    I hope buyers in Hawaii will be smart enough to wait and be ready to buy when they're ready. It would be smart to have 20% down or more and forget on the minimum down payment. Unfortunately, greed is rampant with investors. Period. They always want more than what is valued.

    What is the insurance issue with condos? Is because some of the older condos built in the 70s are more stable vs condos built say in late 90s to 2000s. Im referring to foundation/stability issues or condos built closer to the water than further inland. Always think about the disaster in Florida a few years ago. Mahalo

    Great video and information presented. What is the ave # of days on mkt for 5+ bdrm homes in the Makiki-Manoa-University area between March and July? Is LOCATION still the primary driver, condition, age of house, or do recent sales closings impact the selling of a house? In other words, if a property is in a high demand area centrally located, but an older home in decent condition, can the property hold it's price in the market? Thanks for your input. PS: Given your projection that MORE BUYERS will be coming in the Hawaii market in 2025, will Trumps Tariffs and policies scuttle buyers incentive to purchase, given the RE "crash" already impacting US States around the country, or is the local market immune from what's impacting the mainland continent RE crisis? PSS: Cool tatoos and well done video review!!

    Great video, TY! Looking at condos in Ala Moana area, what's you're thoughts on 1350 Ala Moana? Old established building looks in good shape with excellent location? Solid honolulu condo? Is it a good building to buy into?

      @@PPSGLEK we have a client who lives in there so if you heat up to buy we may connect you. We tend to like that building. Walk across the street to foodland farms and Ala Moana shopping center, walk across the street to the beach park, around the corner to the Whole Foods and Ward area. Also, I’ve met the building manager and he seems to take a great pride + the residents seem generally happy.

    Can non native people buy lots in homestead? What I am seeing o line is no but I see non native people in pahoa homesteads........

    I can say this if your property is walking distance from the sky rail. Either it being single family unit or condo and when that rail hits town I’m telling you the value for these properties will increase. I saw it in DC and it’s probably one of the reasons your not seeing too many developments being created near the rail now because developers are planning to build it up once everything finishes and slap and expensive sticker on it.

    The whole island market will depend on the Asian market and mainland retirement economy. With Trump about to slam tariffs the real estate market will probably slow down.

    if i buy a home for 1 to 1.5 million.... i can only assume in the future that same house will be 2 million.... and then the next buyer.... 2.5 million to 3.... and then next buyer..... 3 to 3.5 million for a 2 bathroom home sounds kinda high
