    Deepak is a gem of a person. His simplicity on explaining complex matters is really noteworthy and not many have that gift. His depth of knowledge on just about anything, not only finance , is truly great. The fact that he is outspoken is icing on the cake. Pleasure to hear him speak.

    Property rent problem he discussed is more to do with the weak judiciary system of India which he did not openly say. If such cases were closed in 1 month with heavy fines on guilty this whole problem will not occur.

    Real estate sector is mostly dominated by brokers in tie up with builders and they operate under the patronage of the ruling party. This is how this the real estate operates in Kolkata.
    Resale segment is carried out by local goons in Newtown area- the most prosperous area in Kolkata now. These brokers are rough and their objective is to snatch money from both buyers and sellers.
    Now coming to top builders - super rich families who sponsor the local government, without any core values or ethics at all - I could barely work with one of them as Head HR for 5 months.
    They treat employees like animals.
    Real estate is far from any kind of industry standard “it’s a scam “ at least in Kolkata.
    Maybe things are better in places like Mumbai, Banglore etc. not sure
    Government of India must not only frame policies like RERA etc but administer strict control to convert it into an industry.
    This will help solve housing problems in urban and semi urban areas. The buyers , future employees would feel safe and government revenue can also increase

    All advisors are conmen. Investors do your own study.Nobody no financial advisor does anything for you without any kickback from the companies showed. It all finally depends on your age, what liabilities one has.DS merril lynch was a great player. Debt funds gave good returns at the start of 2000

    Advisement on money matters and ethics / honesty don't necessarily go hand in hand. So influencers with motive will take advantage. Let bankers, chartered accountants, tax firms, lawyers get more honest. Biggest crimes in finance are executed by one or more of the above mentioned actors. So many listed firms go bust. 99% or more of corresponding banker, accountant, tax firm or lawyer who signed off on the millions of document, annual reports have faced even a chargesheet, let alone face jail time. Mere 1% face chargesheet but no jail. Enough lawyers with crooked minds to bail them out and judges are more than willing.

    This is about real estate and court case etc..
    So suppose one gets into your PMS and you refuse to honour ur part of the obligation
    What happens? Isnt it a similar merry go round?

    He is a stock market guys he would like people to invest in stock, if you get real state guy he would talk good about it.. For Indians finding right instrument is very difficult other than stock market and PF, ppf, etc..

    I’m shocked to my core to hear that the owner of the house has to fight for money owed to him by the tenant when the tenant has not paid rent. My god. Now I’m paranoid about renting my home to someone once to move to a bigger place.

      It does not happen normally. Only in rarest of rare cases it happens. You should give your flat to educated and people working in good companies. Then there is no problem.

    It is important to have a Leave License Agreement and not a Rental Agreement Also always have a local guarantor to the Agreement And lastly put an arbitration clause for speedy settlement of disputes. The issue is not with renting but poor handling of the rental

    Why do you keep interrupting your guest with random questions .. for example 37.17 when Deepak was speaking about intel investigation you interrupted him with a random question on financial influencer .. and you never follow up .. please look at this aspect . It’s very jarring

    Oh, it's truly remarkable how the title is all about renting property, yet a substantial portion of the video inexplicably delves into the stock market. One can't help but wonder why on earth we're straying so far off course. Perhaps it would be advisable to stick to the subject at hand and maintain some semblance of relevance.

    The host needs to learn basic interviewing skills. Deepak had a lot to say, but the host keeps interrupting him in every question that Deepak loses his train of thoughts. Even though, Deepak provided useful insights, the host was wayward and has a short attention span. He needs to tame the money in him - that jumps from one question and another unrelated one

    Such cases may be 10 in 1 crore. But harassing the tenants by owners is 99 percent. When you pay advance for a rented house we have no way to escape. If you vacate before agreement you have to pay 1month additional rent and one month rent for maintenance.. Why what loss to him if I vacate before agreement period, if we vacate we are the loss by transport charges, one month rent for maintenance, one month rent for vacating before agreement period. The looser is alwayas tenant not owner. They are local but employees who are tenants are not local, so loose money.

    Fin influencers across social media are raising awareness against rental asset investment or housing. And promoting mostly equity based funds.
    Why??? Experts know retail investment is a big cash cow and people who invested in asset and real estate dont have much to reinvest hence experts these days are so much speaking against traditional investments. All who listen to such views should do a proper sue deligence with your money.
