- You've seen it before- take a walk around your South Florida neighborhood and at least one tile or shingle roof was wrongfully coated, causing severe internal damage to the roof the homeowner is most likely oblivious about.
Don't let this happen to you!
Coating tile or shingle roofs is unfortunately a common practice by homeowners who don't know any better to their older roofs to help make them "look" better. When in reality, they are further damaging their most likely already damaged roof.

Thank you! Sealant actually caused leaks because you can’t seal underneath roof shingles.. shingles are made so that water can drip downwards. When you put buildup (sealant) on 3/4th of the sides of a shingle water gets trapped underneath because the water rolls underneath the shingle and instead of moving onto the next shingle like it’s supposed to.. the next sealed shingle now has a lip the water can’t move beyond. So water gets trapped underneath hence the felt is wet and the wood underneath is going to rot. I’ll never forget that absolutely freezing January day in Minneapolis 2016 (8 months after having the roof sealed and having a lot of snow) when while watching a movie in the living room the roof caved in behind me. Tons of fiber glass, dust, shingle, and wood just fell onto the carpet out of nowhere. It was a bad day. A really bad day.. and terrible timing. It took 2 weeks to have it fixed because the insurance company had to come out yada yada.. dead of winter. Had to stay in a hotel.. Roof sealant is not a good thing. Don’t do it no matter what they say.
Sorry but rot does not happen that fast. So, roof was rotten beforehand. I think you are a liar, for if you really applied sealant, you would have fallen through the rotten roof.
Moisture from the home is not supposed to escape through the roofing system. Every attic should have proper ventilation. As well as every home shouldhave proper heating to allow fot drier homes. Those 1950's homes just need to update the ventilation to code. But honestly I don't see a point in coating tile roofs, but asphalt yes
Proper attic ventilation would help, but humidity is not the only issue. If the waterproofing gets a puncture, then water will get trapped underneath. The tile roof systems are meant for water to drain under the tiles, which is why they have weep holes on the eave closure metals. If it's all sealed off, the water has nowhere to go but down through the roof.
My roof has continuous soffit vents and asphalt shingles. I can't imagine here in Palm Beach that the humidity in the attic would be any higher with a reflective white coating on my asphalt shingles
The molding could have been there prior to the coating . It could have had bad leaks so they seal/coat it thus trapping the already damaged wood decks/sheath. Who really knows.
also it depends on how ventilated the attic was. If well ventilated it shouldnt have any problem right?
And, it’s Florida. The moisture and frequent rains means mold and moisture are constant concerns. Maybe painting the roof exacerbated the problem. There are commercial and residential roofs that have are made of PVC; they are completely water proof. Any attic should also have proper ventilation.
Yeah well roofers won’t tell you that a sealant can prolong the life of a roof. I’ve sprayed acrylic water sealant over an old cabin roof.
The shingles were old and absorbed the water sealant like a sponge. It looked in the granules and now water just rolls off the roof. The cabins dry and it’s extended the life of the roof.
Olympic water sealant from Home Depot is acrylic. Works great and Ian’s low cost solution to extend a roof. No issues with moisture getting trapped underneath.
Again, watch the video. It will extend the life of the roof, but will create humidity issues that lead to mold growth. If you are okay with turning your home into a greenhouse, sure go ahead.
Are you talking about asphalt shingles as well? Would a three tab asphalt shingles roof breath between the tabs? Can you use less product and reduce porosity back to what it was when the roof was new, but not so much you’re trapping moisture?
@@jsollien127 Yes, the big box manufacturers of the coating products that are commercially used by licensed roofers do not recommend using their products to seal tile or shingle roofs. There is no warranty and their sale reps actively disincentivize licensed roofing contractors from installing for liability reasons. Mold growth is a high liability issue and it's not worth the sales these companies would generate when dealing with mold claims left and right.
Additionally the coating makes the shingle brittle and they start breaking apart.

Great point: sealing the whole tile, can prevent moisture from escaping. However our building codes should really look into making our roofs more reflecting of the hot sun rays. Not to mention creating a reflection barrier inside our attics to not have a broiler effect as the hot attic space radiants down as well as out
This is a thing... we can add SRI to roofs, inc space blankets, lighter toppings, etc.
Just all costs extra money.
There are some products that say they are recommended for shingle roofs. I believe Behr has a roof paint that says they are good for shingles.
Yes, this is an aesthetic paint only. If you get CT shingles, you don't even need to worry about color fade because they put copper in the shingles and provide a color warranty unlike the other manufacturers.

Do you think it is OK to paint your roof, with say, flat house paint so it looks nicer when you put a new coat of paint on the outside of your house? I live in the desert of So California...not much rain in my area. Thanks.

We are actually planning on doing it to our roof mainly because we don't have the money to put new shingles down right now we are hoping within a year we can get it done. Our roof is getting in bad shape. So we need to do it before it starts leaking. You look at campers and RVs and their roof is a rubber membrane lots of people just put liquid rubber on them to restore them
Those are flat roofs and can be properly repaired. Different substrate. Shingles can not.. this will not make your roof last longer, painting shingles is purely an aesthetic fix with a water base product. Coating with silicone will encapsulate humidity and will never grab properly. That roof will fail.

Most ceramic tiles are impermeable anyway. They have a specific impermeability rating of 3% or less that close the pores, and a ceramic tile that is fired with a glaze virtually has no porosity, This means you need zero coatings. Coatings for composition might be okay, but you still risk "vapor lock," with a coating. I'm guessing that if you did have roof coatings that a prevention of vapor lock would be to install ceiling vapor barrier, and venting to mitigate the vapor.
Yes, these specific tiles were just old concrete tiles from the 80s...
What about acrylics for it? It seems less of a moisture trap than silicon
Short of doing a whole new concrete tile roof (26 y/o roof) what other options are available to extend the life past 30 years? Also in Miami btw so maybe will be asking you for a quote.
Thanks David, not much. Concrete tile roofs last 20-25 years in South Florida on average, your best bet is to just perform annual maintenance until either insurance drops you or you get multiple leaks in one year.
Wonder if it's a humidity thing? The two times of heard of this were both in FL?
Yes, humidity gets trapped in between the layers of silicone and the roof deck, which causes mold growth on the wood decking and eventual failure of the structure.
I read that Latex paint was a suitable and accepted roof cover over old roofs.

im just curious if you're coating on a nice hot sunny day and it dries before it rains how would the moisture get under it to begin with granted most all roofing systems are vented
Tiles aren't a water barrier, the vents are sandwiched into the water barrier beneath the tiles. The concrete tiles absorb moisture and already have by the time you coat them, the moisture eventually will try to escape. These are simply not approved substraights for this application.
I had Owens Corning Shingles put on a roof and the grit is crumbling off to the ground the very next few days after installation. I put roll out roofing and a shallow steep airport and the grit was falling off while putting it on. Is there any solution to adhere, oat or prevent these cheap ass shingles from coming apart? Anyone? thanks!
The granules will naturally fall off when you have a fresh roof, but the majority should remain in the shingles. We install CT shingles, because they are higher quality. The granules falling off won't affect the waterproofing of the system, but they will definitely bake faster in the sun and blister without the granules to protect from UV. You can add roofing cement and loose granules by hand, but it won't be pretty.
What do u think about painting the shingle roof with bears roof paint
I think it's fine for aesthetics, but it will not prolong the roof life.
Thank you so much for your videos. i have a close valley system. i have entegra S tiles. the underlayment: granule asphalt roof. Dirt and leaves get in the valleys and this is starting to make the underlayment in the valleys weak. can i do something to prevent dirt and leaves to get inside the small gaps in the valleys ? i was thinking to apply Henry wet patch with a brush to reinforce the underlayment exposed to the sun, maybe add a little bit of foam in between the valleys. i am not closing or sealing the valleys with foam. do you recommend anything for this ? also is it worthy to re mortar ridges in a 15 year roof ? the mortar in cracking, never had a leak. the underlayment is in a very good condition.
I use a product called Polyflash 1C for tile roof maintenance, which is a moisture curing urethane and we 3-course it with reinforcing fabric in open valley roofs to help maintain the valleys throughout the roof life. It's white and UV stable, so it will help. It's contractor grade though and I don't think it's on the open market for non contractors to purchase.
Once the mortar starts cracking, I do recommend touchups, because many contractors do not seal the hip and ridge metal fasteners or the rake tile fasteners underneath and this can lead to leaks if they didn't seal those fasteners correctly before installing the tiles.

I have an untreated, naturally white concrete tile roof. How do I keep it from getting moldy? I have been thinking about using some kind of sealer after I pressure clean it.
Just spray wet and forget on it (5 parts water to 1 part wet and forget) and let it rain on the roof to self clean.

Hi Tim, are there any good solutions to extend the life of my asphalt shingle roof? I live in the midwest USA with a lot of weather changes. today it is -6 F ! In the summer it can reach up to 100+ F. TIA!
Hi Dave, while the shingle roof is installed, your best bet is simply regular maintenance. Check the roof a couple times per year and re-seal penetrations or wall transitions, also re-seal your uplifting shingles with roof cement. I prefer PP50 or Karnak Amphibikote, because they are moisture curing. When you seal, don't leave the roofing cement exposed to the weather or it will just crack out - it comes in caulk tubes too, which I find to be the cleanest seal. Even the best arch shingle roofs down here only last 20 years or so max (that's with an SWB).

Roof maintenance, if it's too late for replacing tiles or remedial repairs, you need a new roof.
Could you seal it from underneath? Like if you had access to a stripped ceiling?
No, any roof must be sealed from the top. Again, it's not recommended to seal the roof - now if you want to paint for aesthetics or UV with acrylic - sure.
I have read that if not sealed, tiles will absorb moisture and frost will cause expansion, contraction within the tile material which leads to cracked tiles. Is that so?
We don't have frosting as in issue down in South Florida, so I'm not sure. As noted, the tiles should not be coated regardless for sealing purposes. All you are doing is re-painting for aesthetics. Trying to seal tiles is a fruitless endeavor.
So what about just painting the roof with paint made for asphalt shingles, jsut to get the heat reflective properties of a white roof.( florida) acculux paint.
No problem, if it's acrylic - just don't expect it to prolong the life of the roof more than a year or so.
What if my roof has ridge and gable vents, and a steep angle?
It doesn’t matter, the sub straight is the issue, not any venting details.

I wanted to paint my roof just to change the color. There is nothing wrong with the roof; it's only 3 years old. If I paint it, will it cause a problem, or is this only if I use a sealer? I don't want to change the whole fairly-new roof just to change the color, but I don't want to ruin the roof either. Please Help!

So why is it commercial flat roofs get rubberized coatings all the time and they're flat with no runoff???
It's not about the slope, it's about what you are adhering to and proper preparation.
What about spraying bedliner over the tile or shingles
Same concept, it will trap in the humidity.

Is it the roof tiles being coated, or the lack of ventilation, as you see the Mold is on the underside in the attic? Show me where you pull the tile up in the mold is under the tile? The humidity down there would make anything fail and get moldy. What kind of fans or efforts are made to reduce the humidty in the attic?
It's the tile, there were fans, soffit vents, etc.
How would tile rot? How would water bubbles on the top of ceramic tile, cause rot under the tile? I could see rot under the tiles if the coating sealed the edges of the tiles to each other so that if water did get under, it would not evaporate out. Now if silicon coats ceramic, how does water get through such a seal? why would you do anything to ceramic tiles? Don't they last forever?
Why would someone coat ceramic tiles? They are already coated - that’s what gives them the glaze. The tiles don’t rot, the underlayment does because most tiles are concrete or clay with various degrees of absorption. If a concrete tile with an 18% absorption rate is soaking in moisture it’s going to get trapped into the roof rather than evaporating - the excess moisture trapped creates a greenhouse effect where more often than not mold forms on the underside of the decking wood.
Additionally these waterproofings are all supposed to be primed first, not just coated on top of anything. There are special primers for whatever it is you are waterproofing. You can’t just slop silicone on everything aimlessly, it peels, the grooves in the tile also make it impossible to get an even coating, thus you get chunks, bubbles and tears. Silicone is an elastomeric and stretches and tears over time.
You don’t have to ask me, my buddy is in charge of selling this product - he wants your money, but he does not recommend coating tiles or shingles at all.
Metal is a different matter as long as there is proper ventilation, they make a primer just for coating metal roofs. Plus it’s flat and an even surface.
@@TheTimkanak Thanks, I had no idea that ceramic tiles absorbed water. Are not tiles made from heat-glazed ceramic? Does a coffee mug absorb water? I thought the glaze came from the heat in manufacturing them. Are you sure that is not from where the glaze comes? Now if you coat asphalt shingles, so they get seaked to other shingles? I don't believe that asphalt absorbs water. Now if you already have 2 layers of shingles, & coat the shingles on top layer, would that cause moisture to get to the plywood under the bottom layer of shingles?

Yes, it's safe - just don't bet on it to extend the life of a failing roof beyond a year or so.

@@perkinsroofingcorpwe have a polyurethane roof membrane that can get you 5-10 years, not acrylic. 500 mil per coat, typical paint is 100 mil.
@@realdata8624 Most acrylics are less than 30 wet mils per coat. I usually get 10-20 years on any Polyurethanes installed.
Hi I am a contractor in S. CA Not looking to enhance any roofs but am searching for the simpelest soultion to reduce solar heat gain on shingle roofs. A huge demand here as many AC systems are now struggling to keep up with hotter temps. Very tempting to spray on some (Rainguard cool roof ) so I watched your video, I have some small shingled sheds i can experiment on first. Havent done it yet; any thoughts?
It's not recommended. I'm friends with many of the manufacturers and they make money on each bucket they sell, but to not recommend the product over shingles or tile. If there weren't issues with it, they would want to sell more buckets.
If possible, the best option is to re-roof with an Energy Efficient shingle - like CT Silver Birch or Mojave Tan colors. Adding a Radiant Barrier underneath is also a possibility if you have access to the deck from underneath.
fund a good primer first.. this will seal everything.. then find a good white roof coating.. theres a few out there..

There are very good elastomerics built to seal flat and metal roofs. The products you can install on shingle or tile are meant for aesthetics, not for sealing. When you seal those types of roofs, you trap humidity into the attic and it causes mold growth.

So Lanco has a product that is Miami-Dade County-approved
Yes, it can be applied for aesthetics or to cool the roof down - but it not meant to be used as a repair item and will not extend the life of your roof for insurance purposes. There is not an NOA to apply that product as a roofing system.
tile absorbs moisture, shake roofs don't. there's a difference which you can seal. i also doubt these moisture issues were due to the sealant, more likely no attic ventilation.
impossible for the wood to get wet when there is a sealer applied. The Water would repell to the gutter. The wood in the attic was either prior or there's a leak in a boot or drier vent.
No, this is not true. You can't just seal whatever you want with silicone. The silicone only correctly works when adhered to the proper substrate and even then there is a ton of prep work plus primer that should be used and when an average home owner is doing work on their house, they don't do these things.
Am about to put lanco white seal on new Owen's cornings color mismatched shingles to reflect the florida sun. I saw they recommended their aqua seal primer. Will that make a big difference to prevent bubbles since it's a new and clean roof? I have an aluminum ridge vent.

There isn't one. All roofs have a usable roof life, they don't last forever and it all depends on location.
In Florida, where my companies are located, the UV from the sun combined with salt water corrosion and windstorms lowers the service life of buildings in general.
A shingle roof is only good for 15-20 years, doesn't matter what you do to it... obviously the better you maintain it the longer of that range you will get.
Concrete tile roofs are only good for 15-25 years... same thing in regards to maintenance. Insurance will more or less make you re-roof at 20 years anyway.
Clay tile roofs will last closer to the 20-30 year range.
Standing seam metal will last 35+ years, but this also depends on if they contractor installed the appropriate metal based on location to salt water and if they used the correct fasteners.
@perkinsroofingcorp OK, thanks for the info. I live in Cali & my roof is at that 16 or 17yr mark. I own a 2 on a lot, the front house has a ki da steep pitched, composition shingles, while the rear unit has a mostly flat roof with rolled shingles that appear to be in pretty good condition, so, I am researching coating to try to get another 3 to 5yrs. @@anthonybanks4958 No problem, a coating in CA will help with the UV. I generally recommend lighter color roofing finishes for this reason. For instance, most shingle manufacturers now have EnergyStar rated shingles.
Will a proper roof cleaning make it better to a pply a sealant?
Yes, proper cleaning and prep will always help with adhesion, but that's not the point. The point is that the manufacturers of this product (the people who make money off every bucket you purchase) strongly advise against using this product on tiles or shingles. It's not an approved substraight for a variety of reasons. If it were, don't you think everyone would just coat roofs left and right and wouldn't insurance allow roof coating tiles or shingles as an approved system? They do not.
What about BEHR Multi-Surface Exterior Roof Paint? Same problems?
Not as much, it's an acrylic so it's only aesthetic, the problem is when you seal the gaps between the tiles which allow for ventilation. I would spray it, not roll it. It won't help the roof last any longer, but it does make the tiles look fresh. I still probably wouldn't put it on shingles, paint tends to make shingles brittle and they brake off. Get a good algae resistant architectural shingle that's EnergyRated to begin with like CT Landmark Pro and there will be no reason to paint them.
Good products won't color fade before the life of the roof is out. We recommend installing good products from the beginning.

Would henry roofsaver clear shingle coating cause the same damage?
It's not silicone as far as I can tell, so I doubt it would cause damage, but as far as expectations - I would keep them in check. Even their PDS doesn't provide the chemical breakdown of the product.

@@robertomontes8500 Yes, as a flashing product only. It's not built to be a full coating product, only to seal the weak points (open valleys, penetrations / vents, wall flashings, skylights, etc. and must be 3-coursed with fabric).
Somebody told me you can seal a roof really well by just spreading lard on it. Is this true?

Although it's true that you don't want to encasulate your roof and walls completely because of moisture buildup, isn't it just as true that propper roof or ATTIC ventilation would prevent it?
No, these mold issues are caused by roof leaks, not by lack of ventilation. If you have tile roof leaks where wood is rotting, the structural integrity of the roof deck and paper has already failed, you can't just coat over it. The deck needs to be corrected first, this goes for any type of roofing system.

NOA nor Insurance can do JACK vs corporate that wants to pass what they want. They have the regulation gateways in their pockets. But, ya, covering any area over , say 3x3 inches with silicone is not the right way to go about it. Release the shingles and simply replace. Its NOT hard AT ALL! Remove 4 to 6 nails on the 2 rows above the bad shingle and swap it out, renail, and dab a bit of tar so it sticks in cold weather, and let the sun later seal it up good. DONE!

No, the torch down roof doesn't have active air air flow through it. We silicone flat roofs all the time, I have videos of it. Vendors don't typically sell the high grade stuff to residential customers though, it's reserved for contractors. Make sure you use a bleed blocking primer or your silicone will turn yellow from the asphalt bleed through. An acrylic is better if you have a 1/12 slope.... less than that or any ponding areas, you would need silicone though.
@@perkinsroofingcorp very helpful. A local commercial roofer had overstock of GE enduris silicone and sold me two buckets. I did not realize you covered this in your other videos, I will check them out. Let me know if you have any suggestions of what bleed blocker manufacturer would be best ?
@@DaveG-qd6ug This would depend on that specific brand. You want the primer to the be the same brand as the buckets you have. Make sure the buckets are not expired, they are only good for one year. I have seen roofs turn into chewed bubble gum when coated with expired silicone. I am not familiar with that brand. We use Polyglass and GAF waterproofings primarily.

No, the purpose of coating is to waterproof the tiles and seal against moisture. The point of painting is aesthetic.
Painting with acrylic is fine, but you do not want to seal in the tiles. The tiles already absorb close to 20% moisture if they are concrete and that moisture will try to escape if sealed in.
What are your thoughts on acrylic latex paint designed (supposedly anyway) for shingle roofs?
It doesn't help the roof last any longer. They get brittle quicker and break off easier, though it may help for aesthetics or UV for a time. Plus insurance will not qualify it as proper treatment - because it's not.
Behr makes a paint specifically for shingle roofs. They “claim” it prolongs the life of the roof.
You’d think if something happened and insurance companies won’t cover the damage, if it’s been properly applied, Behr would cover it.

I got a quote from a painting professional to clean, prime and paint the roof for $3,500 and a quote to reroof the house for $28,000.

Not cleaned and applied right I put gaco on a roof just like that 20 years ago still awesome but it is all I do is roof coatings I gave the people a 50 year warranty I may have put it on before this guy was born
This is not recommended per the manufacturers. People can do whatever they want though.

That seal job is a joke. Too thin and i bet put on after a rain. A permeable sealer is what should have been used. What about somay mastic?
No sealer should be installed on tiles or shingles. They are not meant for that application and as per the video cause massive humidity and mold issues.

Naw, roofs all have a shelf-life regardless. Trying to push the envelope only causes more structural damage, especially when you are trapping moisture into the attic space of the home. Nothing like having to re-fly trusses because you molded out your own home. Talk about expensive.

I know what I'll be putting on my asphalt shingle roof..and saving THOUSANDS of dollars.😉👍🏻..but I do live in a hot, 95% of the time dry environment.

This is nonsense. The roof in your video is done by some idiot. If you properly seal it with acrylic clear sealer not a silicone the roof looks amazing. Also every attic MUST be well ventilated and there is no chance of mold at all. I've seen many molded attics and it was always because of leaks and not proper ventilation problems.
This all depends on what you are trying to accomplish. If you are trying to paint your roof for aesthetic reasons, sure. The point is these coatings will not prolong the life of the roof and are not mean to do so on shingle or tile roofs.

The Dumbest comments I have ever heard . 1st tiles are not supposed to breath that's why there are roof vents (industry standard). Second Insurance companies don't pay for maintenance especially in the property fraud capital of the US. No wonder, you can't get homeowner insurance in Florida. It’s not always necessary to replace a roof and yes you most certainly can extend the life of your shingle roofs for sure. There are years of testing with a lot of these products that will do exactly that.
No, our margins are higher on roof coatings than on re-roofing or repairs.

@@johnblack8187 I'm friends with a few of the chemists who actually make this stuff for the big box companies that everyone knows and they say not to put their products on shingle or tile. The liquid products are not built to create longevity on those substrates. You can spray acrylic paint on them, but it's only aesthetic.

@@johnblack8187 The product on this roof is a silicone. This sealed the tiles together and does not allow moisture to evaporate out of the concrete tiles. Silicone is not meant to be coated to concrete. They could have used a water based paint, like an acrylic elastomeric which would have been fine - but really only helps for aesthetics. We use silicone all the time on flat roofs - generally Polyglass or GAF brands.
The scariest part is that you’re a contractor that actually believes and spreads misinformation about roof coatings.

No, there's nothing rated to put on a shingle roof that will make is last any longer. Water-based acrylic paint will help with reflectivity and UV, possibly with aesthetics, but the roof won't last any longer and you don't want to encapsulate it, because it could trap moisture into the roof, especially if not done correctly.

What are your thoughts on Super Therm on a 30 yr Architectural shingle? It's a reflective coating and designed to lower the temp in a residential attic space. To be fair, even the manufacturer rep says they don't warranty their product for asphalt shingles but claim that it does work with their primer. If you don't recommend it, what would you do to bring down the temps in these hot attics in Southeast LA? These a/c's are running 15-16 hrs a day down here. Similar climate to south Fla. Thanks
