      State govt has not conducted PMC and PCMC corporation elections since 2 years. Because of that there is no corporater present at Corporation to resolve ward wise problems. Only Corporation Commissioner is handling all City problems since 2 years.

      2nd highest flat selling in India happens in Pune and that will keep happening. Pune is a very large district. Development has started happening around Pune City now and it will keep expanding.

    As a Punekar, I'm very happy at this. The real estate market has destroyed Pune and it should CRASH. Pune ke aaju baju ke forests, pahadi tod ke ghar ban rahe hain. Kabhi jindagi me garmi me fan nahi lagaya aur aaj literally 45 degrees temperature ho gaya hain. Ek barish me sab band ho jata hain. Bass karo ye barbadi. Nahi chahiye aur development.

      @@truth999r I feel sad! I remember about a decade ago, we didn't even use a fan on summer nights. Rains didn't affect the city like it does today. Tamhini was our rainy day escape, which is now littered with houses. Traffic jams were a thing of awe. Now we are reluctant even to step out on a weekend. Diwali is the only time the city feels bearable, because everyone leaves!

    I am born and brought up in Pune, but now I don't feel like staying here. Too much traffic, too much pollution.
    I stay in Chinchwad, used to go to Shrimant Dagadusheth Ganapati temple darshan atleast twice in a week. But since metro and smart city work has started I don't feel like going there due to time required to commute. Sometimes get the feeling that rural life is much better.

      ​@@nochance3914... Geography is very good with Sahyadri hill range all around and forests is a blessed place. Dams and large water bodies around are also very good. Air pollution is still less than North Indian cities. The negative point is poor infrastructure. Water, roads, bridges, public transport is bad. Corrupted municipality and municipal apathy for the citizens is horrible.

    I am from Pune and working remotely for Hyderabad based company. I visit Hyderabad more often. Hyderabad hitech City is 20 years ahead. It doesn't look like we are in India.

    Pune Infra is a shit... I stay in Hinjawadi and feel like some slum area.
    Have you ever saw condition of phase 1 Shivaji chowk.... Full of encroachment....
    Go visit hi tech city of Hyderabad if one wants to understand IT area...
    Throw GRAM PANCHYAT and bring in corporation first

      I have lived in Hyderabad for 4.5 yrs. Except Hitech City, Gachibowli and Financial district all other areas are full of slums & filthy. Its like going to posh offices & living in slums with drainage & garbage piled up. Pune is far better in that regards. Just need Hinjawadi & few other localities road infra to be fixed.

    I live in phase 1, there is no water supply here only water tankers are available with dirty water. Govt. should look into tanker Mafia and should improve water supply chain

      I lived in pune, if things have been better pune is the best... Except that it is not evolved over time.... Statement that Hyd IT areas are only developed is not completely correct, visit LB Nagar junction, Secunderabad railway station is being renovated, we have railway stations and metros everywhere in the city, Asia's best airport, 150 kms Outer ring road, godavari & Krishna water to all parts of cities, visit new necklace road and secrateriat.

    Biggest challenge of Hinjewadi is water, specially Bhoirwadi totally dependent on Tankers. 2nd traffic and bad road conditions due to Metro work

    I stay in baner and go to Phase3 every day. Worst traffic management, roads, driving and overall infra is all very bad. It takes 1.5 hours just for 6-7 kms. Companies should leave Hinjewadi. Other cities have better infra. Real estate is over hyped in Pune. People should stop coming to this city.

      @@AmeyPG I have alrady taken lead and all my cousins who wanted to shift to Pune have them choose other cities. They are happy. I am also planning to leave city soon. It is not livable city. Absolute lawlessness, traffic mis management and citizens are fine to tolerate all delays done and mishaps happening. Metro 3 line deadline is extending every six months, Baner to Hinjewadi, Baner to University is absolute chaos and people are getting serious health issues. But no one is bothered to protest. In any other city, they would have stormed local MLA, PMC and other authorities and asked for accountability. Looks Punekars have completley given up.

      One more thing, Pune has worst railway station and airport in India. With so much of population, punekars have not got a usable railway station and proper airport. Shame on politicians and government here. All investment has gone to Gujarat and UP under BJP.

    Hi Saudaghar Team, I really don’t think any company has moved out of Hinjawadi. HIA is unable to disclose the names so something is definitely fishy there. I can list many companies who has infact opened offices in Hinjawadi in last 2 years. Those companies are Thyssenkrupp, Marquardt, Telstra, Axtria, Knorbreemse, Lubrizol, Aptiv, Luxoft, Matter, Healthedge, etc. Existing major company like Dassault Systems is in fact expanding its campus adding more towers. TCS has built close 3mnsft of new tower just next to Sahyadri Park in Phase 3. Indialand Global Tech Park is also expanding in Phase1( Just back side of Grand Highstreet Mall). You can even fact check about this new offices in Hinjawadi. This false news was intentionally spread by some leaders to show Pune in bad light. No doubt that Hinjawadi has infra issues, but city like Bengaluru is having much more issues but still no company left bengaluru yet. So this news is totally false.

      @@Ravi_korade It could be a v small setup in that case. Some giants like Barclays, Credit Suisse, UBS moved from Hinjawadi to Kharadi for bigger offices. Nothing significant has moved out of Pune for sure.

    I am from Bangalore but have lot of travel and business in Pune. One of the primary reason many outside people are leaving pune is because of hostility towards oursiders which is increasing and cops harrasment be in traffic police or normal cops. Everytime i come to pune, traffic cops near Kolhapur, satara, pune demand money alleging some or other violation without any proof and speak very rudely.
    Bangalore too has these problems raising towards outsiders and i hope it doesn't go to level like pune in coming days.
    Its sad, we cannot work as Indians respecting each others unique culture language and make India grow 😢

    Half of traffic problem is because of tankers. Once water pipeline issue gets resolved, traffic would be eased.
    Also, I agree PMC is way behind in infra development (they are just happy in collecting property taxes)
    And builders are just taking advantage of demand,
    Seems like Pune bubble will burst if nothing concrete work is done.

    In front of my house a big manufacturing company has shifted to somewhere. .. Of course it was surrounded by lot of housing society, and small approach road, two sharp left turn/right turn.. Traffic jams, time restrictions etc...

    Similar situation in East Pune. The nagar road is reason behind maximum congestion and causing trouble to commuters. Not far when companies will exit Kharadi and relocate to other cities.

    PMC and PCMC corporations has to improve public transport system to international standard especially for Hinjawadi. Pune Metro has to speed up work and roll out Metro 3 route immediately. Seperate board must be formed for development of facilities from Rajiv Gandhi IT Park. These are the only solutions to keep companies functional there.

    Please make a video on : why the residents of hinjewadi won't be having basic amenities like open places for kids play area. As per recent hearing from court hinjewadi selling its reserved lands to developers for infra. In next 10 years hinjewadi will be totally congested without open places for kids or sinior citizens.

    See the Mumbai many industry land become real estate
    After 20 /30 yr converting land into real estate is more economical than manufacturing.
    Similarly agree land near urban area also gives more profits than farming.

    Full analysis of companies left over last year will provide better picture, but its true despite taking loads of money in taxes pmc has failed to provide even water to most societies. Thats why real estate is suffered as people dont trust pmc.

    This is the reason why investors should always invest in the city centre though it may cost a bit more...outskirts are risky areas as they are not historically populated regions ....now Hinjewadi prices will crash as they are already inflated as the supply will be a lot more than demand created recently ...always invest in central business district of the city which is Deccan and Kothrud area of the city of Pune especially the Deccan area which includes Fergusson road , bandarkar road and jm road for ing the absolute center of the city ...
    My top 5 areas in Central Business District to invest commercially :
    1) Fergusson Road ( Posh , has all facilities , dot center of city filled with colleges and company offices )
    2) JM road ( same as 1)
    3) Entire Kothrud area ( locals reside her)
    4) Market area of Old city ( congested but will always have demand)
    5) Bhandarkar Road ( locals reside here)

    I work in Hinjewadi... transportation , bus not developed. Rickshaw asking 100 for 2km travel.
    Metro no plan to set in this area ..
    I am ex employee of Infosys phase 2

      It is just because the mentality of punekar. Even if you bring metro; people still have insane behavior to use bike so called their gadi. Wrong side driving is their birth right😂

    Hinjewadi is relatively new area. Global IT companies. And roads to it has potholes , narrow, no side walks , no public transport, full of hoardings, no flyovers , no parking arrangements. The threshold of our infrastructure is very low. Sometimes ,our best is below average to developed countries

    Hinjawadi in Pune is under the jurisdiction of the Pune Metropolitan Region Development Authority (PMRDA) and not the Pimpri-Chinchwad Municipal Corporation (PCMC), likely due to the influence of the water tanker mafia operating in the area.
    Several housing societies in Hinjawadi have not received piped water supply from the local authorities like the Gram Panchayat, Zilla Parishad or PMRDA for years.
    Residents have alleged that the water tanker mafia, which is controlled by influential politicians and goons, does not allow the municipal authorities to lay water pipelines in certain areas like Hinjawadi.
    This forces housing societies to rely entirely on expensive private water tankers, spending crores of rupees annually.
    One resident from Green Olive Apartments in Hinjawadi stated that despite repeated follow-ups, the government has not addressed their water issues, hinting at the control exerted by the tanker mafia over the authorities.
    The water tanker mafia's vested interests in maintaining their monopoly over water supply could be a reason why Hinjawadi remains excluded from the PCMC's jurisdiction and piped water supply.

    yes, IT firms have started recession scenarios as real estate prices were going up crazy. If it becomes more expensive then they will shift to more infra developed location like Mumbai.

      Lol I'm from Mumbai and companies are shifting to thane and Navi Mumbai since last 10 yrs. Only foreign MNCs and bank, finance companies don't move outside Mumbai.

    I almost booked an apartment in Hinjawadi and just because all the issues mentioned in this video I cancelled it and moved to PCMC a month ago.

    Agar har ek state ke kuch kuch cities me companies bana de to logo ko majboori me jyada door bhi ni jana padega. Saari companies ko banglore, pune jaisi cities me hi ghused ke rakha he. Aur pata ni ye companies ko work from home se itani kya dikkat h.

    I shifted to Pune in 2004 from kopargaon. It was peaceful Pune those days. In 2020 I decided to move abroad. I was too much emotional attached with Pune. But I came to Pune after 4 years and now I think my decision to move abroad was good. Lot of traffic o my god.

    Kolkata should grab this opportunity. Kolkata metro is quite wide in network and living cost is very affordable. People are very friendly towards outsiders and greenery in Rajarhat and Newtown area is abundant.

    The main issue is less focus of government on transportation. Very less focus on operating buses. Main focus on metro which can’t go to every corner of each villages. Also home rent has grown to very high and equal to Bangalore.

    Sir mai ek middle class family se belong karta hoo.
    Ek khudka Flat lena chahta hoo.
    Meri job Hinjewadi Location me hai.
    But mai kuchh achha location search kar raha hoo rahne ke liye jise aane wale samay uski demand bhi achhi ho.
    Traveling ka koi issue nahi sirf rahne ke mutabik future appreciation aaye usse.
    Jab jarurat pade tab chahe rent pr bhi aasani se jaye or income bhi achhi ho sake.
    Waisa koi area ho to please suggest kare 🙏
    Kisine muze Kharadi Eon IT park ke yaha suggest kiya tha location.
    To kisine Mahalunge suggest kiya.
    Mai confused hoo konsa location better hai 🤔

    Pune is 10 years behind cities like Noida, Gurgaon etc however prices are double here. Infrastructure is really poor and people knows it during current Mansoon time.
    It has lost it's charm.
    Big Banks like Credit Suisse are already closed/bought by UBS in Kharadi Pune.
    Companies are firing senior folks and hiring junior staff that's how they are managing to run their business.
    By the time Pune can have Metro, Ring road functional in next 5-10 years, I am afraid many companies can choose to move out of Pune.
    Chinese real estate has already crashed. Pune real estate is going to crash soon.
    Inflation is an all time high here and unaffordable for people to survive.
    People are forced to stay in 750 sq ft even after spending 1 cr as the price is quite high for real estate. Hence, it is expected to crash soon.

    Real estate prices and rents are already at an all time high because of the introduction of online Brokerage apps, what happens with these apps is that it gives complete info to Third party consumers, thus the third party inflates the price online for personal profit, other house owners see these prices and project their houses even higher. And the Cascading Effect happens.

    I stay in newly developed area of Hinjewadi near Maan Mahalunge road. We face 4-5 times power cut everyday. And at times longer duration power cut is not new here. Every society has to get water from tankers (political mafia mostly).. traffic is next level on Maan Hinjewadi road.. long term visibility is lacking and political will is missing.. many of us staying in society think that people who are paying so much tax doesn't get basic facilities, why one would prefer to stay at such an overhyped location??

    Have been saying it since a long time. Roads have potholes more than tar. Slows traffic because of poor planning. Not to mention PMCs poor enthusiasm for works. PMC staff are only interested in collecting taxes. No water also in most of the areas. Tankers are the only option

    This is completely wrongly correlated that because of traffic IT companies moved out... If that was the case then whole IT industry in Banglore ,Delhi ,Noida, Chennai would have shutdown . As if we don't have traffic there .

    I am staying in Hinjewadi in one of the reputed societies,
    We don't have water supply, totally dependent on tankers,
    4-5 hours of daily power cut,
    Road are pathetic, no proper basic market.

    POOR INFRA & CARELESS IS BIGGEST REASON. Pune's road not even designed. internal roads pcmc is great.but hinjawadi is not designed .
    BUT STILL BETTER THAN OTHER CITIES LIKE BANGLORE , CHENNAI , HYDERABAD. THER IS NO LANGUAGE BARRIER & NOT 2-3 HOURS OF TRAFFIC. STILL BETTER THAN OTHER CITIES IT IS TRUTH.

    If 32 cos have left ; how many new cos came ??. If there is no fresh incoming cos then how real estate prices stay elevated??. New centers will come up in other states . I have heard Gandhinagar has relaxed liquor laws in some areas (;with strict regulations) . Such centers will give competition to Pune.

    Hyderabad and Chennai are new IT and manufacturing hubs. Govt policies in Maharashtra have ruined industries Pune. Being Maharashtrian it's sad to see that our people moving to southern states for jobs due to prevailing joblessness in Maharashtra.

    Local administration is zero in Pune. RTO exists only for collecting fine from two wheelers. Roads are narrow and is flooded with cement mixers, trucks, water tankers during rush hours during peak hours causing traffic jam.
    If companies are moving out the responsible people are - RTO, Police, Corporation

    There is administration of Grampanchayat. No handover to other higher government authorities. Then the real estate prices should be far lower. Why they are making so much hype .No water supply. Water Tanker mafia collecting money. Roads and transport infrastructure is very poor. Traffic jam in hijwadi IT area takes two hours to commute during morning and evening .People are scared to live in that area. To avail basic facilities they have to waste five hours each time. Dirty local politics Government is getting lots of taxes from the companies but no development. Local people from Pune prefer to work at Hyderabad and commute to Pune at weekends by air.
