Came here after a zoning limitation in one of my buildings, currently scheduled as an R-2 but the basement could be habitable and on multiple occasions I’ve been asked to rent the basement out but legally cannot until I Zone it to an R-3
Most of the time in rural area or small town, you’ve lived in forever you can just build stuff in your backyard and no one knows the difference permit no permit😉🤫

I learned to do this. And with my new super power I learned that a lot I bought last year in the Verde Valley AZ, close to Sedona, is about 1200 feet too small for zoning regulations to build :(

Hey James! Permits are typically after. However, conditional/special use permits are usually after. But you can negotiate that into the contract that the purchase is conditional on getting approved on the permits you need. Fair warning, not a lot of seller will go for this if it take a long time. This is where you relationship and knowledge of the county really helps.

Is this like a 50/50 and I may likely risk buying land and then not be allowed, or more of a standard procedure with a few hoops to go through?

If you have an Airbnb, and you’d like to put an arcade cabinet in it, I do a pretty nice build for Umbrella Arcades. Its a modern, wall-mounted unit with most of gaming history pre-installed. The cabinets are hand-made in PA using powder coated steel.

My issue is that the land zoning does not specifically list camping (I want to build yurts and cabins) but they do say recreational uses are permitted(P) and I’m hoping camping is a recreational use. You mentioned how a county in Arizona was easy to find all the information. I can’t find it for Lane County Oregon. I found the map and can figure out what zone each property is. My area is now heavily regulating issuing Airbnb permits because landlords would rather use their apartmts and houses and adu and for Airbnb higher profits than for long term renting to locals as places to live - hence a rental market shortage My question is- is there any way to select certain structures that will increase my chance of getting my local municipality to grant me Airbnb licenses? Build tents or yurts because nobody wants these to live in long term and therefore I’m not effecting and contributing to rental market shortages to local residents. So then the municipality will grant me Airbnb permits to then allow me on Airbnb to get them rented, Also what platform does the lady in your other video use to get her clamping structures rented?
Airbnb, VRBO and hipcamp are great places to start listing them. Oof, yeah a lot of areas are cracking down on STRs. I'd double check and read zoning ordinances. Your best bet is to find land that allows a bed and breakfast or campground.

In our area, it's all classified as "campground" but that can vary depending on your area. You should review your zoning ordinance to see what the best classification is!
Hello there! Unrestricted is a good sign. I assume you’re in Texas? Very broadly speaking it means you’re in an unrestricted area that maybe outside of city jurisdiction. BUT you’ll want to look into local, neighborhood ordinances and potential HOAs. Good luck!

We put a contingency on our purchase to receive the conditional use permit to do what we want. We got the permit and then immediately purchased the land!
I'm doubtful there's no zoning restrictions but I suppose it could be possible. If someone wanted to start a 300 room Hilton, I'm sure someone from your municipality would have opinions and pull out a zoning ordinance that limits it! :) It really just depends on how they classify your project!

I love Florida cause you can live without AC or Heat if you had to year round without dying and it's easy to drill for water. How about this .. don't built anything permanent, a lot of remote land in Florida you can be on your lot at any hour of the day as long as you follow ordinances regarding building, environment, health and noise. You can clear, fence, drill a well and even get power without building. No you technically can not park a big ole RV and live for months on the lot...but maybe this motivates you to be much more mobile, smaller, off grid and off road.
