Since this video was uploaded many things have changed. The NHR is ceased for most new applicants. There is a new government. New rules are being made and many revoked.
The Golden Visa by property purchased has been finished. Most of the remaining methods are not suitable for retirees. D7 is the route to take. A couple needs 1.5X the minimum monthly wage of €€820 (in 2024) plus about €20k in the bank. Due to the rising rents, the government is considering increasing the income requirements. Things are in flux.
Personally I wouldn’t buy an apartment. A villa has far less restrictions on short term rental.
I think that if you can find a pre approved villa building project and have the money and about two years, you can build a villa for a very discounted price.

$2,000 a month for an average 2 bedroom is very expensive since the average household makes around $30-$40k a year.

Average income is not a good comparison, median income gives a more realistic number. Average income includes very rich people's income which distorts the numbers.

ExpatsEverywhere did a video from Portugal and managed to get by on €1640 for a couple that included €700 rent. But it was hard. They think €2000 a month would have been comfortable, so €1300 non rent.
How does a person do an interview for the D7 four month visa if one lives in a city without a Portuguese consulate?

In theory Luis, that should slow significantly now because they've roughy killed using a newly bought place for short term rentals (AirBnB), and they've raised the Golden Visa's requirements considerably which would leave lower priced homes out of consideration. In...theory.

@@maxflight777 i dont blame foreigners. I blame non residents that make life Impossible for locals and imigrants. Have a look on portuguese data and newspappers and get your conclusions. The housing Crisis in Portugal is far worst that any place in Europe.
I think it is more ethical to build a new house from scratch using local workers and materials. That way you are not buying up existing housing stock and are putting money back into the community.
The government needs to encourage new house building and the rehabilitation of all the abandoned properties. Another step would be to change the inheritance laws that has ended up with dozens of people fighting over what to do with an inherited property, with many of them missing.
We moved to Portugal last year. We can't afford Lisbon, especially Caiscais, and the areas that he mentioned. This is too rich for me.
Might be good to look at Almada or Setubal on the other side of the river from downtown Lisbon. Cheaper and decent.
Not many people can ! Caiscais, detached 4bed homes (single garage) start around €7million.
We are moving to Porto in 2 months. I've done a lot of research, but love boots on the ground info. Excluding rent, do you have a feel for what monthly expenses will be? Is 2,000 euros a month high or low? Rent would be on top, we are a retired couple on Social Security and do not plan to have a car. Any info you can share would be appreciated.
