- This video is about buying a small farm in Brazil for $98,000. The property comes with 3 hectares of land and is located near the city of Porto Alegre in the state of Rio Grande do Sul. In this video I will show you the house and all the land that comes with it.

Beautiful land, forest, stream and waterfall. For buildings to rent for guests to live in temporarily it works but as a permanent residence or weekly use every week-end by the same family I'd stay away reason is at 9:49 which explains the mold which is not only in the main bldg but elesewhere as well. Beautiful, truly beautiful scenery though.
Totally agree with you that the mold problem needs to be resolved. Mold issues is a very common thing in houses here in the south of Brazil, especially the older houses
@@nordicinvestor You can clearly see at 9:49 that the other houses are elevated vs this property which also happens to be below the road so I don't see how that can be resolved.
In the north Brazil we got issues with mold too
I've yet to visit a place in Brazil where the churrasco was unimportant. It seems to be a national thing, and I somehow suspect other South Americans find it equally important.

I use vivareal, imoveisweb, zapimoveis which are big websites but I also vist local real estate agents
Pretty close to what I'm looking for. May be a bit less land and a bit bigger house, but, yes very close.
Btw thank you very much for exploring surroundings near SC as it helps me a lot deciding where to go - I'm still up in Goias but want to leave, and it's quite a challenge from that distance. I came here in Nov 22 and still speak very little Portuguese only

Beautiful now that’s a good idea as far as potential investment idea. Minimum repairs and great for a chácara also. My wife’s aunt rents out places like that for family bdays and weekends.. the only thing missing is a pool. And a lavanderia… but an easy fix. Awesome

Are RE prices currently depressed in Rio Grande do Sul because of the flood disaster earlier this year?
Not a all. Only in the specific area of the flood
The market in general has slowed down a bit as a result of the flooding but no major impact on prices away from the flooded areas
Replace corrugated roof tiles with ecological roof tiles made from banana peels from Vale do Ribeira -SP ; )

Here on youtube there is a channel called "Do Campo Imobiliária", which deals with properties such as these in this region.
Some good websites to use are vivareal, imovelweb, zapimoveis but you will need to contact the real estate agents as they do not advertise all the properties on the website
Great video. Thanks. I spoke to someone I know in Santa Catarina about which website he uses to find small holdings/farms such as these and he said there isn't one. Owners just advertise locally themselves or with small estate agents. Have you found this to be the case too?

Its true that some sellers do not want to pay the real estate agent fee so that advertise locally themselves. But my experience is that most use local real estate agents. I will try to talk about this in a future video
What are the restrictions for a foreigner to purchase farm land in Brazil? I read somewhere that there are restrictions perhaps in the size or acreage?
Yes there are some restrictions on how much land a foreigner can buy. It varies in each state but buying a small amount of land like this property would not be a problem.

I hope to buy a house in or near Salvador , Bahia , my wife is from Salvador , we speak portuguese , we live in N.L. for now .
It was built earlier than this as the owner said that her parents (who have passed away) built it
