This place has changed so much in the past 10 years. I left for work in eastern Europe at the end of 2013 and have pretty much been gone since. Hopefully, me and my wife can come back for good in a few months.

Parts of it are really nice and it's an up and coming area. I really enjoy it. Warriors Path State Park is beautiful. Just subbed, looking forward to more vieos.
Kingsport Tennessee is a nice place I had to drive through there and I stopped at a hotel and I ended up at the mouses ear. What a beautiful beautiful city.

I've been to Kingsport one time. It looked pretty nice, plus there's a lot of beautiful scenery surrounding the area. It reminded me a lot of the Appalachian towns in Pennsylvania, Ohio, and West Virginia that I've been to and lived in.
Growing up we had family who moved from PA to Bristol (they lived on the TN side), but we never made the trip down to that area to visit them.
It's not nice. The energy is toxic full of rednecks.

I'd like to know about the farm in the middle of town. Gate at corner of Avalon & Pierce. Did they just refuse to sell out as the city grew?
That big place on the right at the end of Pierce, where it meets Avalon backs up to the flood zone of Reedy Creek (as do most of the homes on Pierce.) That probably kept some of the development down. Not sure what else happened, but that 4 acre parcel never was subdivided. House was built in 1940 and the surrounding homes were built in the 1930's it looks like. Never noticed it before!

Very interested in moving to Kingsport TN. Retiring in 8 months and like this area. What are home insurance cost typically? Thanks.
Home insurance rates are tied to things like credit scores now, so they're different for each person. A good guess on a maybe $200k home would be $900/year.
@@TNVAHomeTeam Wow, appreciate the quick reply. My credit score is 820, so not worried there. We here in N. MI. just had our first "real" tornado that tore up a small town near here and reminded me of potential issues in TN. Hence my home ins. question. Thanks again.
Real estate agents always telling everyone how great it is there until it gets too crowded and then they move somewhere else and start all over. Home prices in east Tennessee have increased like crazy in the last 5 years because of people from other areas use to higher home prices moving in. Our home has doubled in value in the last 10 years and it wasn't a cheap house to begin with. BTW Kingsport is a better place than any other east of Knoxville, great place to move to.
180K median for a home? When I looked online I didn't find any single family homes under 250K. I didn't bother to look at any attached homes (condo, townhome) since having noise from neighbors doesn't appeal to me at all having lived in apartments for a long time.

@@TommyboyGTP It usually winds up being a wash. If it goes up here, fairly good chance it'll be going up in FL also. You guys always bring in a lot of relocating buyers.

@@TommyboyGTPtrue. I tell friends all the time not to vacation here in FL and dwcide to move here based on that. Those who don't listen, have moved here and left after 2 yrs. The beach and heat may be mice to visit but having that intense heat 11 months a year, sucks. I am hoping to leave Broward in the next 2 years. TN or NC is gonna be it. Are you looking to move soon?
Fifteen miles from Virginia? You know you can get to Weber City and Gate City in about five minutes from downtown, right?
Google Maps says 6 miles and 10 min. If I said 15 miles that was a mistake.
Is there a Chemical Smell? I read this on Best Places?
I’ve smelt it in the neighborhoods close to the Eastman plant for sure. Once you get away from that section you are good.
Also stay away from Hawkins county and certain parts of downtown there’s a lot of drug activity going on in those areas

@@chase7286 Drugs and property crime are everywhere in the area, not just in Hawkins County. I wish Hawkins County would pay their Sheriffs Office Deputies more...
How is Johnson county compared to Sullivan?
More rural overall, more mountainous, and home prices overall I think are a bit less, however it depends greatly on which part of each you're looking at.
Does Kingsport or anywhere in the Tri city area have Natural Gas?
Yes, but it isn't everywhere in town. Some parts of Bristol and Johnson City have it also.
kingsport is a factory town that’s basically owned by eastman and domtar. it smells awful, and there are times where you can literally hear eastman letting out steams and gasses when they have problems. a few years ago one of the eastman buildings exploded.
15 miles from Virginia state line huh? Weber City, Virginia can’t be more that 1 mile from Kingsport City Limits.
My husband and I are veterans and are thinking about relocating there but are worried because we are a biracial couple. Are the people there open and friendly to other races of people we found a rental property
I think its like anywhere; you'll find a few haters here and there, but I largely find most people very open & friendly.

On a sad note, Kingsport has the highest sales tax in Tennessee. Really like living there though.
Go shop on the VA side. And the sales tax is still less than what we pay out west.
What are the churches like?
Big selection, from contemporary to traditional. I think there's only maybe 1 or 2 catholic churches there. Mostly protestant.

Yes police here are really really baad Sullivan county jail stays almost double it's max capacity because Sullivan county which Kingsport and Bristol are in has the 3rd highest conviction rate in the state despite not even being one of the more populated counties.

Kingsport TN is not what he’s making it out to be. Just google the crime and how the mayor and police treat homeless. The news articles will speak for the town.

Yes on occasion it depends on how Eastman chemical Co is doing sometimes it stinks sometimes it doesn't.
Have never smelled it where I live. Im in West Kingsport just about into Mount Carmel.
I've been to Kingsport once in my life. I don't recall ever smelling a chemical smell when I was there. Then again, I think I spent a grand total of 8 hours there, so I couldn't tell you. Lol.

I live in KPT and love this area. Everything he says is the truth. This is a great place for a person that is retired. Everything a person could want and need within close distance.

Approximate square footage 1500 1800 sq ft must be all brick and very close to the downtown thanks

I can do one better! I live in KPT and live near downtown and my house is 3200 sq feet with 2 1/2 baths 2 car garage a workshop private driveway a 6ft chain linked security fence in the back yard. It also has central heat and air and 2 large working stone fireplaces and a large den all on 1 acre and is a 2 level ranch brick and stone but its older then 10 years and if I would put it on the market to sell I would be getting 250K if not more with the way the housing market is now. Homes in this price range are selling fast.
Is it predominantly white? Nothing against anyone, it's just a requirement coming from out west.
