Hi Sir Present day u have to invest 1cr on Apartment which is (30 times higher than 2001-02 prices) which will never yield appreciation.. once apartment gets older, u will find very difficult to find buyer at purchase price. On buying an apartment u will enjoy rental yield of 3-4% which is lower than FD. My advise is never ever invest in flats.. Commenting based on my personal experience (learnt a life lesson never to invest in flat)
I appreciate you sharing your life experience, however, this is just instant income as of now, but after 10-15 years, the prices may range between 4-5 crores for same flat. So it will fetch you 500 percentage of your investment, so you have used ur opportunity to invest a seed, but fruits will fetch you or your kids later. Cheers

Real estate builders always support flats because they earn crores of rupees with poor quality construction. These are all wrong calculations. A plot worth 2800 rupoes per sqare yard is now 12,000/-. In penuguduru in east godavari district. This is the universal truth .
I think we need to consider other factors when we buy PLOT. We can buy plot in 5lakh but not flat. We can buy 5-10 lakh plots in 10 places so it can grow or less but overall we get good amount. We can sell one or two when we required money where as flat we can't sell like this. Plots has less maintenance compare to flats(as flats has repairs, maintenances, other charges). There are others too. I'm not sure if some experts can answers my above questions which will help me to plan my future investments better.
