Shouldn't there be some type of accountability? Shouldn't an appraiser asses the home and land value regardless of the market and outside factors? Its like if someone wants to sell a busted up 1998 Toyota Tacoma for 25K then everyone else thinks they can sell it for the same price. I feel like realtors should be accountable for creating hype. What about cases where realtors and investors partner up to Price fix the neighborhood i.e., (gentrify) a community in order to make a larger profit? Why does price gouging not include the real estate market?
There are appraisers that do in fact appraise homes to be that much. In fact without the appraisers, the homes wouldn't be able to be sold. And although your metaphor is similar, it is not the same. Cars depreciate. Real estate appreciates value because it is an asset. That's why if you buy real estate when it's low, wait overtime for the appreciation to happen, then you now have lots of equity aka wealth! It's economics of supply and demand.

when do you think the local market will reflect the latest world economic crash ? travel , tourism, and hospitality industry have been hit very hard with millions out of work...surely your area will be seeing some foreclosures soon since almost all of your economy is built around tourism
Well yes Hawaii's economy does rely on tourism however the beauty of our state is that whenever there is a "crash" or something like this, our market is affected but not as severely as the mainland states. I do believe we will see a dip in prices, but I don't think it's going to be too bad. To answer your question, we are already seeing small dips in prices as of now, it'll probably go down a little more in the next 6-12 months. Luxury market will hit the hardest and quickest forsure.
For a 101 obvious reasons the big island is a lot cheaper, but do you have any incite to how firefighters make ends meet on Oahu? Can’t imagine they’re home owners.

Yea - a 15,000 shack u can build for 5000 of material is appraised for 380,000 - 400,000 which is way overpriced for tiny piece of land
