    Respect for both sets of house hunters, it always astounds me the price of a small london property, and both are likely to be leasehold, im happy with my £400 a month freehold 2 bedroom house in the North 😊

    Lovely girl getting a lovely flat. Kind man that Phil. She made a great deal. The flat with the view over the bridge was expensive but an excellent deal as well. Today 2024 is worth well north of 10 million quid. Excellent episode

    This is an example of why young people need to be offered a course in home buying before3 they begin to shop. In the US we have to pay for all the upfront costs, the PMI (for first time buyers), the mortgage closing costs, and the upcoming property taxes and the realtors 6% costs. For us this meant almost $20,000 in cash needed in addition to the mortgage costs.

    Love this show so much but if someone has a hobby that enriches their life, it should not be inconvenient for 'your' house search but rather an important consideration.

      It depends on what it is and what the person wants. If they want a little extra space inside to do some crafts, then go for it. If they want a private yard with side access for their bike, then um I hope they're OK with compromising on literally everything else and taking an extra long time to find it.

    I have two adult sons and neither has any desire to own a home. They are happy for someone to fix things and cut the grass etc. They spent their childhood doing yard work every weekend and hated it so they won’t do it. As an American I know it’s Tower Bridge but to most of us it’s the London bridge. It’s the only one we recognize unless you’ve been to lake havasu to see the original. Beautiful no matter what it’s called

      London Bridge and Tower Bridge are two different bridges. The old London Bridge is at Lake Havasu, and its replacement, which connects the City of London to Southwark, is also called London Bridge. The bridge in this program is Tower Bridge, 15 mins walk from London Bridge.

      i don't know, but I did a little look around on what's for sale in the area and I found a spectacular four bedroom four bathroom flat with river views for less than 4 million pounds. It's not a bad price considering it's been 12 years and, in my opinion, is a much better flat than the one here, lol.

    I think it's great he's got something he is passionate about. I was thinking, though, that I dont see a reason why he couldnt bring the bike into the house, i mean through the main entrance. As long as there are no steps, he could put a tarp or something on the floor and just keep it there by the entrance. Not ideal, and the space would be very narrow, but they could then have access to all ground floor flats or houses.

    They really browbeat him about the motorcycle. There have been many participants in this show who've had more unreasonable expectations than a place to park a motorcycle.

      They are in central London where maybe 15/20% of ground floor flats have side returns. Missing out on 80% flats for a bike 🙄

    Was the occupational therapist suggesting Claire reduce the value by converting a 3br to 2 br? Phil said the extra bedroom was for live-in help. Cheeky move for the live-in occupational therapist.

      I think you misheard. The room is supposed to be for her caregiver, not occupational therapist. I've never heard of a live in occupational therapist, lol.

      It was to ensure she had adequate room for turn circle for wheelchair. One room for Claire and one for caregiver.

      Walls can be removed; walls can be re-installed. The price to add a bedroom wall in NYC is somewhere in the neighborhood of $1,000 as of this date - and it can be done in 48 hours. Offset against the £1.65 million plus appreciation in value over time, I hardly think making 2 bedrooms into one would decrease the value of this type of premium flat. It’s the location, view and square footage that determines the price per square foot - not how the space is divided. Anyone able to afford the purchase price wouldn’t be put off should they prefer an extra room. 🙄

    I can't believe they had a 13th floor in the apt. building. That's considered to be bad luck, and many countries don't have buildings with a 13th floor --😊 they'll skip from 12th floor to 14th floor.

    That seems like a pretty basic mistake to set out house hunting not being aware of the stamp duty factor. What a shame. Also I can’t help wondering if Phil and Kirstie get commissions on these sales? I hope they do, they work for it.

      1) It's really basic and honestly kinda stupid. 2) I have always wondered if they do get commission as well- I do know that they were the first in Britain to offer what they do- which is not just being a estate agent but consulting services, as presented in the program.

    So Claire got roughly 3.4 million settlement to last a lifetime. And she's putting 1.7 of that into a flat in London? Isn't that a bit much? It will only leave 1.7 in the trust gaining interest. And with the 5% rule of never taking more than that out every year so that it continues to grow, that leaves her an annual budget of 85k to live on and pay for caregivers. If these are around the clock live-in caregivers, I would estimate it would cost her more like a 100k/yr. She's going four degree at University which means she's most likely going for a career. That will augment her annual income. And I know that the UK has really good social services for the disabled although they can take some time. I think I would have limited the budget to 1 million on the property and left two mil in trust. That would cover annual living expenses as well as anything really big like a vehicle or even surgeries. Also her care is bound to be more expensive the older she gets. Joint contractures and pressure sores from sitting prolonged period of time in those chairs are inevitable and difficult to deal with. She's only 18 years old and is not thinking about that kind of stuff. Where is her family to help guide her through this? She's independently wealthy which is great but it also makes her a target for those who would take advantage of her innocence. I hope she has good advisors.
    As for the couple with the bike, I'm glad they found a better flat than what Kirstie was able to show them. They were up front and honest about their needs which really helped on the search. And Kirstie accepted it this time instead of lobbied the boyfriend to get rid of the vehicle. She is a bad habit of doing that. The UK system for house buying is confusing and ridiculous. Between leaseheld and freehold, stamp duties and the fact that buyers can be gazumped even after making a deal, it's a crazy system. One that actually discourages homeownership. I would not want any part of it. I'm glad I live in the American system. It's much clearer and I think more honest.

    It's quite outrageous that not having a bike access is the reason this couple gave up on a beautiful turnkey spacious house that was cheaper than the one they went for especially seeing that a secure space could have been created in the front. It's a bike for Christ's sake, not a baby.

      He looked like he was smitten with her. Why should he stop riding his fancy motorbike just to buy a flat in London? I've seen selfish, dominating men (and women) on these episodes - people who clearly dominated their partners and only thought about themselves. Aaron was not one of them.

      Well then, when the occasion arises, you make that choice for yourself. Don’t presume to tell others that they should treat an independent adult as a child, not reveal information she was clearly comfortable sharing, or prohibit her from bring on the show because she has a disability.
      In case it slipped your attention: Claire’s money is in trust - which means how it is spent is supervised by a trustee. The trustee or board of trustees ensures the money is allocated for Claire’s personal needs - and hers alone.
