    Red Reflet Ranch in Ten Sleep, Wyoming
    Located six miles southeast of Ten Sleep, the Red Reflet Ranch can only be described as one of the most complete diversified recreational ranches that we have had the honor of representing. It operates on over 28,500 acres, which consist of a series of large deeded tracts (nearly 6,600 acres) with critical resources tied together with thousands of acres of public lands on which the ranch has grazing privileges. The lower end of the ranch adjacent to the paved highway from Ten Sleep contains the 5,000 foot paved and lighted airstrip, fuel depot, hangar and two houses for staff or pilots. The heart of the ranch includes the lodge and guest facilities, 580± acres of productive irrigated meadows, and a complete set of operating improvements and staff housing to support both a 500 animal unit cattle operation and a highly successful and profitable guest ranch. The ranch also includes stables and an indoor arena that support both the guest ranch and an equine training operation. The ranch rises from there to the very top of the Bighorn Mountains - an elevation change of approximately 3,800 feet. The ranch owns thousands of acres of deeded lands on top of the mountains that support summer grazing for the cattle operation as well as a location for a comfortable off the grid cabin for the use of the ranch guests. While the current owners do not offer hunting as part of the guest ranch experience, these lands offer extensive private hunting opportunities for deer and elk for the current owner and their friends. In summary Red Reflet currently offers a viable livestock operation and a profitable guest ranch business. It is important to note, however, that the facilities were designed to equally accommodate a family or corporate retreat as they include multiple free-standing homes and a magnificent lodge with an impressive owner’s suite on the top floor.

      The house is a body not the one you think, why would you get a house in a place were you won't sleep. The house (mansions) are new bodies.

    I love it! Ya'll got any lots available? I would like to drop my trailer down in that valley. I have a few cars I've been working on too so I'll have to bring them. And my dogs .. they will love it!

    That’s what I call a true Hall and Hall presentation! Lot of useful information and great speaker. Amazing ranch! And great to have the private runway. I wouldn’t deal with federal and state land lease but that sounds like an amazing corporate retreat center! Owner did a great job! Good luck for the sale.

      I was thinking the same thing but keep in mind all of the leased land from BLM might be the reason.

      It's a patchwork piece of property with BLM land interspersed, it is outrageous at that price.

    I was considering to make an offer on this property, but after reviewing the property and making couple of phone calls realized that listing price is way too high.

      It's about 20 mil...but how much did it cost to build that giant guest house? It's basically got a hotel, a ranch, a lake...all with its own airport. That's pretty fair given how much the previous owners invested in the property.

    Every time I see the map of one of those ranches, I wonder why they tend to be so stretched and scattered. Not only why they were established like that, but also why over time the owners didn't consolidate them into more regular shapes through "I'll sell you this patch if you sell me this patch."-kind of deals with their neighbors.
    Also, it is puzzling that there is state owned patches equally scattered about, within the ranch. How does that happen? Did they just draw the map of state reserves and national parks like one of those modern painting where they just drip and splash paint on a canvas, or is that all little pieces of formerly privately owned farm land that fell to the state through bankruptcies and the state just never sells anything it gets ever again and instead leases it out to ranch owners?

      @@BJC511 Thanks for the detailed answer. I have to admit though, the mere fact that they used a 1 mile roster doesn't seem to explain why ranches tend to be so scattered and have such irregular shapes.
      Especially the way publicly owned land is scattered about everywhere in rather small specks and splatters still baffles me. I get having big state owned parks where animals and plants can grow unmolested, but doing that on a "one acre here and one acre there and half an acre over there"-basis doesn't seem to make sense to me, especially not when they lease that land out for agricultural use anyways.
      Why not just sell it off then? Wouldn't that make everything much easier and require less bureaucracy?
      Whether state or private land owner and whether having those islands of land can work somehow or not, I just don't see why people wouldn't want to consolidate their land.
      If I were a ranch owner, it would bug the hell out of me to know that there are random islands on my land, which belong to someone else and that I have to grant access to the owner, through my property.
      I wouldn't be able to stand that, no matter how nice and friendly the people are who owned those beachheads on my soil.

      Dean Firnatine Out here you have to realize that the grazing range land is mostly sagebrush, boulders, trees and arroyos. It can take up to 100 to 120 acres for one cow for the grazing season. That’s why ranches out here are so big and lease public lands to raise cattle. And we, the public, practically give it to them for free.

      This is not the fields of missouri.
      That is why folks think the feds lease too cheap. But it doesn't work out so cheap on a per head basis. But just try getting that through people's heads.

    I keep watching these and think about how I'll never have enough money, no matter how hard I work, to afford this. If Jeff Bezos could drop about 1 hour of his annual income into my account I could retire forever.

    Be realistic about all these ranches Why all of a sudden are there so many for sale family fights for money issues or not enough revenue being generated I'm a hunter im sure it's very costly to hunt them any way what a dream place to own
