I'm not sure where he got that $60,000 average from. Talk to anybody down by Channelside or Bayshore or South Tampa they're making at least $150-200k a year. Harbor Island rents demand that and more if following the 30% rule.
@@realjoedee Yeah literally the richest areas in Hillsborough county. In real terms only 15.5% of individuals make six figures. 30.7% of couples. So that means 69.3% of households make less than 99k and 84.5% of individuals. Tampa has been historically very low income. Not West Virginia low, but low for the area with this amount of people.
Moved here in 2020 and got out house just before major price spikes. Moved from Western New York and I would say despite no state taxes they get you in other ways. Our property taxes are the same. I had a much bigger house for less money in NY. Wages are lower. It’s 500$ to register your car for the first time in FL. Homeowners insurance is out of sight. We pay 3000k here vs 700$ in NY. Don’t believe the hype. The weather is awesome and it counts for a lot but the way people drive here the medical care and the various hidden costs I would say overall a financial Loss here.
That $2000 rent will only get you a 700 sq ft studio apartment. If you want a 2 bedroom you're looking at about $3K. A 3 bedroom is now $4K. As someone else stated we are now seeing California/NYC prices.
The cheapest places to live are in the Midwest in a very small town or City. All major cities are expensive since the jobs are in the Cities. Lot of crummy homes for sale in Tampa. Flippers doing slip shod work. Bad plumbing and Electrical, termite damage. Also check for sink hole prone areas like North of Tampa. Lots of people getting ripped off. Be careful.

One thing to take into consideration is that there's no state income tax in FL. We bought our home in Historic Kenwood in 2008. The housing prices in our neighborhood have gone up dramatically. An advantage to the neighborhood is the establishment of the Artist Enclave. It's a zoning variance that allows artists to do a certain amount of business from the home (classes, open studio, etc.) without needing a business license.
Just moved here from the west coast. Grocery prices in Florida are higher than the west coast. $5 for a pepper ? A package of chicken breast that is under $15 in Seattle is over $20 in Florida.
Well. Good thing no one in my generation can afford a house. Useful advice to those in a ivory tower though. Florida is terrible for normal people now.
When I bought my first house, our household income was $51k and our interest rate was 4.75. Don’t waste time blaming other people, or the system. You can achieve whatever you want if you set your mind to it

My first house I bought was $59,000.00. That house now is worth almost half a million. I'm in the Clearwater Beach area. The one I live in now does have a pool and it's well worth over half a million. My home owners insurance doubled in one year. As for pools, get ready the chemical prices have skyrocketed. As for you lawn, you'll need to mow and trim once a week.
What are childcare fees like? How are the public school? What are private school tuitions like? What are the cost of activities through the city for children such as summer camps?

Nice video. I’m a single guy in his 30s considering moving back to Tampa next year. I wanna be able to meet people my age but also buy one of the typical single family homes, around the 500k range. I like Wesley Chapel but I fear it’s a little too far out to have a social life. Any recommendations?
If you put more than 20% down on a property you have the option to pay your property taxes separately if you would like. Most of our clients end up escrowing and rolling their property taxes into the monthly mortgage payment.
Are there still any single family homes to buy and hold as rentals under 350k? Any areas zip codes that you recommend in the Tampa area with good renters demand? Thank you!

Hi Sam, thanks for the information. So if we purchase the house say at 550K, but the property tax was only at say 400k as homestead exemption. will it be adjusted to the sale price once we move in or we can apply for the lower house value?
It depends on a few more factors related to the local area where the house is. If you email me a property address you are interested in, I can get you a more complete picture. I always round up because it always seems higher than you expect

Not Tampa. You need to make at least twice that amount to live in the city. If you don't mind a 45 minutes to an hour drive, then you may find something reasonable. Otherwise you're living in the ghetto.
Florida is overpriced and valued in relation to the pay rates of the area. If you are bringing a WFH job with you, better CYA that it will not be outsourced during the coming recession. I am a local, Tampa is okay but it is not what people who have moved here in the last couple years are making it out to be and the shine will wear off and they will notice it as well. The feeling I get is that a lot of locals are going to sell to out of towners and flippers. They will all move to cheaper areas like Mississippi, because lets be honest if you are a local you'll fit in there also. What will be left is new comers who will more than likely leave when times get tough and head back to areas they have folks at. So Tampa will be left worse off.
