  • This video is about buying a house in Brazil for $207,000. The property is located near the city of Gramado in the state of Rio Grande do Sul. In this video I will show you the house and the garden and how the price of this house compares to average house prices in the area.

    Do you have any information about the builder? Any finished properties? The floor plan looks solid and appeciate your honesty as a ln objective opinion also!!

      Unfortunately I did not ask much about the builder as I did not feel this was a property for me.

    At 7:55 we can see the next neighbor's house has a 2nd floor as well at others on the street seen just before, so do you think it would it be feasible to do a terrasse on the roof with stairs from somewhere outside ?

      This should be possible, the only problem is that the roof is not completely flat but has a slight slant to stop rain water from collecting. This would complicate making the terrace a bit but its still possible

    Do houses in Brazil have Air conditioner? is it central AC or per room?

      It is usually air conditioning per room

    At the start of the video the builder has told you it would take 3-4 months before it's finished while you said it'll take longer. I'm a bit surprised at even the 3-4 months so I don't understand. Kitchen and bathroom furniture are in BZ done by the buyer. Flooring. doors, windows, landscaping, etc... are to be done by the builders. I'm looking at this with North American eyes and work practices (sorry) so I don't understand and am looking for possible explanations. Are these kind of week-ends builders only ? Can you please shed some light on this and set me straight ? Thanks.

      You are right that the work that needs to be done is flooring, doors, windows landscaping, painting, fencing which can be done in probably 1-2 months if the builder is efficient and organized but that is seldom the case. Also after that the local council need to inspect the house and register it which is usually not done quickly and takes a couple of months. This needs to be done before you can buy it and move in.

      ​@@nordicinvestor Now I get it. Delays with builders and after with bureaucracy lol. I'm curious why BZ builders are seldom efficient and organized ? Bad habits, fiesta-thinking, other reasons ? Logically if they were more organized they should sell the property faster and get their profits in faster, no ? Thanks for your explanations !

      ​My guess is:
      Houses like the one you see in the video are not typically made by housing companies (or "construtoras" as we say in Portuguese). They're planned and paid for by individual enterpreneurs. These guys hire an architect, then an engineer to execute the plan. Staff come from other similar projects, nobody works directly for a company. And sometimes you have to hire the laborers individually.
      I honestly don't think it takes two month to get a permit to inhabit (
      or "habite-se" in Portuguese). I mean, certainly not for a house this size.

      ​​@@MarinaLarocheThis whole process can get slower, also, due to: 1) lack of labor force. Which also makes it overpriced. The South and the Southeast have a scarcity of labor problem; 2) home building methods, i.e. the use of masonry instead of other material; 3) houses in Brazil are less pre-fabricated than in the U.S. In your country, you buy a house from a company that's fabricated the same house 1 zilion times with all pieces coming from a handful of factories that pre-fabricate the house thoroughly. But this is not so common in Brazil.

      @@joaov.m.oliveira9903 Thank you for your detailed reply however I would like to rectify one point: Yes houses can come prefab but the great majority do not and are built on-site like this one. Many as well are built of masonry but much less today than in previous decades as they're more costly.

      Interest rates in Brazil are high compared to the US or Europe. At the moment it is 10,5% p.a.

      There are not many estate agents where I live in the south of Brazil who have experience dealing with foreign investments. In Sao Paulo or Rio de Janeiro there are some though
