thank you so much for these videos! i love that you filmed multiple different videos in this house from an overall general cost to videos breaking down each room. i haven't seen any other house flipper do videos as in-depth as you do. kudos!
And for anyone that doesn’t know the area Currently an entry-level home that needs a total renovation is about 1.3 million. A decent renovated house should be just around 2 million so this fits just above with a little more high-end work. With that said it should be noted that this is still much less than The entry price to luxury homes in the city which started about 4-7 million and can go up to you the ultra luxury 10 to 40+ million. Currently on the market there’s a $15 million house that needs a complete gut renovation but it sits overlooking the Golden Gate bridge. There are also about a half dozen houses over $17 million currently for sale. It’s a crazy town.

@@albundy3929 I meant like the contractor it’s because I want to do a hometheater in the future and every time I look up on it all I get tv installers haha. And her husband? Who did the hometheater did it well because they even knew what type of glue to use on the wall

@@SpecialSkills124 The same GC did the basic layout and drywall etc. she won’t divulge the name because they work exclusively together. But her husband did the installation of all the hi-fi. It’s not that daunting of a task. You just spend a couple weeks in the Home theater forums and you can dream up some thing pretty nice. As far as the design all that stuff is available and any DIY tinkerer shouldn’t have an issue figuring it out

I noticed you didnt mention plans/drawings or permits. With all the framing, new plumbing, new electrical, how did get that done without permits.
The permits cost about $15k and took 2 years. I didn’t include it in the video because the permit process/requirements are different in different areas. This video is just about renovation cost.

Elisa are most of your buyers cash? Do FHA and Conventional have a hard time with the 90day flip rule?
Most if my buyers use a conventional mortgage, and they haven’t had any issues
