    As usual, very helpful video. I checked into the Airbnb photos. They now charge. The estimate we got was about two nights stay in our apartment. We are new. That is a little outside of our reach

    Man i called all the apartments complex and all off them don’t allow to rent apartment in Airbnb they say we don’t allow that here how can i find apartment that they allow it bro

    You didn't mention how to work with HOA or management office in order to host your private room in apartment. They usually don't allow this type of rental business.

    What do think about these people that just become a tenant and rent out via Air bnb

      If there are no rules in the contract about subletting than it's allowed. If they evict you, you can file a lawsuit against them for breach of contract.

    Do you have any suggestions on actually getting the apartment? Because all the Apartment complexes I contacted did not allow subleasing ? So I was curious, what is the process ?

      It's not allowed because they will be the one carrying all the cost of repairs to the unit. Try negotiating with them on this, however, you might need to speak with someone higher up in management for this to work.

    Is there away to find out how far in advance your bookings are? Like could you book your listing in advance to always know you will have renters?

    I'm Subscribing. I'm Thinking about hosting my parents spare Apartments (with permission ofc and they seems to be pretty excited with the idea since they're a property agent). what sort of advice you can give for some teenagers to be professional? everything is in your channel? I always love giving Professional Services.

      i'll take care of everything. from taking customers to manage the apartment. i'm still a high school kid, so controlling the property once a week and checking in customers after school also no problem. my parents will only lend me the apartment. my parents don't speak english and they're busy enough to taking care of short term rents. they're taking care of yearly rents and sell and buy properties. this might be a good way for me to gain some money for my self :D.

      Yeah Michael it sounds like a great opportunity for to get started. It can be a lot of work up front with check-in, key exchange, requests, problems, check-out. But once you get rolling you'll find ways to automate most of those things.
      Back to your question about being professional I would look at it slightly different. Focus on hospitality. My number one tip is to set expectations below reality so you blow them away. That starts with your listing. Don't oversell it, don't stretch the truth, then when guests stay with you their expectations will be exceeded and they will be delighted. Also be sure to over communicate. I'm starting a beginner online course if that's something you'd be interested in let me know. Otherwise good luck my friend!

    Hi Richard, loving all the videos. In Miami tho its illegal to airbnb and homeowners are getting fined 20k by city code enforcement. Did you know this? Also have u heard of people being able to get Aroudn the issue of no short term renting with saying these people are guests meaning guests of the owner or person living at the apartment or home? Would love your feedback.

      Don't break the law. Plenty of cities out there embracing STRs (and the rest will follow).

      Scott Meszaros I live in Miami also. Have been researching for awhile. It's not illegal to Airbnb in Miami. The government wants you registering, getting a license, and paying taxes. Where did you hear somebody was fined $20,000? The only person that I've ever heard getting fine was a gentleman on Miami Beach is actually running his house like a real B & B. Meaning he was serving guests food and taking care of them, Etc. They wanted him to install fire sprinklers, exit lights with signs, so on and so forth.

      PAUL FONTAINE hey Paul. Yes the facts. Chk online and youtube. Some Miami areas don't want Airbnb and fine and dontnletnu register properties. One of my properties was just fined. less than 20k but yes a ticket on front door of hours and separate ticket for profile on Airbnb. But Richards right. Plenty of areas embracing Airbnb

    This maybe a rather "Gross" question but it can happen & if it does how would you deal with it? ( BEDBUGS !!) Its practical to assume at some point especially with numerous tenants potentially thousands of guests & many unknowing they even have the bugs in their luggage or lice in their hair etc, etc. if your ABNB room gets an infestation this may cost thousands if not tens of thousands depending on the infestation to eradicate. So what do you do ? File an insurance claim & hope your covered under your policy? or try to sue the last tenant when in reality it would be difficult to determine who really caused it. What would you do?????

      Hey Ray, yeah it's a necessary and good question. My best advice is to take preventive proactive measures instead of reactionary measures. Here's the mattress protector I use on all of my beds (geni.us/MattressProtector). As for suing I think that's dangerous water. Nearly impossible to prove and I doubt regular insurance would cover it as well. So take the preventative measures and in the rare occurrence it happens it might just have to be chalked up as a business expense. I'm still reviewing a few Airbnb specific insurance policies so I'll keep you updated when I learn more. Thanks for the question!
