I have been in the RCFE for 33 yrs. Your videos are encouraging and refreshing! I personally do not like placement agencies, unless it’s necessary. I agree with you that families should be given more help, especially when someone is paying for the bill. Our residents are entitled to their privacy and should not have to tolerate strange people showing up to their door unannounced and uninvited. I personally choose not to use “A Place for Mom”. There are better placement agencies out there! Just saying… 😄

Where do you find these referral agents? Do they all charge a months rent? Love your videos, very informative!
A lot of them you can find online. They charge 100% of the first months rent, that’s the most common referral fee. I appreciate the support! Thank you! :)

Hi @Serg, when do you pay the agents? Some charge after the week of the move in, while others charge after a month.
Each agent is different but usually that’s the standard. First half after 7 days of move in and the second half after the first month. It all varies.
What if the resident only stays for a few months? Do you feel the residents from placement agencies are normally long term? Do you use these agencies every time you get a vacancy or do you recommend it more in the beginning?
You can put in your contract that prevents the family from moving out within a certain timeframe.
Yeah most of them are long term. They usually let you know if their respite stay or not.
Their just another great resource. So utilize them when you need to.
Do all your residents pay out of pocket? How do you know how much you should charge?
Yes, they’re all private pay. You see what other care homes in your area are charging per bed.
Is there some type of contract in place between the owner of assisted living and placement agency upon the resident move in date? What is in place to protect the agency and assisted living to guarantee payment?
Yes, there is a contract in place to make sure that the carehome pays according to the terms in the contract.

You’re welcome. It’s presented by the agency
when u say place4mom charges 100% or 150% of yrly profit or monthly profit ?
They charge 150% of the residents first months rent. For example if a resident’s rate is $3,600, you as the home owner pay the fee of 150% of that to place4mom. It’s a one time fee. Like a finders fee.
Any suggestions for us out here with no local placement agents in the area? Been searching and there’s none. It’s surprising since I’m in a location with a 150k+ population and there’s a good amount of smaller and larger facilities.
150,000 people isn’t a very large population. If there’s more smaller and larger facilities, that means they’re getting their referrals from the hospital and rehabs. They may also be more established so people know of the business. My suggestion is to continue to try and net work with these smaller and bigger facilities to be able to get an idea of how they’re getting their clients.
Is there something out of your control that is stopping you from being your own placement agent?
No, just have a lot going on and don’t want to spread myself to thin.
