- Last wee was awesome at the tiny laundromat with a record coin collection from the machines and the tenants seeming to get their cars at least slightly under control. How will this weeks collection be and will the tenants stay under control?

The laundromat in Breckenridge had like 7 machines out of order this week, five dryers and 2 washers, been like that most of the summer. Very poorly maintained. Yours looks much better, newer and you actually are there improving it!
I have gained much more respect for laundromat owners ! it is not easy to keep things running.l

Is there a circuit breaker on the back of the washer that tripped? Or would it be inside the machine?
Mark check the machines drain and water pump if it clogs it wont drain . also replumb all your drains to under the ledge not directly into the floor .
I always enjoy seeing how your laundromats are doing, hopefully it will be easy to figure out why the machine is not working !! Any luck renting out the garage in back ? Your tenents sound a bit frustrating for sure !!! Can a landlord limit how many cars a tenant has on the property ?
we had a couple people interested but they disaapered.
$100 on the car wash is huge, there any plans on the repair ETA for the 2nd bay to open back up?
My local laundromat had a message mail box and forms people could fill out to describe what their problem with the numbered washer/ dryer was, how much they spent ( lost) with name and address for reimbursement. I asked the owner about them and he said they were well worth sending the generally couple of dollar refunds, because he saved so much time and expense by knowing the issue with a given machine to begin with. For example " dryer never heated up", or " washer left my clothes still sitting in water".
Too many machines going down hurt a bit on the quarter counts. Weird. I wonder what happened. My guess is the guy feeling he needed to call, then was told to unplug the machine was experiencing an OMG WTF moment with that washer. I hope it's a simple fix! You seem like a good landlord, so it really bugs me when you have a tenant that acts out.
I wonder if the guy accidentally shut the washer and started it without putting his laundry in it and when it started filling with water he was afraid it would overflow, are you still planning on putting in a solid floor to hold bigger washers?
You should replace all the machines rubber hoses with braided stainless steel since they last longer.
Mark when are you going to get new machines for this laundry mat? These machines are always breaking down.
Mark, that breaker panel at the small laundromat is a old zinsco panel those are fire hazards dude. Get rid of it ASAP!

Not only who unplugged it but why?
I’d love to see those top loaders go into some of your future rental units and get replaced by some Speed Queen 30-40lb soft mounts. You could do those without having to mess with the floor right?
All those machines are ready for the scrap yard. I posted many times here that those machines are old and need to be replaced with newer models.
Mark I have said before if it wasn't for bad luck you wouldn't have any luck. You are a good guy so here is to much better luck.
Time to call in the machine repair guys. :(

STOP! You have loose hardware in your circuit breaker box outside and probably inside at that circuit breaker box too. You need to tighten all the Low side White wire buss bar screws and bare copper or green wire Grounding buss bar screws. Probably some circuit breaker black wires too. Use your digital volt meter and check at the outlets for voltage potential between the low side and ground. With machines running you should see no more than .03 Volts AC. If you see .3 volts it can kill microprocessors and if it's 3 Volts it can kill You! Either hire an Electrician or do it yourself but check that voltage because you have a problem there.

do you buy these for the content? Why not hire someone to pickup quarters/fix the machines? If you can't hire, why did you buy it?
It is a ton of fun. I have someone on my team who can collect if I need them to and someone to check out machines too. I also get to drive my cars there and make car content for that channel as well!
Label the fuss box which washer the breakers go to. Outside leave a note for the customers to reset breakers washer stops. Might want to have outside camera to see who parks in front of the laundromat. Get the other car wash bay up and running to get more money on the coin box.
