I'm not, but we weren't there long enough to meet a whole bunch of people...we were there about and year and a half, too busy with real estate and fixing up the house to get out much!
Whats the yearly home insurance cost on this ?
The house sold, but the insurance was around $7500 per year for everything.

So there's a cistern *requirement now?* That's funny! Back in the 80s/90s cistern use was looked down upon by the Florida Keys Aqueduct Authority. For most of our time there you were not even allowed to use a cistern for potable water. They put restrictions on cistern use after the new 36" water pipe was installed concurrent with building new bridges in '81. You should have seen how little water pressure there was while taking a shower in KW (at the very end of the line) using the 1941-1980 18-inch water pipe! A big advantage to having a cistern is that if there's ever a drought in South Florida and they implement water conservation rules/restrictions it does not apply to using the water you have in YOUR cistern.
I'm not sure if it is required across the board, but I know the seller told me the county had it as a requirement on this lot. Good question for the county!. Obviously, there is municipal water at the house, I guess the cisterns are too conserve water or for emergencies. I see a lot of homeowners using the cisterns to water their landscaping....

If money were no object...Atlantic side, most likely Duck Key on Seaview Drive. Protected deep water canal, with due south ocean views...

Is it necessary to go through that one boat at a time channel to open water?
Just out of the canal for that street, then it opens up to a two way channel out to the mouth of the neighborhood, then it's a short run on plane in a one way channel...we never had an issue after living in that neighborhood for a year and a half.

That home sits in the 28 minimum rental zone so weekly rentals are not allowed there. I'm not sure what it would be for the month.

The dock is estimated at $40K and pools range from $75K to whatever price you want to spend.

How hard is it to get a permit for a pool?
As long as you have the space for it based on the setbacks you should be able to apply with the county and they will let you know.

No Roy, there is only a voluntary social HOA in the neighborhood that you can join if you want but they have restrictions on what you do at your home.

So, what would it cost to finish the dock completely as well as bury that cistern? It doesn't seem like it's all that great of a deal if it's going to cost another $300K to put a complete 40ft dock plumbed and powered with a boat lift and have the cistern buried and replumbed.
I love that they maximized the open space and the fact that it's a new property, buy I can easily see someone spending another half million on the dock, boat lift, cleaning station, cistern, landscaping and pool, so then I feel like you need to compare waterfront comparable homes in that neighborhood that already have those features, some "less new" similar 2 bedroom homes on similarly sized or larger lots seem to be listing between $900K and $1.2M already with docks, pools and nice landscaping. I feel like if you want brand new and total control over your dock and outdoor layout, this property could work, especially if you're handy, skilled and willing to do as much as is possible yourself.
The dock will be 40 feet and will be around $40k to finish, the cistern is $25-30K to bury according to seller. They already had this whole plan mapped out just waiting on permits to come back.

That should be about right, I guess all would depend on the new buyer and what they wanted to do differently. A pool would be nice there!!
