOA you won't have anyone to collect the road dues and keep things nice and current. I talk about the price in the video, it's on the thumbnail of the video and in the property description below the video.

    First off, you’ve got to be out of your mind buying or doing any business in California. Secondly, if that was such a hot deal the owner wouldn’t be selling he’s property. Finally, as a contractor for a 45 years, you buy that property, besides the property tax. You’ll be responsible and paying for the upkeep of that property with absolutely no returns to you. So it’s all liability and expenses with no returns. Why? Just look up California’s laws on building and maintenance of a property. That’s why I’ve moved my Business out of California.

      People sell their property for many reasons I have to say. Yes, the road maint fee is hard to keep up with at $150 per year.
      I would hope that anyone that has a house on land in any state would keep up on it maintenance wise otherwise you are right, it won't be worth as much if the roof is leaking due to lack of maint.

The whole local government from Governor,Mayors all the City managers and Law makers, DOJ and Building Departments are Corrupted to the Core. I’ve done business over 45 years with these people involved. Finally CLOSED DOWN my business and moved it out of State. Spending your money is one thing, dealing with these Criminals with their idiotic policies is another thing. As I’ve mentioned it. You Really Got To Be Crazy to do Business in California or Buying anything in California. Just think, how much taxes you’ve got to come up with to pay these Criminals beside your Federal.
