    Entitling a property for a real estate development project is challenging enough. But when your land entitlement tasks include property rezoning, the complexity and risk of the process increase exponentially.
    Each piece of land is designated a property zoning that controls the land use and type of allowed development on the property. The zoning designation also establishes development requirements like maximum building height, minimum setbacks, allowed density, and other critical project details.
    So to put it simply, property zoning is a big deal.
    And what if you want to build something on the land that doesn't fit within the in-place zoning? You'll need to rezone the property by navigating the rezoning process.
    The property rezoning process is time-consuming, risky, and often expensive, so it's important to have a strong grasp of the sequential steps required. You'll also want to be clear on what's expected of you as the landowner or real estate developer at each stage of the process to increase the likelihood that your rezoning request will be approved.
    Unfortunately, there is no way to guarantee a successful rezoning approval, but you can mitigate risks.

    hello thank you for the information, im im looking to buy a big land about 6 to 10 Acres then rezoned yo have multiple multi family buildings up to 4, 3 bedrooms each. I would need your help with this.

    This is a great video!
    I wish you would have covered 'No Zoning, we are currently in the process of purchasing a property with No Zoning but is in the local city's ETJ. The county nor the city seem to give me a clear answer as to whether or not we could develop this land into an R.V parking area. Any ideas or guidance?
