    We just put in a 12x18 small pool and it was $60k. Those days of $30k pools are gone.

      Holy crap. That's definitely more than most of the estimates we've had in the past. Must be high demand down there.

    Here is the error, your operating cost increases and that increase is substantial. In addition, homes with pool get more negative reviews then homes without, which also hurt the listing in a long run.

      Definitely is the case for many homes, however, this is highly location specific. In some locations, if you don't have a pool, good luck getting any bookings at all. In many, it makes a substantial difference because it makes it unique in its area. And then in some, the payoff may not equal the cost of maintenance like you mention. This is why we recommend using a service like STR Insights that helps run the numbers for each specific property and area.
