I've lived in Canada most of my life, and I've visited or travelled through at least 25 States. I can say without reservation that some of the happiest times of my childhood were camping in the southern States with my parents, including Tennessee. I may have been born and raised in Canada, but a place in my heart longs to settle in the south. I can't explain it, nor put it any clearer than that. God bless y'all.😊🙏🏽

Not true, people move to get rid of the blue state they leave not to bring it with them. There are plenty of places that are beautiful and safe in blue states so they dont have to move to Tennessee for that.
Awesome video! Henry Johnson is my 5th great grandfather and I believe he would be very happy with the way things have progressed. There is something for everyone here. I would advise to stay away from downtown JC after dark, crime that way is rising and getting a little out of hand. If you are a transplant, welcome to a slice a heaven. Be ready to live life a little slower and always holler if you need anything!
I’ve thought about moving there myself since I’m working remote now and rent is $1,200+ a month in Charlotte now. Also, North Carolina’s Covid restrictions are ridiculous.

Thank you for this video introduction. I live in Oregon and the climate seems almost identical year around without all the gloom and rain. Moderate and not too hot or cold. You are nestled up against some pretty good sized mountains too, and I love to hike. And then when I got into google maps and tooled around, it almost seemed like Switzerland in how tidy and well kept up were all the homes as you get into the less populated areas. My first impression then is that this is home to a lot of high quality people.

I am tired of Indiana winters (although they beat MN winters) and wouldn't mind eliminating winter altogether but can handle some winter as long as it is relatively mild. I am looking at rural Sullivan and east Hawkins counties as likely spots for a retirement homestead.
I love that it's not the North East and the people are laid back and easy , friendly but the rents have gone up - It's beautiful here and an outdoor paradise - Johnson city has all the amenities - I have lived in a lot of places and I cannot find a reason to leave - I do a lot of outdoor activities here with friends

I moved to Tri City area without ever being in TN . The cost of living is half of were I moved from. Its a little cold for me in winter, but then I moved from an area that has 90 degree days in December.

Fair Question: Has the scourge of “progressive,” woke, liberal politics penetrated the Johnson City area yet? As a conservative, that’s also important to me along with all the other factors you mentioned.
I played football and went to college at East Tennessee State University in Johnson City in the mid 70's. I'm sure it has changed drastically since then but it was a great place for me.

Used to go to a dive bar there called Sammys Apex down the hill from school. You could get a hamburger, french fries and a quart bottle of beer there for $3.00. Wonder if it's still there?

I am interested in moving to Tennessee and have been looking in the NE part of the state. I am concerned with crime and Johnson City's rankings are quite high, few highter than the national average. It would be nice if you would address this in your videos. If I'm not mistaken, I think you may have done a video about Maryville as well. Looked these up on Niche. Johnson City ranks a C and Maryville a C+.
Here's the irony... I realize you're business is selling properties, so you have to market and solicit for customers. Yet, the very reasons you give for moving there will disappear as you attract more and more people from areas (CA, NJ, NY, CT MA, WA, OR, ect ect) that are very different both culturally and especially politically! Trust me, we live in what use to be a very rural NE state. As it grew and was overrun by buyers from these same states, what made it special was lost. House prices went crazy, traffic grew, crime grew, local govts, school boards, local reps positions were taken over by people who have a very different point of view. The simple local folks that use to look out and care about each other were driven out further and further. Today me have very few if any locals left in many towns, "Everyone" is from away and the whole place has changed, and not for the better! Locals that grew up here, can't even afford to live here anymore! Yeah, they say we will adapt and just want to fit it and live the same way.. it never happens!! People are a products of their early environments and hardly ever change... Okay, you'll have some, but the majority will not! 15 to 20 years from now, you will have changed the whole place from what and the way Life Should Be!! Good Luck! Kennebunkport, Maine

When they come, and they will....tolerate and be respectful, but take "no $hit" ! Speak up and don't let them lead the narratives! It starts at the schools, so get involved and know what your schools are doing and teaching! Stay engaged and don't get caught thinking "that will never happen here"... Also, and its a shame, but these Real Estate agents are a huge catalyst to transforming your town. Remember they work on commissions and would rather sell a $500K house then 5 - $100K houses... See how many come from somewhere else with no real ties to the area, except for ...oh it's beautiful here!! In our area, I bet you there are 500 agents and they ALL come from somewhere else!! @Richard I am a northeast coast resident, and I am looking to move to a red state with conservative value through and through. I was raised conservative and shall remain. What you stated is absolutely 💯 % true. People to red states with their blue minds. All they do is ROT communities. Im sick of it. The inventory of short term rentals continues to be low. As far as long term rentals I believe there is probably a better inventory of long term apartments vs long term home rentals.
What about the dewpoint average in the summer? Is it very hot & humid there and the surrounding areas, like Bristol, etc.? Hot & humid like FL or tolerable? (can't breathe in FL it's so humid) 🙂
We have a humid climate but not like Florida or Louisiana. We have four moderate seasons. We can have hot and humid summer days but our evenings cool down.

The national average is 38 inches just for comparison. I lived in Seattle and it seemed to be misty and drizzly a good amount of the time. It is not like that here. We have plenty of gorgeous sunny days!

We are hoping do a video in the near future about the school rankings in the area. Some parents prefer large city schools and others prefer smaller county schools. We have both in this area. School preferences can be very subjective.
In 2016 I moved to JC after retirement to hike the many trailheads of the Appalachian Trail in the area. I spent 16 months hiking almost everyday and I got good at it. I loved the area, and the state government is the best in the country- kudos to them. But, I felt I needed to move up to hike the 14,000 ft. peaks in Colorado. That was a huge mistake! It is not the same Colorado it was when I was there 30 years ago. The politics are sickening there. How I long for Johnson City. Don't let these newcomers coming in change you! Be vigilant. Wyoming held onto their heritage. You can too!

Summers are not as cool as stated. Nights don’t go down into the 50’s ever in this summer. Often they’re in the 70’s. I like to walk, and many nights I have to wait until 9 or even 10 o’clock for a temp I can walk in. Winters are the equivalent of a mild NY wInter, but they are cold! However, mild days may be scattered in here and there.
We’ve actually have helped some families from Washington State move here last year and are currently working with a few families moving here this year. They like Northeast Tennessee because of the four moderate seasons, mountains, outdoor activities and of course how green it is!
With a crime rate of 36 per one thousand residents, Johnson City has one of the highest crime rates in America compared to all communities of all sizes - from the smallest towns to the very largest cities. One's chance of becoming a victim of either violent or property crime here is one in 28. Within Tennessee, more than 92% of the communities have a lower crime rate than Johnson City. Importantly, when you compare Johnson City to other communities of similar population, then Johnson City crime rate (violent and property crimes combined) is quite a bit higher than average. Regardless of how Johnson City does relative to all communities in America of all sizes, when NeighborhoodScout compared it to communities of similar population size, its crime rate per thousand residents stands out as higher than most. Now let us turn to take a look at how Johnson City does for violent crimes specifically, and then how it does for property crimes. This is important because the overall crime rate can be further illuminated by understanding if violent crime or property crimes (or both) are the major contributors to the general rate of crime in Johnson City. From our analysis, we discovered that violent crime in Johnson City occurs at a rate higher than in most communities of all population sizes in America. The chance that a person will become a victim of a violent crime in Johnson City; such as armed robbery, aggravated assault, rape or murder; is 1 in 281. This equates to a rate of 4 per one thousand inhabitants. In addition, NeighborhoodScout found that a lot of the crime that takes place in Johnson City is property crime. Property crimes that are tracked for this analysis are burglary, larceny over fifty dollars, motor vehicle theft, and arson. In Johnson City, your chance of becoming a victim of a property crime is one in 31, which is a rate of 32 per one thousand population.

The traffic in JC and the surrounding areas is very mild compared to Nashville. JC’s population is only 71k compared to Nashville’s population of 701k. Tennessee was rated the sixth most conservative state in 2021 by World Population Review.

Well Best places has property crime substantially higher than the national average. 35 national to 55 in J city...Still would consider moving there seems nice.
A subscriber mentioned high crime several months ago. I honestly was very surprised. When doing a search I found along with other subscribers that the crime rates were very different depending on the site. Everything from one of the safer cities to a higher crime rate? I will say I have lived in 5 larger cities throughout the US and I feel much safer here. But in this day and age you always need to be aware of your surroundings. Thank you for your feedback. Thank you Rich. If you are looking up crime in JC on various sites on the internet I noticed a few sites will say the crime rate is high. Several other sites say JC is a very safe city.
I have lived here all my life and one of the reasons I love it is because I feel safe. Of course, you have to be aware of your surroundings and take the usual safety precautions and some neighborhoods are safer than others. But, overall, I enjoy the fact that I don’t have to feel uneasy when I am out and about.

I've never seen a crime in Johnson City I moved here a year ago from the Seattle area.. also if you look at violent crime and check out murders there was one murder in the entire 2020 year.. so no, it is not a violent crime city at all
Everything is still out of my price range. I'll never be able to realize the dream of owning a home and with the startling rise in rent everywhere, I'm looking at being working homeless within the next 3 to 5 years. It's a very scary and depressing time to be living in. I'm 60 years old and not much to look forward to.

I have lived in Springfield Tn. for 15 yrs. now as we moved hereb from Las Vegas Nv. I am now 60 yrs young and never had more then 2 speeding tickets that I didn't win in court. But this town is the MOST CORRUPT TOWN EVER. Sure don't want to die here.
We have worked with lots of people from Indiana, Illinois, Ohio and Michigan. I don’t believe I have personally worked with someone moving from Chicago. People seem to be moving here from all over the United States.

I played football and went to college at East Tennessee State University in Johnson City in the mid 70's. I'm sure it has changed drastically since then but it was a great place for me.

play in the dome.
Used to go to a dive bar there called Sammys Apex down the hill from school. You could get a hamburger, french fries and a quart bottle of beer there for $3.00.

I saw Elvis there in 1976 (2 shows) and in 1977 at Freedom Hall where ETSU played thier home basketball games.

A custom home would probably be $250 to $300 per sqft. A spec home is running around $200 per sqft.

I am interested in moving to Tennessee and have been looking in the NE part of the state. I am concerned with crime and Johnson City's rankings are quite high, few highter than the national average. It would be nice if you would address this in your videos. If I'm not mistaken, I think you may have done a video about Maryville as well. Looked these up on Niche. Johnson City ranks a C and Maryville a C+.
We were just trying to move to Maryville the traffic is out of control. It seems like everyone in America is trying to move there lol.

Here's the irony... I realize you're business is selling properties, so you have to market and solicit for customers. Yet, the very reasons you give for moving there will disappear as you attract more and more people from areas (CA, NJ, NY, CT MA, WA, OR, ect ect) that are very different both culturally and especially politically! Trust me, we live in what use to be a very rural NE state. As it grew and was overrun by buyers from these same states, what made it special was lost. House prices went crazy, traffic grew, crime grew, local govts, school boards, local reps positions were taken over by people who have a very different point of view. The simple local folks that use to look out and care about each other were driven out further and further. Today me have very few if any locals left in many towns, "Everyone" is from away and the whole place has changed, and not for the better! Locals that grew up here, can't even afford to live here anymore! Yeah, they say we will adapt and just want to fit it and live the same way.. it never happens!! People are a products of their early environments and hardly ever change... Okay, you'll have some, but the majority will not! 15 to 20 years from now, you will have changed the whole place from what and the way Life Should Be!! Good Luck! Kennebunkport, Maine

When they come, and they will....tolerate and be respectful, but take "no $hit" ! Speak up and don't let them lead the narratives! It starts at the schools, so get involved and know what your schools are doing and teaching! Stay engaged and don't get caught thinking "that will never happen here"... Also, and its a shame, but these Real Estate agents are a huge catalyst to transforming your town. Remember they work on commissions and would rather sell a $500K house then 5 - $100K houses... See how many come from somewhere else with no real ties to the area, except for ...oh it's beautiful here!! In our area, I bet you there are 500 agents and they ALL come from somewhere else!! @Richard I am a northeast coast resident, and I am looking to move to a red state with conservative value through and through. I was raised conservative and shall remain. What you stated is absolutely 💯 % true. People to red states with their blue minds. All they do is ROT communities. Im sick of it. I've been looking at some areas in Eastern Tennessee, but there is concern with liberal minds and ideas moving there. This so sad.

The inventory of short term rentals continues to be low. As far as long term rentals I believe there is probably a better inventory of long term apartments vs long term home rentals.

We have a humid climate but not like Florida or Louisiana. We have four moderate seasons. We can have hot and humid summer days but our evenings cool down.

I watched a video that said this part of Tennessee gets 40” of rain a year. That’s enough to keep me from moving there.
The national average is 38 inches just for comparison. I lived in Seattle and it seemed to be misty and drizzly a good amount of the time. It is not like that here. We have plenty of gorgeous sunny days!

We are hoping do a video in the near future about the school rankings in the area. Some parents prefer large city schools and others prefer smaller county schools. We have both in this area. School preferences can be very subjective.

In 2016 I moved to JC after retirement to hike the many trailheads of the Appalachian Trail in the area. I spent 16 months hiking almost everyday and I got good at it. I loved the area, and the state government is the best in the country- kudos to them. But, I felt I needed to move up to hike the 14,000 ft. peaks in Colorado. That was a huge mistake! It is not the same Colorado it was when I was there 30 years ago. The politics are sickening there. How I long for Johnson City. Don't let these newcomers coming in change you! Be vigilant. Wyoming held onto their heritage. You can too!

Summers are not as cool as stated. Nights don’t go down into the 50’s ever in this summer. Often they’re in the 70’s. I like to walk, and many nights I have to wait until 9 or even 10 o’clock for a temp I can walk in.
Winters are the equivalent of a mild NY wInter, but they are cold! However, mild days may be scattered in here and there.

How does it compare to Washington State?
We’ve actually have helped some families from Washington State move here last year and are currently working with a few families moving here this year. They like Northeast Tennessee because of the four moderate seasons, mountains, outdoor activities and of course how green it is!

Regardless of how Johnson City does relative to all communities in America of all sizes, when NeighborhoodScout compared it to communities of similar population size, its crime rate per thousand residents stands out as higher than most.
Now let us turn to take a look at how Johnson City does for violent crimes specifically, and then how it does for property crimes. This is important because the overall crime rate can be further illuminated by understanding if violent crime or property crimes (or both) are the major contributors to the general rate of crime in Johnson City.
From our analysis, we discovered that violent crime in Johnson City occurs at a rate higher than in most communities of all population sizes in America. This equates to a rate of 4 per one thousand inhabitants.
In addition, NeighborhoodScout found that a lot of the crime that takes place in Johnson City is property crime. Property crimes that are tracked for this analysis are burglary, larceny over fifty dollars, motor vehicle theft, and arson. In Johnson City, your chance of becoming a victim of a property crime is one in 31, which is a rate of 32 per one thousand population.

1. Congestion? My husband loves the Nashville area but it is way too congested for me. If there is a large influx of transplants from other parts of the country then are you seeing the small town vibe diminishing? Traffic growing? How is the infrastructure keeping up?

The traffic in JC and the surrounding areas is very mild compared to Nashville. JC’s population is only 71k compared to Nashville’s population of 701k. Tennessee was rated the sixth most conservative state in 2021 by World Population Review.

A subscriber mentioned high crime several months ago. I honestly was very surprised. When doing a search I found along with other subscribers that the crime rates were very different depending on the site. Everything from one of the safer cities to a higher crime rate? I will say I have lived in 5 larger cities throughout the US and I feel much safer here. But in this day and age you always need to be aware of your surroundings. Thank you for your feedback. Wondering if it's ok to be gay in this area. My partner and I are semi-retired in our 50s and considering a relocation. We are conservative, which is unusual in our community, and wondering if we'd be accepted in a place like Johnson City or NE Tennessee.

Thank you Rich. If you are looking up crime in JC on various sites on the internet I noticed a few sites will say the crime rate is high. Several other sites say JC is a very safe city.
I have lived here all my life and one of the reasons I love it is because I feel safe. Of course, you have to be aware of your surroundings and take the usual safety precautions and some neighborhoods are safer than others. But, overall, I enjoy the fact that I don’t have to feel uneasy when I am out and about.

I've never seen a crime in Johnson City I moved here a year ago from the Seattle area.. also if you look at violent crime and check out murders there was one murder in the entire 2020 year.. so no, it is not a violent crime city at all
Everything is still out of my price range. I'll never be able to realize the dream of owning a home and with the startling rise in rent everywhere, I'm looking at being working homeless within the next 3 to 5 years. It's a very scary and depressing time to be living in. I'm 60 years old and not much to look forward to.
Colorado has many great programs that help with down payments to get people into homes. You should check into it.

I have lived in Springfield Tn. for 15 yrs. now as we moved hereb from Las Vegas Nv. I am now 60 yrs young and never had more then 2 speeding tickets that I didn't win in court. But this town is the MOST CORRUPT TOWN EVER. Sure don't want to die here.

We have worked with lots of people from Indiana, Illinois, Ohio and Michigan. I don’t believe I have personally worked with someone moving from Chicago. People seem to be moving here from all over the United States.
