I have property up there. Absolutely amazing and beautiful area! This property location is a pretty remote area for groceries. You'd have to drive into Redding. Other problem is, if you are not living there full time, you have a high probability of tweekers breaking in and stealing your stuff. Happened to me 4 years ago. But talk about beautiful land- it is spectacular.
There are flying security drones that launch/land independently. Quad and Bi- pedal bots are available and can be modded to use slingshots against those pesky tweekers! ;-)

Been down that access road many times going town to where Dog Creek meets the Sacramento River. It's pretty there but it would have many people waiting for you not to be there. You can see in the video that someone kicked in the door to that shed!

Depends on what you want to do. If you put a house on it, then you need to clear and area around you house of course. Fencing it what most people do for a property boundary. Not sure why you would do that if you are surrounded by National Forest Land though. Maybe just at the road frontage.

With 40 acres and 4 lots is this property able to be subdivided to sell individual parcels? Also, would these parcels front the creek with access to the main road? I love the creek but there is hardly any usable land for creating a homestead unless you clear off some of the vegetation and see what's underneath. It flowers in the summer Check this property out now in the end of summer…super hot , this will show you what you will need to clear for fire . Having the highway bridge right on top… not a good idea for various reasons, especially cigarettes car crashes during summer . You will want to make sure all dry brush is cleared under the bridge for fire safety. Also for the noise, it will probably never be quite. If peace and quiet is what you want…not here. If you don’t mind the noise… Very fire prone area, a lot of dead trees, good if you are or know a tree climber and arborist. The power lines are transmission, but the lines below them are distribution, these are the lines that “distribute “ power to the neighborhoods. Great questions!! I haven't run into a bear or mountain lion. I haven't had any negative encounters except for an older guy at his house who at first wasn't going to let me use and easement to get to the property I needed to get to but after talking for a bit he offered to give me a ride up the hill through the easement road. He ended up making an offer on the property too. The wildlife out to get you is way overblown on movies and TV. They are very scared of you and getting attacked my an animal is extremely rare and you do have a better chance of getting struck by lighting I read then attacked by a wild animal. If there were grizzly bears here, then I would be more concerned. But they are not in CA.

The creek gets higher during the winter as it always has. Floods are not common here like in Texas or Florida. No ocean nearby. If a fire comes though, then the property could burn just like anywhere else.
those trees with oils can burn more readily. but california's policies are why forests fires these days are dangerously large, because they prevent all small fires from occurring, which allows large amounts of dead vegetation to pile up, which is why the largest fires in california history have been recently happening, when these large dead piles of dead vegetation burn very large and very hot. safely burning dead vegatation on your property can help prevent big fires. small fires are good as they clean up the small amounts of dead vegetation to prevent big fires from occurring, and they allow animals time to escape small fires, these small fires quickly burn dry grass and stuff close to the ground floor, and these fires aren't big enough to climb trees or penetrate tree bark, unlike big fires

I'm interested. So I have some questions. When you said most of the property is on slopes, is it 95% of the property, or 60% 0r 80%? Can the future owner legally level out 10% or 30-40% of the property? What is the temp in hot summer days and does the vegetation become dry and a forest fire hazard? Is the water in the creek contamination-free from any mining activities? Is there any fish in the creek and is it safe to fish and cook to eat? There is direct access to the property correct? Or the future owner needs to negotiate an agreement with the neighbor to gain access to this property?

Cal has strict laws about gold mining though.
I wasn't trying to recommend opening a mining operation, just recreational panning or nugget metal detecting.

Can the future owner legally level out 10% or 30-40% of the property? What is the temp in hot summer days and does the vegetation become dry and a forest fire hazard? Is the water in the creek contamination-free from any mining activities? Is there any fish in the creek and is it safe to fish and cook to eat? There is direct access to the property correct?
