178k for a park model home? Wow, someone's making a bunch of money. I know a park model home builder in Texas with very nice park models, well built running from 60k to 130k. The 750 lot rent isn't a surprise for Austin. It is great people are starting to move in, about on schedule if I remember correctly. Nice vision for the community!
Hans, the “key money” of $15,000 makes it so you are really paying that $750/month x33 months ( because you are paying $300/month. On top of that, the $15,000 divided by $450 is about 33 months. Almost three yrs. Did they charge “key money “ at that Texas tiny community on top of the $750/month? You are offering a lot and being very transparent but that steep entry fee key money certainly changes the numbers. If people die due to age, then next person also pays that same entry fee?

Watching the progress, but I'm confused. People are soon to be moving their homes in and there are no roads or driveways. Are they just going to drive across the field and park in the grass next to their home? That will be a muddy mess after a rain. When are the roads going in? Are the people moving in going to have to gravel their on parking pad? I guess I'm surprised people are moving in without a gravel road and parking being in first...and an underground storm shelter.

Seems that last question is never answered. Even ITH skirts that. Need to know so all costs can be covered and put into the total.

So If I understand this you have to pay $15,000. for the lot and a month rent fr the lot to?
Yes. The $15,000 pays him back for the Infrastructure and allows the rent to be lower from then on ($300 versus $7/800 per month).
