@@MountainValleyRealEstatei like that land you mention but I want to build a house there but mine is known to emit toxic flume and during raining seasons, it is even worse. If I do buy it, I need to hires a tester during raining season to test the air... and California isn't known for raining nowadays which may take 1 to couple of year if there is droughts. I am interested in that mineral land near this place you show case couple of time. If the land is sold a bit cheaper, I'll buy since I still need to hires air tester, building requests & permit, ground testing for chemicals, under water and stream water testing and many other things that is not shown on your video and website. There is so many reason why not to build on a mining land due to the chemical they use in the days that harm the land. The only thing good left is to mine more for minerals and not build anything on the land. To me, I like to refurbish the land but that depend on the ground, ground water, the stream water, and the most important toxic fume from the mines.

About minute 26 into the video, the map.Instead of being in the upper left hand corner is in the middle of the screen so we can't see much of what you'rebut I like the map.And I think it's a great thing.But it's just we can't see the views that you're pointing out to us. And With no mineral rights that makes it It's difficult because other people can stake.Mining claims on your property and come up whenever they want.
That map at the end was not supposed to be in the middle of the screen, my error when editing the video. Sometimes the errors slip through, I apologize. Only the person or people with the mineral rights could come. Most of the time they cannot come onto the property and would have to drill from off the property. It really depends on what the specifics/details say. I'm not saying that it couldn't happen because it could, but in my 20 years of selling real estate, I have yet to hear about someone coming back to drill for oil or gold or whatever. Would be nice if you Mentioned what the actual assessed value is so people can calculate taxes. Because assessed value is different than selling value. Otherwise great videos!!

The problem with that is if the seller owned it for a medium to long time, his taxes may be a lot lower than what the new owner will pay (new assessed value) I suggest calculating 1% or so of the purchase price to get a decent idea of what a new owner will most likely pay. The math should be pretty easy that way. I suppose I could just do that in the video and say your taxes would be about $3,000 or so. I may just do that.

I have never seen any grows in this area. There is some recreation and a small town right here, so not the best place to do something like that. They are concentrated further north near the Oregon border from what law enforcement has said.

This is not the Hwy 299 properties which you are referring to. This one is in a completely different area. Yes, I would disclose if this was a Super-Fund site or the like. By the way, those Hwy 299 properties are going to be cleaned up by the EPA I recently found out by the owner. In addition, how are they going to get to those properties? I bridge across the creek or go the back way in? Either way should help increase the value of those properties I would think. The tough access is what is holding those Hwy 299 properties back. The creek on those properties is called Little Cow Creek.
