Unless I am missing something here, I need to ask why you didn’t spread out the $4k in closing fees over the life of the loan. Assuming a 30 year mortgage, spreading the $4k over 30 years results in adding $133 per year to the $6k in interest, yielding an APR of 6.13%, very different from the 10% you show.
In a real scenario yes a buyer would probably build that cost into the loan, good thinking! but this was a test question somebody had seen on the exam so I printed it like that to study from.
I’m taking my exam in Indiana tomorrow and I’ll be back to say I passed :)) wish me luck! Thanks for these videos it’s packed with lots of great info and straight to the point.

Hi there! I took my exam 4 days and failed National by 3 points and state by 2 points. I’ve mainly studied here on RUclips but am feeling good about your videos and your technique of teaching. I am in Texas and having a hard time finding good channels to watch for the state portion. I felt my state was harder than national. Any advice? Thanks for all your videos and also for making them shorter than most😂

APR paid only one time at the closing, isn’t it? Why it called annual?
It's based on the "annual rate" plus costs, so they just call it "APR". It gets confusing but it's a good topic to know because your clients will ask why the APR is higher than their actual rate. and it's because it adds in all the costs to obtain the loan.
these vids have been so helpful ! but are these general to all states ? i’m in New York and know the tests specifies which state you’re trying to be licensed
All of these questions are good in all 50 states. So yes, you will see questions like these on the New York exam. Thanks!

@@jjack010 yes I took it last week Tuesday and I passed.... All the stress all the pressures over now it's slow start of ramping it all up at least that's what I'm coming to find out I don't have any listings and it's a slow go so far.

So Apr only accounts for the first year, when points and fees are paid, or is it amortized over the term of the loan?
points and fees are paid up front as closing costs to be paid at closing. and not amortized into the loan. but those are still figured into the APR. and that's why the APR is higher than what their actual interest rate is. so the APR includes the rate plus the upfront costs paid at closing
Does the Apr change after the first year when the loan origination fee is paid off?
no. It's only calculated at the beginning to figure in those costs. other things that will affect the loan later would be making extra payments towards principal that affects the overall total interest, and some loans are started as an ARM, so those will adjust when the ARM expires and the rate adjusts (could be 3-yr ARM or 5 or 10yr ARM) and so the APR doesn't get changed based on those changes along the way either. so we only use the APR in the beginning for a lender to disclose.
I don't understand in real estate you have two words for every meaning. Why make it so hard???
