Assuming that real estate comps generally use more data points like similar square footage, no. of bedrooms/bathrooms, area/neighborhoods, recent sales etc. - estimating a valuation of $1.8M versus a comparable in an apartment building that's also zoned for AirBnB in this context is borderline "trust me bro" territory. I think I found one of the very few reliable, honest contractors here. First time around it was a different story
