    About 9yrs ago I started out renting furniture, but after awhile I realized I was just spinning my wheels.
    Then I got a small business loan and began buying sofas and accent chairs. There are a lot of places to start
    on a shoe string budget. Craigslist, Big Lots, Home Goods store, Ross, IKEA, Amazon, and Yard Sales
    will get you over the top. Don't be to proud to buy accessories at Thrift stores and Yard Sales, you can find all kinds of treasures there.

      Hey Carina! We started out renting from local furniture stores. There aren't any furniture rental places in our community so we had to get creative and negotiate with a local furniture store to rent pieces until we had enough capital to buy our own inventory.

    Hi! First of all, I am loving yalls channel and all the information! It is super helpful! My question is, how many staging jobs do y’all take on at once? I fear starting off I won’t have enough inventory for multiple jobs. How did y’all make sure you had enough inventory to cover all of your jobs once you stopped renting and used your own items?       Hey Heather! Thanks for watching. At the beginning we took one job at a time. We bought enough inventory to stage one house, use the excess profits from that staging job to finance the purchase of the furnishings for the next house. Over time, we accumulated enough furniture to stage 10 vacant houses at once.

    How many rooms in a house do you stage? So how many dining sets, beds, sofas should you own in the beginning?

    I am so happy I found you ladies and you are dealing with the issues that I am mostly concerned about.
    My question is how do you charge for all of this? What if you get two houses and all your furniture is at another house you staged? Which furniture stores offer rental?

      We are glad you found us too!! How much you charge varies greatly depending on a number of factors, including the location where you live, (stager in bigger cities charge more than smaller cities), the market trends and many other variables. When we would rent from a local furniture store, we would charge a small markup to offset our expenses. We can explain this entire formula to you in an upcoming webinar.     How many homes worth of furniture do you have now? How big is your storage facility?

      Hey Tiffany! We have 10 houses of inventory now and a fairly small storage facility (about 1200 sf) We try not to store our inventory in the storage unit and we avoid that with aggressive marketing and working our contacts when we need to move a set out of a sold house. So far, it has worked out favorably.

    Hi Ladies, I am loving your information being shared. I have my 1st gig coming up and I plan to rent furniture. My question is do you ever let the client know that you are renting? For e.g. if I rent from CORT their truck is gonna show up there to offload and set up. Also the agreement between the rental furniture co will be with me the stager right ? Not the home owner? That would get weird and the home owner might start negotiating with me on my services, i'd assume. Please shed some light here.

      Hi! Congrats on your upcoming gig. You don’t need to share any information about where you source your furniture. Just make sure that the contract between you and the client reflect the exact same terms as the contract between you and the furniture rental company. I.e. renewal dates, installation terms etc, then include a markup with your fees.

      Depending on how many houses of inventory you want, I would say you could buy your first full living room set for $2500-$5000. You can probably buy a dining room set, accessories, art, buffet for around $1000-$1500.

    Do you reuse your major furniture pieces? If so, how many times? Where/how do you resale them?

      Hi Alisha! Yes, we reuse all of our inventory, sometimes keeping pieces for several years! Once the items are paid for, your profit margins increase on future jobs you use those items for. :) If a piece wears out, then we toss it out, donate it, or sometimes resell locally (e.g. consignment, marketplace).       @@RevisionsMentor Thank you for the reply. I am just wondering if you worry about people noticing that things have been reused, or do you try to disguise that somehow? Particularly the larger, more noticeable pieces. I worry for my own portfolio or website that I don’t want to show the same furniture for different houses, but maybe I shouldn’t worry?!? Any thoughts?

      @@alishagladbach4130 We use a lot of slip covered pieces and clean them when necessary, to keep them looking new and we keep our toolkit with us, to do minor repairs if our inventory gets damaged. Over time, we change out our inventory to keep the photography fresh and interesting. In terms of resale, we disclose that the items are staging inventory and that the items hav been used in vacant homes.

    Hello you recommend staging one house at a time with your rentedragende or owned inventory. However what if that particular house takes forever to sell and on the market for months years etc. Does that mean your rented or owned furniture stays in that house and you can't move on to stage another because your inventory is stuck in the house that's not being sold? May u explain how to work out this situation please?

      Hi David! We have a storage space in our community. It’s about 1,000 sf and it’s a climate controlled space that’s sufficient to store our furnishings.

      For example, if it costs us $500 to rent the furniture from a rental company, we charge 625 to our clients.
