    My wife and I discovered your channel last October when we decided to retire, sell our home in Reno Nevada and move to Florida. We weren't certain we wanted a Manufactured home, or that we wanted to live in a retirement community. Long story short, we sold our home last May, arrived to Ocala Florida in June, and bought a wonderful 1250sqft manufactured home in Rolling Greens Village, a beautiful 55+ golf community. It's the best decision we've made in a long time. Home was affordable, so lots of proceeds left over from our former home sale. We pay only $800/month that includes water, sewer, garbage, landscape maintenance, RV storage and all the top notch amenities. Seriously, it's like we live in a resort with free golf. Thanks Russ for your channel, introduced us to an alternative housing and lifestyle we never knew was available. BTW, we have appealing double wide Florida homes available for sale here right now for $30k-$70k.

    I started crying after I watched your videos because it was an answer to prayer. I have $250,000 and a monthly income of $1150. I had no idea there was affordable option to meet my needs. I am 62 and I live in Texas.

      There are many good solutions with that kind of capital. I suggest you check out resident owned communities.     I think that it's a shame that property in Florida has proliferated price wise to the point where retired middle class guys like me cannot even consider purchasing.

      It's even worse in other parts of the country. I have the same thought with boats and marinas. Used to be you could get a boat slip for a few hundred a year. Now it's more than that a month!

    The park does look nice, but seems expensive to me. Maybe I'm out of touch with the going rates.

      IMHO it's a very good price for a park with those amenities, maintained as well as it is, and 15 minutes from the beach. Average apartment rent for a similar sized unit in this area is $1,560/mo.

      I have never heard of a smoke free community. That said, most have smoke free clubhouses and pool areas. You need to be very specific when inquiring though. In my community the "smoking area" is at the entrance to both clubhouses and the pool so it would not work for you or anyone sensitive to second hand smoke. There is definitely a range of enforcement and interest between communities.

    Usually if the home is cheaper the lot rent is excrucially annually higher and I didn't hear your lot rent price

      I don't understand how you could miss the lot rent as I both say it and put it on the screen in a graphic. I would call this park mid-priced but give it extra points for a pool, clubhouse, and cleanliness. There certainly are cheap homes in high priced parks. Conversely, homes in ROCs, where monthly fees are much less, are usually much more expensive. That's the nature of a free market. The choice is yours and we have videos out there on both ends of this spectrum. This one is in the middle.

    Russ, have you ever discussed a scenario where a developer purchases a land-lease park and then wants to remove the tenants and all the units? What happens? Are there any Florida laws that protect the tenants or guide this process?

      That's about a chapter's worth of answers. Yes, FS 723 has things to say about that. Yes, it's a part of what you should evaluate in your choice of park. And No, it does not happen very often.

      Not that I have ever seen. There is a commercial list that might have that but its hundreds of dollars per county so I have never obtained them.

    What is the HUD 80/20 rule? My wife and I are downsizing when our daughter goes to college in 7 years. We won't be able to retire by then, but I will have less than 10 years until I would be able to. My wife would be right at 10. Are there other parks in Florida that allow people less than 55 to purchase a home? Splitting what we get for our current home between one here, and one in Florida sounds like a very nice option. Thank you for posting this.

      No, In land-lease communities the lot rent can only be raised once a year. In most parks that is based on a calendar year but some have leases that renew at other times of the year.

    The problem with these homes are they're all on rented lots with very high lot rent..any rents within 400-500 range have no amenities.

      Not in the last decade or more that I know of. In fact, one of the current trend we'll be discussing in this fall's opportunity for Inner Circle members is the growing trend of residents (at least a majority of shareholders) selling the community they own and becoming renters. I will also be talking about the challenges faced in trying to buy your community and an opportunity to do so that may be a game changer.

      First Maureen, it's not my park and I am not charging anything. Second, there are many things "people" cannot afford. If I go to a car dealer and discover he has no cars I can afford I don't fault the car dealer. I just go to an option I can afford.

      Some parks offer straight rentals. Most rent to buy I have seen are 1 year leases.

      Actually that is on the very lower end of lot rents in our resort parks. Like everything, lot rents do go up. But mine has no where near increased as much as my grocery bill. Fortunately, I can afford both.
