    Thank you Pete! A lot of good information. I am in permitting phase as owner builder on Marco Island. My dream is to build an ICF home with ICF flat roof. By now, I received few estimates and the costs is simply enormous. They are probably thinking that all of us are super rich. My only choice is to move closer to the building site, pull permits myself and build it. Have you seen anyone building under owner builder affidavit?

      I personally don't have any experience with contactors that build ICF homes. That being said, I wouldn't know what it cost to build. The best thing to do get your own permits. I'll be happy to have a conversation by phone. I'll go over what services I offer, keep in mind I'm a few weeks out regarding proposals. I have a few potential clients that contacted me regarding new construction outside of the counties that normally do business. They are waiting on me to get back to them with some info. I do need to focused on them once some of my project require less of my time. Since I don't have any established relationships in other counties, it will take more time for those projects to get started. I do have contractors that I work with, that do business in Marco island.     Nice job with the process video. I own a lot in Cape Coral and am ready to get the permitting process started. Seawall done, drawings are done and red lined and now I am getting excited. My original builder bailed and so I am self contracting and lining up the subs. Hope to be in by the end of this year.

    5:57 these walls just need sanding and paint trust my guys could get this done and i would recommend a low voc satin emulsion, we also do stucco outside some people prefer cement plaster painted some prefer coral render

What you see in this home is standard for this area. The other option for the interior texture is knockdown. Its rear to find a house with smooth walls. I prefer to have smooth walls.       @@peteshowtosreviews8067 Hi would been a great opportunity to learn from you, although Im qualified to work as a manager anywhere in the world I live in Barbados. I guess it's just a matter of a work permit and learning the codes and techniques used in the area, while applying my skills. Any employer would benefit and I'd love to work in Florida its warm like home. My strengths are residential villas, luxury apt resorts, high-end renovations, and small commercial buildings. Most Int. walls here are smooth *(easy to maintain). Trowel plastic is used inside alot now and outside with a variety of textures its sort of like stucco, sometimes you get brick finishes, coral render, etc depending on the clients budget. cool video by the way.

      Hi!
      The specific texture you see in the video is called skip trowel. Luckily it isn't popcorn, lol. Believe it or not, once it's painted its doesn't really collect dust. I personally am not a fan of any texture on walls, I prefer a smooth finish. The go to options for texture in this area is skip trowel, and knock down. In most cases you wont see smooth as an option, unless you are doing a custom home and are willing to pay the price for it. Thanks for watching!!

    Old FL Designer/Builder of FL ECOhomes (since '80) all over FL (now in Punta Gorda). Plz...NO more "cookie-cutters" or "McMansions"!! MY latest ECOhome's electric bill...$48!! There's the "cookie-cutter", way, and then there's the FL SMART-way. Ohhh...H. Ian, & 2 others swept over me, with only 3-cap shingles lost! haa. Wood Frame, too!

    also following the dpm cover surprised there is no steel mesh for concrete slab and better rebar schedule for the strip footing and no starter bar 16" c/c for the block infill
    is that really a building code allowing the cable not to be put in conduit what about fire safety or i wiring needs to be replaced.
    lastly why the roof isn't tied in with a ring beam to meet hurricane standards

      Hi,
      Regarding the mesh for the concrete, I wasn't able to film that part of the project. In most cases you'll find wire mesh or rebar. Some concrete guys will do wire mesh and also add fiber to the concrete. I'm in the process of getting things in order to start building a home for one of my clients. I'm planning or filming the whole process from start to finish. We hope we can start sooner than later. Everything you see is done according to local and Miami Dade building codes. There are two different ways we cap the block and tie the trusses in. One option is a tie beam and the second option is a bond beam. You'll see bond beams being used more often in this area. Hurricane straps (Simpson Strong-Tie 16") are mounted to the bond beam or tie beam using (4) 1/4"x2-1/4" masonry screws. The upper part of the strap wraps over and around the truss and is secured with (8) nails. Hope I was able to give you answers to some of your questions. Thanks for watching!

    Hi Pete! I’m in the process with new construction KB homes in California. As of September 1st they got the framing started (all wood) about 10-15 days till inspection. Do you think it’s possible they can get this completed by December? My mortgage rate is good till December 31st. Let me know what you think. Congratulation on the new home, I'm not sure on the construction process in California. The steps are or should be the same, But the speed of building may be different. 10 to 15 day for an inspection seems to be a long time. Unfortunately the inspection can delay the process. I would need more info on the home. What is the square footage of the home? is it single story? is it built on a slab? does the framing include the floor system? Please provide that info so I can give you a better idea on timing. Thanks for watching!

      I'm not sure, I believe its approximately 17-20 pallets (technically it didn't come on pallets) but don't hold me to that number.

    You have an example of how the main water service enters the home? For example into the block then through the monolith concrete pour? Do the copper pipes get imbedded with the direct concrete or a sleeve is over them. Not shown in your video

      Hi,
      I apologize for the delayed response, In most cases PVC is used from the main water supply. In this case, this home uses a well system. Water is fed from the well with a submersible pump that pushes water to the water system. The water system has a sulfur filter and a softener, some times an iron filter depending on location. Once the PVC pipe is at a specific point of the house, the pipe comes up through the ground, on the exterior of the wall approximately 24", then goes through the block wall. Normally you'll see the main pipe on the inside of the garage wall. That pipe is feed through the ceiling and into the attic. At that point the you'll see, CPVC or Pex leading to each drop. This home had Pex running through the attic and into each location. Some home builder do run supply lines under the slab, and come up through the slab at each location. It's not a common thing in my area, I've personally only see it once, when my personal home was being built by Pulte Homes, I was told that Pulte stopped running supply line under the slab starting around mid 2021, and started going through the attic as well.       Thanks for the explanation. Our homes down here in south florida around 2004 when built all are PVC sewer, copper for water supply. Reason I asked was we have constant blasting in the area. Unfortunately I may have a under the slab water leak. It’s basically at the exterior outside wall. Where the water supply from the city enters the concrete block approximately 24 inches. It enters via 1 inch copper into a T then splits and goes down into the slab. It’s all viewable from the concrete block and resides within. Hopefully my leak is in that area. I can see a moisture between the slab and concrete. I believe they call that the interference? Anyhow it’s unfortunate and probably costly to repair. Thanks for your explanation.

      The house took approximately eight months, back in 2018. It's now taking 12 to 18 months, some builder can still do it 8 to 12 months, depending on the builder.     I’m trying to figure out how to make this profitable,is the house getting built for cheap that it can be sold? How much profit? 50-100k per build,sorry if it’s a dumb question

      Hi!
      It depends on the market. In some cases it cost less to build, depending on who you hire. It seems like production builders offer competitive pricing when compared to existing homes. Unfortunately homes are selling at a slower rate than previous years in FL. The positive is that the values have not decreased according to my knowledge. Profit margins are hard to determine, the best thing to do is calculate the cost of the land, plans, permitting, impact fees, utility hook-ups and trades. Once those numbers are calculated, you'll have to check the local real-estate market to establish a potential ROI. Keep in mind to have a cushion for unforeseen issues. Another thing to consider prior to building, are real-estate trends. If you start to build in 2024 and the process takes approximately a year (or longer), you can potential run into a market adjustment the might not be in your favor. To reiterate if trends keep going the way they are, the values will keep on rising and your profit potential is greater. I hope this answers some of your questions.     How long after the slab is poured can walls be constructed. IE how long does the slab need to cure?

As of Jan 2023 It's taking longer due to delays with permitting, material, and available contractors. If you go with builders that only do new construction, with specific models, it should be able to get done around the same time frame 8-10 months.     Great guide - I would like to build my home in Florida without using wood and drywall. I like the concrete block in external and internal walls. I am not sure how to put the insulation to external homes and yet have the home fire proof - I have seen a double concrete block wall and insulation between the blocks; seems like very expensive option to put double concrete block wall. Do you have any other proposals of how to build concrete home without wood and drywall and still get high R value insulation incorporated in the project (except the ICF, I heard that termites eat through ICF, besides ICF burns)? For the roof, I would use steel frame and instead plywood and shingles I would like to have insulated steel roof panels with R-50 value; so the attic would be very insulated. Do you think that can be done in Florida? I have seen videos of those insulated roof panels used in Arizona. Lastly, would you suggest a home builder who can build a home like that in Tampa Bay area but cost effectively so the per square feet price is comparable to homes build by DR HORTON? Couple years ago, I have reached out to one contractor, and he said custom homes are not cost efficient to build.

      Hi!
      If you are looking for a home builder like DR Horton, they most likely won't do the project, because in most cases, only build what they offer. You'll have to look for a general contractor to do the project. I have a construction and remodeling consulting company. I've been doing this since 2015, I haven't had a client ask me for a build like the one you are interested in. You'll have to talk to an architect to find out if that is something that can be done in FL. If so, hire them to design the home. If you have architectural plans, you should be able to find a general contractor to do the project. If they are interested, they'll let you know. At that point, you'll send a PDF of the plans to the contractor so they can bid the project. Keep in mind you'll have to have some property to build on. The architect will design the home to fit the property you purchase. You don't need the property before asking questions. The statement from the contractor is correct, custom homes aren't cost effective to build. Hope this helps, Thanks for watching!!

      "Cost-effective" is the wrong approach. Don't let those that don't care sway you from the smart thing to do just because they don't k now. Many "established" guys have shut off the motor and they're just drifting into the dock of retirement. Are they willing to pay your utility bills? Consider: begin with the end in mind. Look not just at "first-costs", but at "lifecycle costs" - the cost of the entire life of the home - energy, maintenance, replacement, researching contractors, worry, leaks, blah, blah.
      Build bad and pay forever, or "buy once, cry once".
      Smart planning upfront with save 70, 80, 90% of that. Long-term, it's the same net cost and maybe less. Plus all the additional benefits, higher resale value, perhaps lower insurance and Peace of Mind. Eliminating all that waste, you "may" have enough roof space for PV for both your home and cars + protection against power failures.
      Current solar can produce power for 2, 3 or just 4 cents/kWh vs the 12-cents? your utility charges you, which doubles each decade or so, and is 'after-tax" dollars. Efficiency + PV can be "pre-tax + incentives".
      Long-term, if you build correctly you get additional comfort year-round, even temps throughout, upstairs & down, north side & south, additional storage in the attic that is temperature controlled, ducts are in conditioned space, attic leakage through can lights & 1000 other leaks is irrelevant, healthier IAQ, quieter, makes it more challenging for hurricanes to pull your roof off, and so, so much more.
      The PLAN is everything. A perfectly executed "bad plan" can never give you a great house. With a great plan, even if you miss a step or two, you have an exceptional home. Plus, with a great plan, you can phase things in over time.
      Things to look into: 3 layers of a great home (Water, Air, Thermal); minimizing air leakage; rock wool for exterior insulation; keeping VOCs out; heat pumps for HVAC, water heating & dryer; all-electric & no gas; minding the Schedules (J, D, S, T, etc.) for the HVAC + an ERV & great design. Look at the "lifecycle costs" (LCA).
      Pushing air out (kitchen hood, duct leakage, bathroom fans, dryer) can empty a house of conditioned air every 5-10 minutes, and this air is replaced by humid, unconditioned outside air sneaking in. You can't push air out without getting outside air back to the inside. Where is this air sneaking in? Is it bringing bugs for which you must spray poisons? You need to control & condition that air leakage - air-sealing, ERV & maybe a dedicated dehumidifier.
      Get the steps right and you get Peace of Mind. Get it wrong and you'll kick yourself forever.

      @@DK-vx5co I understand your thoughts on this topic. Being "Cost-effective" is not the wrong approach. Cost-effectiveness does not indicate cutting corners, or giving a lesser quality product. Everything you mentioned is possible at a cost. Most builders out here, are building homes that the average working American can afford. That was at least the case about two years ago, before this crazy inflation. If your income isn't a roadblock, then build what you heart desires. The average working family can not afford to pay for a home with all the features you have outlined. They are having a hard time filling there fuel tanks and buying groceries. All electric is a bad idea, All solar is a bad idea, and getting rid of gas is an extremely bad idea. These energy sources are not reliable, the most reliable source of energy are nuclear, coal, and fossil fuels. There were plenty of people stranded with electric vehicles up north this winter because of charging issues. Mining for materials needed for batteries isn't exactly eco friendly. Wind farm construction can cause deforestation, noise pollution, birds being killed by the turbine blades, etc... The turbine blades end up at the land fill when they can no longer be used, last I check they don't recycle them. There other issues associated with that. Solar farms take up a lot of space, can destroy vegetation, wildlife, loos of habitat, etc... My town uses a 870 acre solar array made up of 650,000 panels. Don't get me wrong, I'm not against renewable energy, I'm against getting rid of reliable options and not having the freedom to choose what ever source of energy I want to use.       Have you compared the lifecycle costs? 80-90% of the energy used by most homes is wasted in the form of leakage, noise, static resistance, vibration and on and on. This waste, often paid with pre-tax dollars, plus maintenance, replacements etc. from lower quality parts usually adds up to many times over its life what a home initially costs. If we are ONLY discussing "first-day costs", then OK. Build smart & save 30-40% of that lifecycle cost.
      But what if you had to pay a client's energy bill and take care of the maintenance? Would you build better? Would you find synergies and spend an extra 3% strategically to save lots of money down the line? It's the Same Net Cost, or even less, plus all the benefits.
      Your client pays you instead of the utility company and dealing with contractors and replacing things and repairing stuff constantly. They get a better home, more comfortable, resilient, healthy, higher resale value, Peace of Mind (the whole long list of positive synergies).
      Original construction is only 10-20% of a home's lifecycle cost, and the rest is energy, replacements, repairs, maintenance because wasteful decisions were made. Most problems are created at the moment of planning, and manifestation just takes a while to fester. If it's cheap upfront, it will be much more costly down the line. Also less comfortable, more trouble and worry, lower resale value, less Peace of Mind.
      Just shift the money the clients would pay to the utility company to you, the builder of quality, high-performance homes. These utility bills are even more because they pay the utility company in "after-tax" dollars, and those rates double every (10 years?). Plus you save the cost of running and permitting a new gas line, and the client doesn't need to have a house leaky enough to accommodate combustion alliances that creates carbon monoxide and other unhealthy particulate in their living space.
      95% of your time is spent indoors. It better be healthy and un[polluted. Why are so, so many children unhealthy these days? If you don't have a filter you ARE the filter.
      Part of me thinks these discussions are like 100 years ago when cars were new and people argued that horses had been perfectly fine for 5000 years, so why on earth should anyone change to loud, smelly cars now?
      As to the sources of fuels, I agree that every fuel source has it extreme environmental hazards. Billion-dollar rigs ocean platforms have theirs as do nuclear, coal mountaintop removal and pipeline, ship, oil rig leaks.
      A million new homes are needed each year to simply keep up with population growth. What if we could run all those new homes on the energy of just 100,000? Here's to the future!

      This house was built in 2018, but construction costs have risen since then, both for labor and materials. Additionally, depending on the county where you choose to build, you may need to install Aerobic Treatment Units (ATUs). These systems have a higher initial cost and require annual maintenance. They also need to be inspected at least twice a year. I've heard costs for these systems range from $15,000 to $25,000. I hope this helps answer your questions.

Your best bet is hiring sub-contractors to do the work. The sub-contractors know the proper way to do there jobs.       Hi,
      I apologize for the delayed response. Some people say concrete should cure a minimum of seven days prior to building walls. Others say 48 to 60 days to be safe. I personally haven't seen any builder wait that long. In my area, you'll see concrete poured, and have concrete block walls up approximately 48 hours after. Concrete seems be safe to put weight on it, 24 to 48 hours after pouring. I would ask your local concrete contractor to be sure. The info is all over the place when searching online. Based on my personal experience, I would say the slab and block are done with in a week time frame. Hope this answered your question, Thanks for watching!

    All that work and your gonna leave the great grand canyon of Florida out there!?!?!? Please just finish running the tin horn to the edge of the property and backfill the ravine with more soil. What you have now the curb appeal is destroyed. Septic tanks and leach field were installed high on grade for whatever reason??

      Yes, I feel the same way. Unfortunately all these houses are built this way depending on the area, in order to be out of the flood zone. Everything has to be built according to what the county requires. There is only one solution to the large drainage ditch, and the would be installing a culvert and back filling. you'll still have a hill/slope. This is a normal thing to see in this area, unless you live in a deeded community, or a planned neighborhood. Thanks for watching!

I would assume the construction process will be similar through out the the state of FL or along the coast, but don't quote me on that. I'm more familiar with the SWFL area.     I'm just surprised with all that soil you guys don't do a strip footing down to rock or dig 4feet and compact hardcore to the build up the foundation walls then infill with compacted hardcore then run waste pipes and then main electrical conduit before backfilling applying termite treatment and then dpm

      The only time you'll see more than what you've watched in this video, is with some larger multiple story projects and commercial projects. After the sit work and fill dirt has been brought in and graded, a compaction test is performed. If the compaction test passes, then the concrete company will install the forms and the different trades show up. Thanks again for watching!

      I would say so, when it was built, it was at around $110 - $120 sqft. Todays cost can range from $130 - $150. I recently got a cost of around $225 sqft from one contactor. The numbers are all over the place. Just do you due diligence so you can make the right decision.

    Cabinets before floors???? Dont care if you jack up cabs/doors/vanities to thickness of floors it will always have gaps and look off. Floors always first where I'm from.

      I agree, I always have flooring installed prior to cabinets, vanities, and doors, but not door jambs because they get sprayed. The only exception is for laminate, LVP, or any floor that expands and contracts. I did not manage this project, the builder had his superintendent manage the project. I just documented the progress.       No, The cinder block does have rebar in specific locations, normally 4 feet apart. The rebar will also be in the corners, and on each side of doors and windows. Those areas will be cells, filled with concrete. Hope this answers your question, Thanks for watching!

      Hi, This property sold for $203k, May of 2019, we sold it less than what we expected with a lackluster return on investment. Due to delays prior to receiving permits, there was a shift in the market that affected home prices and sales. Considering todays market, it can sell between $310k and $350k.       This project was done back in 2018. At that time it cost approximately $180,000.00, Architectural plans, and land are an additional cost. The sq footage is 1,558, 3 bedroom, 2 bathroom, 2 car garage with large Lanie. It has 8' doors, tile throughout, painted shaker cabinets, and granite at an additional cost.       @@YourFavoriteSub Too bad you aren't closer to me, I would of been happy to assist you with your project. I'm not sure about sqft pricing with out a contractor due to many factors. But you should be at around $90 to $120 sqft depending on the layout, materials, and design choices. I do know with a contractor, you'll be in the range of $120 to $170 a sqft give or take, for a nice house. If you do semi custom to fully custom home it will cost upwards of $220 sqft, depending on the contractor. Keep in mind, it's hard to gauge pricing at the moment due to fluctuations in material cost.     This wasn’t built to code. The truss didn’t have hurricane straps. The windows where not anchored to the blocks to specs, the concrete was not poured with correct temperature. This house will last 3 years before the concrete starts to crack throughout as it was poured in sub tensions that will make stress fractures expand and contract multiple cycles after rain. I hope no one moved into that scam house.

      Lets clarify something, this house is not a scam house. I have a good idea! why don't you come to FL (if you are not from here), and go to the county and offer to train the inspectors the right way, since apparently they didn't do the right job when they inspected each phase. I'm glad you were able to teleport to the house as they were in the process of building, and you were able to see if there was hurricane straps, proper anchoring of the windows to the block, and the most impressive part is that you were able to check the temperature of the concrete prior to it being poured. I can assure you that this house wouldn't of been able to get a certificate of occupancy if those inspections didn't pass. Everything in my area is done according to Miami Dade hurricane and county codes. Not only did the county inspectors pass the inspections, the buyer also hired there own inspector prior to buying the house. If the county inspector missed anything, the buyers inspector would of found it, especially if he did the wind mitigation inspection. You have determined that this house is a scam house without even performing an in-person inspection. I'll go through my photos to see if I show any of those details. If I do have the photos I'll find a way to add them to the video, or share them with you. Keep in mind I had to edit the video so I didn't have a extra long video. I'm willing to go back and take a look to see if I have any images or videos of those sections. I'll message you if I find them, and will email them to you if I'm not able to share publicly.
