I love metal roofs but a friend of mine who has done roofing for 40 years said the rubber grommet under the screw rots out from the UV rays and this is where future leaks come from. He replaces lots of these. I guess for the life of the roof you need to periodically go up and replace them. Any one out there experienced this? Whats your experience on these?

But a buyer should figure in what utilities will cost to see if they really can afford the "house." And what about house maintenance? Lawn, upkeep. You need padding in case something breaks. $900 a month doesn't mean you can live in it unless you have that extra $300 for "living in the house" bills. Cost of "living" is personal upkeep. Food, clothes, transportation, medical costs. Everyone is already paying cost of living expenses. Often, when renting, water is included. Less often, electricity. I look at the value of the property , the pride in having land , not paying $1,000s in rent to make another person rich . You have to include taxes and mortgage insurance or no lender will sell you a house. The $891 is the base house cost, including necessary taxes and insurance. But a buyer should figure in what utilities will cost to see if they really can afford the "house." And what about house maintenance? Lawn, upkeep. You need padding in case something breaks. $900 a month doesn't mean you can live in it unless you have that extra $300 for "living in the house" bills. Cost of "living" is personal upkeep. Food, clothes, transportation, medical costs. Everyone is already paying cost of living expenses. Often, when renting, water is included. Less often, electricity. In a single family home, those costs must be paid by the new owner. If the new owner was always paying those costs in former rentals, then there's only a differential to consider. Upkeep is another matter. No renters pay upkeep. Regards.

About $50 a month for insurance and another $75 added into your payment for yearly taxes , that is a deal !! I look at the value of the property , the pride in having land , not paying $1,000s in rent to make another person rich . My house payment is $820 a month , if I want to paint , redo my floors it is fine as long as my house payment is paid to wells Fargo.
