    How do you make a materials list or where can you get them is it better to make one yourself or use a company if so do they give you everything I feel like this is a good video topic for one of your next videos

    Here in Northwest Ohio this is what building this yourself would cost ….
    Lot/Land - $15k
    Site prep/ foundation - $40k
    Materials - $130k
    Sub contractors- $50k est for HVAC, Electrical, Plumbing
    So we’re around $240k if you GC and do most the work/labor yourself vs a house this size as a new spec house would easily be between $375-$400k

    I'm trying to design 3bdrm, one of which is only a small office, and 2 bath under 1000sqft. I've come up with some spacious feeling unique designs so far. You really need to get creative though.

    Do you have any plans without the basement ? In Texas , we don’t have basements .

      Why don't tx homes have basements?

      Most Texas residential rural properties have in ground storm shelters not basement. However, the water table, low elevation, floodline and wet soil along with bedrock across Texas and parts of Oklahoma, prevents basements being built in Texas

      ​@@DavidRamosAuthor Texas has clay soils . They hold on to water and can create cracks or flooding if the basements walls are not built correctly . Second, In Texas we have a lot of open spaces, so people are not concerned about the footprint of a structure.

    I don't know anywhere in America a basement can be built for $29K. I spent that on footers, stem walls and slab that I poured diy.

    Question, we plan to build a house when the interest rates come down and would love to have a second-floor laundry, but we are fearful of water leaks or other problems that might surface. Is there anything that could be done to prevent water problems or flooding with a second-floor laundry??

      Sounds expensive but it could be floored with a drain like a shower

      Not a problem. There are "washing machine drain pans" that have a lip around them to contain any water overflow. It has a drain in it that gets plumbed into the floor just like a shower does. Most two story houses have a bathroom with shower upstairs and having a laundry upstairs is very common and not any different. If installed properly there shouldn't be leakage issues.

      I have an upstairs laundry. I just replace my washer & dryer, I also replaced the drain pan, as the old plastic was brittle. Unlike a shower drain, the washer pan drain pipe is not connected to the septic system, but just drains to the basement. I have a wet alarm sensor in the pan connected to my home alarm system. Likely the builder did not connect it to the septic because its trap (required to prevent septic gases entering the home) would always be dry.

    Be weary of Menards house plan kit which doesn't include basics just as windows, AC, furnace, water heater etc;. Note tiny print that says "Similar materials may be used as pictured"). Also note that THESE videos use the old 'wide angled lens' photography which makes EVERYTHING seem bigger (note the refrigerator looks like it's 4 feet wide). BTW, speaking of appliances, they are obviously not included.

    I think the sink in the island is a bad idea. I never want to sit next to a sink, even if it’s clean. Sinks smell. A sink should Never be part of a gorgeous island plan.

    Sitting around a dirty kitchen sink is never a good idea! Horrible design that I see much to often 🥺
