I prefer my modest $750,000 home in Christchurch, New Zealand. 4 Bedrooms + Office + 2.5 Bathrooms. A nice Garden that I can grow Fruit and Vegetables in, a well-endowed kitchen, and it's a standalone home, no worrying about sharing your apartment in a building with other apartment owners/renters.
That old saying that you can't buy good taste. The wallpaper/furniture is just ghastly. Also can't fathom paying $45m for an apartment and not having a balcony, it's basically the prime reason you'd pay for a premium apartment like that. Do love that spa though, that's pretty awesome and the views are killer, albeit having several taller buildings interrupting several of them is a bummer.
Yea I was thinking the same. I want to be able to smoke a cigarette and drink coffee in spring and summer outside. I was waiting and waiting for a balcony but it never arrived. Also I can’t afford this 😂
This property doesn't really feel like a house until you get the owners wing, everything else looks a very business corporate entertaining space. Great video as always Erik!
Well said. But, to be fair, it's a blank canvas. I mean, I certainly would not have it as sparsely furnished as it currently is. I also don't like the kitchen very much - it's too dark and sombre, I'd want something brighter and lighter. If I owned it, I would live in the kitchen and have a small dining table and sofa. The Great Room would be for entertaining, and I would fill it with antique furniture. One last thing - OMG there should be carpet in the bedrooms. Who want to walk on cold wooden floors? Yes, I am sure there is underfloor heating - I mean emotionally cold and clinical. Bedrooms need carpet.
@@erikvanconovercan you please convert square feet into square meters? 😂 cause the in the tour it looks big but I don’t know if I used the correct formula to convert it cause my answer is 600 square meters? Wow that’s literally small for this price
I disagree; it's easily my favorite of everything I've seen on Billionaire's row. It's clean, minimalist, and doesn't feel like you're perched atop a needle.
It's almost frightening... It's so far away from anything that look like nature and human size environment ! I could never call such a place my "home" : no garden, no terrasse or balcony to get out in the open air to enjoy a barbecue in the sun, no fireplace, no feeling of security (earthquakes, airplanes, lol) and no feeling of intimacy. With that price, I'd buy my whole village in the Swiss Alps 😄 But I admit the landscape over NYC is amazing.
Trust me… if you live in a big city especially one that has become a hell hole you’d want to be insulated. Especially if you had to live there and had no choice due to family/work etc… down on those streets it is amazing and cities have a ton to offer but things have gotten out of control over the past handful of years. Agreed. My feelings exactly. There are plenty of apartments in NYC that have terraces. New York is built on solid granite so there are no earthquakes but this apartment is completely lacking in warmth. I have the feeling that it has never been lived in or that whoever lived in it purchased all the furnishings in one day just to get it over with. Nothing was accumulated over time to reflect aquired tastes and preferences. I'd prefer an apartment in the Tudor City section on the East river. It's where people of creative substance often live... but they wouldn't have those views.
This makes me feel so alone in a city of millions, incredible. It’s like someone turned how the average person feels on the inside, towards the outside and made a flat out of it.
Wow! I think it's worth it for the views! Would be so amazing to have a view of all the NYC spectacles from your apartment. The bathroom is top notch too.

If I were designing the apartment, I would have put the living/dining room on the south side and the bedrooms toward the north side. Because when you go to sleep, you would rather be facing toward Central Park, winding down. The city view is what you'd rather see when you first enter the unit, get some energy going.
I'm not sure if this worth $45 million, but it sure has terrific views! For this amount of money, I'd like to be in higher building, not looking up at them. The bathrooms don't look overly spacious ...I'd rather have a few more bathtubs. The finishes in most rooms are well-chosen, but not the furniture 😬 It's fun to be a critic of something that is so unachievable for me to even fathom dreaming about it.
I'd say there is a height that may be optimal - like 60-80'th floor - not higher. The view is astonished then, there is no noise and simultaneously you can see people in CP, cars and living city. The higher floors are completely isolated from base and kind of "outer space"...

Probably because they've been staged for showing/selling. Anyone looking to buy is supposed to be able to imagine their things in the place. The owners personal things have been moved out. If the owners ever lived there to begin with. Many are bought just as assets and rarely used.

Great video! For 2023, it’s hard to nail down specific predictions for the housing market is because it’s not yet clear how quickly or how much the Federal Reserve can bring down inflation and borrowing costs without tanking buyer demand for everything from homes to cars.
@Craig Daniels Given current recession pressures, it is unlikely that the stock will yield substantial returns in the near term. However, it may be a suitable investment opportunity. I will monitor market conditions and consider purchasing when there is an improvement in the relevant economic indicators, any idea which stocks this may be?

Erick, this is an awesome 45 thousand million dollars is the biggest amount we can see all over the city world trade center, and the liberty of statue this is a dream penthouse
Eh...would rather have a historically restored apartment at the Dakota, or a townhouse. Library, working fireplaces...warmth and charm, instead of that icebox!
You could have an absolutely incredible European style mansion in Bel Air or Beverly Hills with considerably more land and perfect year-round weather. And you'd have $20 mill left over for a boat, cars, watches, travel etc... I would take that any day over this apartment as impressive as it is. Obviously I would take either😂
The key to big returns is not big moving stocks. It's managing risk in relationship to reward. Having the correct size on and turning your edge as many times as necessary to reach your goal. That holds true from long term investing to day trading. This can only be done by a professional financial adviser.
Imagine if there was a fire and you had to evacuate... Elevator is out, and if there are stairs, you got 87 floors to descend. I'd assume possibly a helipad on top?
Love your videos! The contrast of this one with the tiniest NYC apartment is amazing. For me, the view (like you perfectly put it, as art) is incredible.. but I think this apartment is soulless and sad. Its too pristine, its like buying perfection. I'm sure if you have that kind of money you'd have a great time but give me my uk victorian terraced town house by the sea anyday!
I wonder how well this would handle a tornado? But then again, if it's on the ocean, flooding would be a bigger concern, which this would be perfect for.
Whenever I see places like this I always think, imagine the burdens that someone who is able to afford this must have. They are probably unable to truly enjoy it. Over time even the nicest places seem ordinary, and if you’re unhappy it won’t matter.
Burdens? Many of these people inherited fortunes, have never worked a day in their lives. Or they're criminals. To reach that level of ridiculous wealth from modest means, through honest, hard work, is virually unheard of. Forget it.
@@danvan318 I've heard that thousands of times but it doesn't answer the question. It seems more likely to me that it varies from person to person. Really love your tours Erik. But i would love to see more of the 5-10million range, the more "reachable" stuff if that makes sense? Really loved seeing the "what one million dollars gets you" and would love more in that range between the "smallest apartment" and these Billionaire apartments.

I have the brochure of One57 and ALL of the floorplans for its residences, including the 2 grand penthouses that shatter 10,000 sq ft!!!!!! It took me a LONG TIME to finally get this. I also have incredible HARDBOUND brochures of 111 W. 57th Street and CENTRAL PARK TOWER with FLOPORPLANS for all their residences and penthouses!!!!!!!
I think Billionaires Row has some gorgeous apts, but when you consider the housing issues of places like NYC if you cut that sq footage down to an average apartment size you could probably fit a shit ton of people in it and alleviate the housing issues and scaling rental prices, but I'd never expect billionaires to do that that model wouldn't benefit the investors, but still crazy to think about.
Unfortunately The majority of individuals seem unaware of and careless when it comes to investing, despite the fact that it should be the best thing a person can do for himself. My gains from stocks and cryptocurrencies are still having a significant impact on my fortune. So I have no inclination to rely entirely on my pay or to wait for the market to go up.
It may be worth the money to most people who can't fathom the cost of $45,000,000 dollars but people who can afford that price are very knowledgeable and they are the ones who are going to buy it
The atmosphere is very cold like a lot of apartments and modern mansions at a very high price. But, it is possible to change the look and feel of rooms. The view is absolutly incredible.
Eric, I absolutely enjoy every video you put out from the early ones to now. . . absolutely. You are an impressive businessman and I insist keep doing what you are because the insight to these apartments etc are so enjoyable 👍
Wonderful! The spaces are ready for your designer/decorator. (The owner obviously had no intent to make it their permanent residence.) But I sure wish it had a balcony or loggia.
This apartment sold for 48million in 2014, then 28million in 2020. The resale values on this building are not very good for the initial buyers due to competition from other buildings on “billionaires row”. honestly I believe the owners asking price is just aspirational
I realize this is an odd question, but can you tell us how sturdy those windows are? I can't help but imagine a friend having a couple of drinks, stumbling into one and .... it's a long way down, lol
New York City has the best penthouse in the world. Beautiful penthouse, I think living in a penthouse is like living in the sky and living in paradise.
The more I see these videos the more I realize being rich certainly doesn't mean you have style. This apartment is very cold and unwelcoming. As just one example, all the shelves in the living room being completely covered is a terrible idea. Practically, you can't see where your stuff is--good luck opening each shelf trying to remember where something is. Stylistically, shelving is one of the most fun ways to show your unique, collected nick-knacks, books, etc. It's one of the primary ways to show your history and personality in your home. This home has zero personality. It's basically a fancy hospital with a $45m view.
Must be amazing….then a storm comes through and the building starts swaying and your hot tub and badet water and champagne start splashing all over the place!
I always found the syscrapers penthouse strange . Sure you have a great view but you can't open a window and enjoy the air. About the house interior design, too much marble for my taste.

If you clicked on this video without prior knowledge. It would seem like this is Ryan Serhant thanking himself at the video.
@Craig Daniels You are right! I diversified my 450K portfolio across various market with the aid of an investment coach, I have been able to generate a little bit above 1.3m in net profit across high dividend yield stocks, ETF and bonds during this red season.
@@tatianastarcic that's actually quite impressive, I could use some Info on your FA, I am looking to make a change on my finances this year as well.

Vertigo just watching this
I am just watching this because I have no life like these 1%😭😭😭
Erick, this is an awesome 45 thousand million dollars is the biggest amount we can see all over the city world trade center, and the liberty of statue this is a dream penthouse
Eh...would rather have a historically restored apartment at the Dakota, or a townhouse. Library, working fireplaces...warmth and charm, instead of that icebox!
The Central Park view is just breathtaking. It's like having a slice of nature right in the middle of the city👍🏻
Obscene is the perfect description of this
The key to big returns is not big moving stocks. It's managing risk in relationship to reward. Having the correct size on and turning your edge as many times as necessary to reach your goal. That holds true from long term investing to day trading. This can only be done by a professional financial adviser.
I have heard a lot about MichWatts on the internet, she must be really good since everyone keeps talking about her. Please how do I reach her?
Thank you so much, i will text her immediately
Beautiful apartment. What a dream. Maybe one day.
I like this style of video. 10 minutes long, quick and easy to watch. I love watching home tours but Sometimes they’re just way too long
Imagine if there was a fire and you had to evacuate...
Hermoso. La vista al rio la amo❤
Man i just love your work
Want more billionaires row dollar listing
Love from india
thanks for watching!
What unique burdens are you thinking this person might have?
Burdens? Many of these people inherited fortunes, have never worked a day in their lives. Or they're criminals. To reach that level of ridiculous wealth from modest means, through honest, hard work, is virually unheard of. Forget it.
@@Talisman09 “More money, more problems”.
Lol no. They are probably having the time of their lives. You have a scarcity mindset
@@danvan318 I've heard that thousands of times but it doesn't answer the question. It seems more likely to me that it varies from person to person. People who have a lot of problems when they are poor will continue to have problems when they are rich, and the happy go lucky skint people will make turning rich look like a lot of fun
Imagine paying 45 mill and still have neighbors above you clomping with their feet lol
The front door requires manual operation? Like Wal-Mart.
Should have biometric scan and open automatically.
Erik you're the best at what u do bro!
Keep it man! We enjoy all the videos
Excellent! Elegant....but where would I hang the Picassos and Basquiats?
Really love your tours Erik. But i would love to see more of the 5-10million range, the more "reachable" stuff if that makes sense? Really loved seeing the "what one million dollars gets you" and would love more in that range between the "smallest apartment" and these Billionaire apartments.
Ya Erik- bring it to ATLANTA!
Next weeks is more in that range!
@@DebraJohnston no Atl sucks miami or chicago or any Texas city
Ya! More reachable! 😂
I like the 33,000,000 Penthouse on the upper east side better. Check out the tour of that sky property. Lots of outdoor spaces too. It's so nice that I didn't even finish watching this tour. Interesting series this Guy does.
10:04 what a nice looking carpet, specially the design at the corner
If you can see them, then they can see you. When will builders learn?
For $45M, it looks like you can get an entire building (including retail space) in Tribeca.
Yes, would love to see a tour of Central Park Tower.
Love the views, not as much of a fan on the interior décor. I really value some outdoor patio space as well.
Majestic...One of a Kind... Location... Beautiful Views....Well presented..👍
Many people venture into crypto to be billionaires, meanwhile I just want to be debt free.
@@leahmolly9150 You're right, Fear is one of the factors that hinder most persons to invest into crypto, most persons say ignorance..
I'm enjoying working under a platform that brings good returns in my life and I've been making my weekly returns without stress all in crypto
Cryptocurrency will outsmart the banking system in the nearest future serving as a global fiat. Already making over 85% profit from my 1nvestment
I'm new to bitcoin trading, how can I go about it or is there anyone you can refer?? 🙏🙏
@@new-lviv You are certainly right.
I would definitely see that other penthouse tour. Black countertops are fabulous. Open concept has never been my favorite.
Eric, I absolutely enjoy every video you put out from the early ones to now. . . absolutely. You are an impressive businessman and I insist keep doing what you are because the insight to these apartments etc are so enjoyable 👍
Great job Erik!
Wonderful! The spaces are ready for your designer/decorator. (The owner obviously had no intent to make it their permanent residence.) But I sure wish it had a balcony or loggia.
Definitely worth 45M! The best views I’ve ever seen!
The shared shower tub space is called a "wet room". They are very common in Japan.
Fun fact
Yes! Thank you! I've been wanting a "wet room" master bath!
That was the best room in the whole house. I would basically never leave it haha.
@@Shasha-jo5iv Same!
Even though I'll never be able to buy one of these flats this videos motivate me to keep on working hahaha
Can I open the windows or something to feel the breeze?
Omg...this was a phenomenal video. Yes! The home is worth 45 million!
It'd be really interesting to see the breakdown of this 45mil asking price - what exactly makes it this number?
This apartment sold for 48million in 2014, then 28million in 2020. The resale values on this building are not very good for the initial buyers due to competition from other buildings on “billionaires row”. honestly I believe the owners asking price is just aspirational
Fabulous ERIK THANK YOU ❤
I realize this is an odd question, but can you tell us how sturdy those windows are? I can't help but imagine a friend having a couple of drinks, stumbling into one and .... it's a long way down, lol
Bot
This is so breathtaking Mr. Erik, and yes it the worth the price.
I call this a rehab center for people with acrophobia.
What a relief! Separate wing for owner! This way you can take one or two roommates if you a bit short on your mortgage!
It's basically a fancy hospital with a $45m view.
i would love to just see this in person once or to stay in there for just a weekend or something
Airbnb
That bathroom in the owners wing was extraordinary.
I love the balance of amazement and almost distain 😂
Must be amazing….then a storm comes through and the building starts swaying and your hot tub and badet water and champagne start splashing all over the place!
No the buildings are built with that in mind. Engineers think ahead man.
I always found the syscrapers penthouse strange . Sure you have a great view but you can't open a window and enjoy the air.
About the house interior design, too much marble for my taste.
with its spectacular view and the beauty on the owner's wing, yes, this apartment is worth $45M! Please do a tour of that $250M penthouse! :)
I saw Amur deer happening just now in Central Park. Cool.
How do you move in your furniture to this space?
Take the staircase! lol
Uber helicopter . . .
