My name is Vidal and I remember about 3 years ago I called Tim up after following him on RUclips and he help me understand the basics of tax liens in Alabama in about 5 minutes and as a thank you I became a subscriber of Parcel Fair and it’s a very vital tool with anything dealing with tax liens.
Tim is such a boss. And remember, no representation is made that services to be provided are greater than services to be provided by other Alabama attorneys.
I had been interested in tax liens for several years, I was finally able to check it off my list in 2020 with the use of Parcel Fair. I still have 2 of the 9 from 2020, which I bought wanting to keep, next step is the foreclosure process.
So the redemption period is 3 years from what date? Also, if the property is NOT sold at the Tax Lien Auction and 3 years has elapsed, what happens to that property? If purchased after the 3 years of waiting, is the property now yours or what is the status? Thanks.
For tax liens bought at auction, the redemption period starts from the initial sale date. As for leftovers in the new tax lien system, a few counties sell them direct to investors (Shelby, Talladega, Mobile for example), but most other counties just hold onto the leftovers. The "old" system sent leftovers to the Alabama Dept of Revenue to sell. Once the 3 year redemption period is up and you've acquired all the tax liens for that property, you can foreclose with an attorney - the discussion with Greg Stanley covers the first tax lien foreclosure in the state that just happened last week, so they are a great group to reach out to if you have liens ready to foreclose - www.stanley-law.com
