I almost bought the property off of Taft in July of 2021! I loved how the bathrooms looked with the wood look I took a video of it it was so creative! I just hated how it was facing the street and was concerned about potential street noise It’s so cool to see it pop up again after someone else bought it !

I lost my father due to Alzheimer's 2 years ago and it was a long 8 yr battle but I found my passion and inspiration during this journey and I am going to start my own RAL out of my own home up in the bay area in CA. I own the property and have a guest house on my property which I plan on converting to a RAL. Its small and will be a good start, maybe a 2 or 3 bed max. If you know more people who have done this in CA, and can provide helpful information on this especially in the bay area, and not necessarily a real estate investor but operating a RAL out of thier own property, please share. There is no content on this and maybe rightfully so but would love to get more knowledge on starting small and growing! Thanks so much Serg!

Hey, quick question-- should i do your course or the 80 hour manager course? I manage 3 assisted living facilities for clients as a realtor/property manager.. my client owns the buildings and has a lease with the business owner but we also helped them rehab and got it all set up and licensed, etc. Also i have manager experience but in small restaurants as an area manager but nothing to do with ALH/RAL. so i get the business side for the most part and even most of the set ups but the forms and procedures are more of my issue. I would ask the tenants to show me because they are family but it might be in their area so i dont want to over step.. also they have 20+ years experience so didnt take the course-- just paid a manager to do that and they know enough to look over the manager's shoulder etc. I have the $ now after flipping a few homes this year and my Real Estate sales to start a decent sized business but the goal would be to hire a manager but my thought was- i could look over their shoulder better if i took the manager course as well.... but i wasnt sure if maybe the course you provide would more effectively fill that space or what your thoughts are. You also need capital in reserve to open one in California I know most people that had to have 500,000 in order to open one so make sure you have money or it no point doing the steps

You have to make sure that the home is empty and no body is there for the initial inspection, but yes you should be able to live there as you’re setting the home up for licensing.

It’s when the city zoning will zone your property for a specific use case. For instance a single family home can be zoned for a residential assisted living. That requires a certificate of occupancy with a special use case for residential assisted living.

Can an ALF(Assisted Living) take my Mom's LINK card when they are already getting funded by the state with her SS check? My mother qualified for Medicaid and the state sent her a LINK card for groceries. She has no need for the groceries since she stays at the assisted living place. However, the facility asked for this LINK card stating that this would also go to help pay for her meals. This bit of information was never given to me in the beginning of applying for Medicaid for my mother. Is this common for facilities to do this?

It’s not necessary that you own the home. You can definitely rent and make sure that you work out the agreement with landlord.

The more residents, the better. 3 people will not be enough to cover your overhead much less make you any kind of ROI.

As of right now I only offer consultation over the phone. You can schedule anytime and how many times you need to.

@@vincetravel5402 absolutely! SBA does require borrowers who are needing lending for a RCFE, to have a minimum of 2 years of experience in the industry.
I have 4+ years of nursing experience in the acute care setting. Will that count towards the minimum of 2 years experience that you mentioned?

Can an ALF(Assisted Living) take my Mom's LINK card when they are already getting funded by the state with her SS check?
My mother qualified for Medicaid and the state sent her a LINK card for groceries. She has no need for the groceries since she stays at the assisted living place. However, the facility asked for this LINK card stating that this would also go to help pay for her meals. This bit of information was never given to me in the beginning of applying for Medicaid for my mother. Is this common for facilities to do this?

How many caregivers do you hire for 7 residents?
I did a quick math of 4 , 8 hour shifts spread over 24 hrs if needing someone there all the time. Over 7 days a week it works out to be 4 caregivers
