I was just in the Keys last week. Beautiful spot and really special vibe. I found tourist and natives very friendly. I’m afraid this beautiful island paradise is out of my range but someone’s gonna love it!
What insurance rates will actually do is anyone's guess, but I would say going up is a fair guess! Part of the price tag of living directly on the coast most anywhere unfortunately.
Is this area pretty safe from tidal surge? A lot of that foliage looks like it's been there for a awhile and some of the downstairs furniture didn't look like something you'd want in areas that might flood.

It's perfect for the RVers winter base home with plenty of room for all the toys. It's affordable enough to pay cash for so you could self insure and save a lot of money. For each of these house tour videos that you make, can you edit a Cliff's Notes version. 2 minutes of a quick, but useful tour. It would necessitate having Ms. Vanna White, AKA Laurie :), be more Vanna like in just leading the tour visually and overdubbing the narration later. We definitely want Laurie in front of the camera. She's wonderfully photogenic. Point is, a half hour is a lot to commit to watching. It would be nice to watch a short one and if it piques one's interest then drill down into the long one.

This home sits pretty high for a ground level. Although there is always the chance for most any home in the Keys, this one is relatively protected.
